Overcrowding - there are at least 10 multi-dwelling residences (including many multi-storey apartment blocks) within 50-100 metres of this property. The proposed development will cause overcrowding and this will significantly impact street parking, access, traffic and noise to surrounding properties.

Building height and size - the proposed building is too large for the lot and also too high - the neighbouring properties are lower on the eastern side so the building will be much higher from their perspective (it will be four storey's or higher from their perspective). The proposed building is also higher than any other surrounding building.

Privacy - the proposed five baclonies and upstairs bedrooms will look straight into neighbouring townhome backyard, bedrooms, living room and balconies on the eastern side. All privacy will be lost for all properties on the eastern side (young children and families play in the backyard of these neighbouring properties). It is interesting to note that the development application has not included this privacy issue and how this will affect the residences on the eastern side of the property. At night, there will also be excessive light from the proposed building and the cars as they drive into and park in their proposed garages. All garages for 8 Martha St are currently close to the road so do not impact the properties on the eastern side.

Overshadowing - Significant overshadowing from the proposed building will affect the townhome and unit block on the eastern side having a significant environmental impact on the gardens and buildings on the eastern side of the property.

Structural impact - the planned garden bed on the eastern side will impact the combined concrete retaining wall and timber fence on the boundary to the neighbouring property as it was not built for the purpose of retaining large shrubs / trees and does not have any drainage. The trees and shrubs will also contribute to overshadowing and have an environmental impact on the neighbouring townhome and unit block.

Water Run off - there is no allowance for water run off onto the lower neighbouring properties on the eastern side of the block.

Lack of consultation - there is not signage about the proposed development anywhere on the property and the owners of the neighbouring properties were not consulted about the impact this may have on their property.
