This is with reference to Brisbane City Council Development Application:

o Lodged 28th August 2023
o Approved in 31st March 2025 prior to new residential land being registered in July 2025.
o Use of land for Service Station

o Use of Land for food and drink outlet; service station; shop

All of the above application were lodged or approved prior to July 2025 when the new residential houses were registered. Hence the application was considered when the land was “rural”, however with the registration of the land, the service station, McDonalds, and shops will be less than 100m from the houses.

• Service Station
o One of the requirements for the development plan of service station is that they are not within residential zones.
 However, as stated above, the land was previously rural (prior to July 2025). Now, it is next to residential areas.
o Currently, with the houses within 100m, the service station
 Is detrimental to the visual amenity of the locality,
 creates immense risk to public safety (fire, explosion, pollution, traffic),
 is not located at a sufficient distance from dwellings, and
 creates problems with vapour emissions and noise.
o Additionally, as the service station is located between a major road and residential housing, it increases traffic throughout the day and night within the residential housing, thereby reducing safety in the neighbourhood.
o Plan was approved prior to residential estates being zoned, hence did not take into consideration the impact on the neighbourhood.
• McDonalds
o The McDonalds was included in the plan of the service station recently, again without considering the impact of the neighbourhood as it was lodged prior to July 2025 when the residential houses were registered.
o Similarly, this creates problems with traffic and noise pollution.
o Furthermore, a McDonalds at this location is detrimental to the neighbourhood.
 There will be increased litter around the area.
 There will be increased problems with odor (compounded with the vapours from the service station). This is because of increased rubbish as well as cooking odours from the use of fryers.
 There will be increased crime around the locality due to the hoons gathering around the area. This will lead to more crimes of convenience around the region.
o Lastly, a McDonalds at this location is redundant. There are already 2 other McDonalds on the same road (Albany Creek Road) in close proximity at both Albany Creek as well as Aspley.

As the impact reports of the plans were prepared and the development plans lodged, considered, and approved were done prior to the residential houses being zoned in July 2025, they do not consider the negative impact on the emerging neighbourhood and should thus be reconsidered.
