Provided the heritage appearance and gardens are maintained I have no objections to property being modified to support a medical centre and car park on site.

I do object and have serious concerns about the card park being accessed from Abbey Lane. There is an existing driveway from Buller Street that would better service as the access to the proposed carpark. Directing increased levels of traffic and parking attempts on and via Abbey Lane needs to be prevented. In case of an emergency, vehicles access is best serviced from Buller Street. Overflow parking is best obtained from Buller Street.

Abbey Lane is a narrow laneway. The lane servs as a quite residential accessway for housed with street frontage or rear access. There is with very limited parking available on 1 side of the street only. Increasing traffic flow would lead to greater congestion and access problems for residents. Currently residents are attempting to work with the child care centre on Buller Street to minimise and prevent Laneway obstructions due to parents dropping off an collecting their children from the commercial premises. Adding traffic to the Laneway will only make matters worse.

From the Laneway it is not possible to perform a U turn in the lane way without accessing a drive way located on private property. Many children live and regularly play on this laneway due to its quite nature. Providing a commercial access point on this laneway will l negatively impact the residents and community living aspect of this Laneway.

Obviously we should put a medical centre here, existing structure is clearly in a state of disrepair. Considering that, consider repealing it's heritage status if previous owners saw little value in allowing it to fall into such a state.

Parking and traffic concerns can easily be remedied with appropriate market rate street parking fares. I highly doubt a singular medical clinic would generate sufficient trips to disturb locals, and if it did parking rates should be adjusted to reflect the interest in parking, as well as a bus stop. If such a scenario would arise, the level of interest would suggest the area is under serviced with similar amenities.

Insufficient Parking for staff and clients and poor access to site due to narrowness of Abbey lane and the proliferation of small businesses and medical facilities in a residential area using up available parking.
