Objection to Planning Application No:MPS/2025/273

I am writing to formally object to the proposed development involving buildings and works associated with an as-of-right food and drink premises, construction and display of business identification signage, and reduction of car parking at 35-39 Sydney Rd, Coburg 3058
While I understand the development may fall within the zoning provisions for food and drink premises, I have serious concerns about the impact of the associated works and signage, as well as the proposed reduction in car parking.
1. Reduction of Car Parking
The proposed reduction in car parking is of particular concern. This area already experiences significant pressure on street parking, particularly during peak hours and weekends. A reduction in on-site parking is likely to exacerbate local traffic congestion, reduce parking availability for nearby residents and businesses, and contribute to road safety issues.
2. Amenity Impacts
The scale and design of the proposed works, including external alterations and signage, may detract from the visual amenity of the streetscape. If illuminated or oversized, the signage could cause light pollution or visual clutter, particularly if located in a heritage or residential interface area.
3. Noise and Operating Hours
Food and drink premises often involve late-night trade and increased noise from patrons, deliveries, or waste disposal. If the premises will operate during extended hours, there should be clear conditions imposed to mitigate potential disruption to the surrounding community.
4. Precedent for Overdevelopment
Approving a reduction in parking for this use could set a precedent for other developments in the area to request similar dispensations, gradually eroding the functionality of the local road and parking network.
5. Lack of Community Consultation
I am concerned that this development may proceed without adequate community consultation, particularly given its potential to significantly impact nearby residents and small businesses.
Conclusion
I respectfully request that Council refuse the proposal in its current form, or at the very least impose conditions that:
* Maintain adequate on-site parking in accordance with planning scheme requirements,
* Limit the size and illumination of signage,
* Restrict operating hours to minimize disturbance,
* Ensure the design respects the character of the area.
