We have a floodway at the bottom of our block, which experiences flash flooding every time it rains heavily, which is to be expected somewhat, as it's in a recognised floodplain.

However, we already have an overflow issue, I think, for the existing bio retention ponds around the Bellevue Court Estate, which may contribute to water flows over two properties and then flow into the waterway running through the bottom of our property. The same said estate also has issues with septic systems being inappropriate for the size of the lots.

I have a concern that the proposed development may not necessarily cater for being so close to a known floodway.

At some stage, a proper stormwater system will need to be installed if development is to continue, rather than the proposed patchwork of flood mitigation in the proposed subdivision, which appears to be more of the same as the Bellevue Court Estate.

The lot sizes of this proposed development are just over 2,000m2. This does not meet the requirements of the Moreton Bay Regional Planning Scheme whereby Rural Residential lots are between 3,000m2 - 5,999m2

Unfortunately I am an immediate neighbour and I have some serious concerns about the way this has been done and will affect us and neighbours in the future. .
I have no problem with a development happening on this lot, but I do have a problem with the way it has progressed so far.
Since the owner/s bought this property, there have been regular earthworks and tree clearing on an intermittent basis. All trees, shrubs and undergrowth were bulldozed on the southern part, including areas protected by MLES and MSES.
They also destroyed the registered overland flow path, and as result, soil and clay is being washed onto our and the neighbour’s property during and after any heavy rain.
All this was done without Council's consent and the owner / applicant for the DA pleaded ignorance, when Council finally wrote them a warning letter:” Seize work “( after all the damage was done).
I alerted Council, when I first noticed large scale clearing of trees happening in September 2022; but the officer, who responded to my notice, told me not to worry: the owner was entitled to put in a "fire break".
They way I see it, it is just another example of a developer thinking: " It is a lot easier (and more profitable) to ask for forgiveness than to ask for permission."
Since the DA is code based, there will be no public consultation period. That is why I am making my thoughts about it public.
My opinion is, that the proposed lots are too small for operating with individual waste water treatment plants and I am concerned about contaminated rainwater flowing downhill, further contaminating our soil and the water flowing into Burpengary Creek.
The photos submitted to support the DA do not reflect the current status of clearing, as a lot more has been done since.

The developers promise to establish new trees for Koala habitat, but why did they destroy the existing ones in / near a Koala corridor?
