A number of members of the community and I are concerned about the height levels of the proposed building. Part of this building is set to be 14 stories high (c 42 metres) and positioned very close to the corner of Ebley Street. This will overshadow Clementson Park including the playground recently renovated by the Waverley Council. This is the only green space left close to Bondi Junction town centre and is an important source of recreation space and activity for children, seniors and many other members of the community. It is actively used by 2 council run long day care facilities adjacent to the park. This proposed height level will make an unreasonable impact on this green space, impacting the livelihoods of recents.

Development of housing, including affordable housing, is important for the future generations of Waverley Council residents. However, a reduced height should only be approved to ensure quality of life for the thousands of residents already living there.

Also, I am concerned about the reality of the outcome of "affordable housing" and whether references in such applications are simply a throw away for approval purposes. Is there any data to show that such developments in our area have in fact resulted in any increase in affordable housing once completed?

I strongly object to the proposed height of the building at 40 Ebley Street, Bondi Junction. It is far too tall for this location, immediately north of Clementson Park and on the edge of the commercial centre. Buildings in such a transitional area should step down in height to respect the nearby low-rise residential neighbourhoods.

Allowing a tower of this scale sets a dangerous precedent for the rest of Ebley Street. If approved, the next proposal will likely begin at the same height this one ends up at, then gain even more height by offering “affordable” housing for a limited 15-year period. This pattern will continue with each adjacent tower becoming progressively taller, dramatically changing the character of the area and undermining proper planning controls.

A Sanctuary Under Threat

Whilst affordable housing is a noble goal, the proposed development is simply too high and will overshadow Clementson Park and especially the children's playground, which is enjoyed by dozens of families every day. Many people enjoy Clementson Park during the day including elderly people taking in the sunshine, young mothers with their babies sitting on the grass, office workers eating their lunch and occasional community gatherings. All of this will be impacted by the huge shadows cast by the enormous height of the proposed building.
Clementson Park is the only green area near the heart of Bondi Junction and it should be preserved as a valuable green space in the heart of the Junction, rather than being shrouded in shadows.
Furthermore the height of the proposed development will set a precedent for other similar developments in the future. Whilst nobody objects to a building height of 42 meters or higher or higher on Oxford Street, this height is just too tall and not appropriate for this location.
I plea for the Council to take the community's interests to heart on this matter and reject the proposal and recommend a building of a lower height to avoid the negative consequences mentioned above.

The height of this development is located on a busy intersection and will contribute to congestion especially on Newland ST. It will overshadow the small and precious patch of open green space in Bondi Junction, as well as the community garden and daycare centres. As all high rises do, it will also close in this open space and increase the wind tunnel effect making it less pleasant for community congregation.

The excessive height of this development, positioned at an already congested intersection, will significantly worsen traffic conditions, particularly on Newland Street. It will cast large shadows over one of the few remaining green spaces in Bondi Junction, diminishing the usability of this vital public area, as well as impacting the nearby community garden and childcare centres. Like all high-rise structures, it will enclose this open space, amplifying the wind tunnel effect and making the area far less inviting for community use and social gatherings. This development is fundamentally out of scale with the character and needs of the local environment.
