I am concerned that the proposed development DA/189/2025 is too high (8 stories), and out of keeping with the height of the unit block on the other side of Coleman Ave, 2B Coleman Avenue, which is 4 stories high. The proposed 8 metre height of the mixed use building (DA/189/2025) is out of keeping with the other residential dwellings in Coleman Avenue Carlingford. As an owner of an apartment in Coleman Avenue I am concerned that an 8 storey mixed use building would be out of place with the lower-density residential dwellings in Coleman Ave Carlingford. I would support a lower density development, that is the same height as the mixed use building at 2B Coleman Ave Carlingford NSW 2118, that provides improved premises for existing retailors such as Taste of Tuscany, as well as residential units, however I oppose a mixed use building that is 8 storeys high. Anything higher than a 4 story development would affect the nature and culture of the other low-density residences down Coleman Avenue Carlingford NSW 2118.

What a great proposal. This proposal will provide affordable housing units. The site is extremely close to the Carlingford light rail station and many much taller apartments can already be seen from Coleman avenue. This area is already trending towards mid and higher density because of the closeness to frequently good public transportation. I hope to see more proposals increasing density submitted.

I am writing to express my strong concerns regarding the proposed 8-storey development in our neighbourhood. The building's height is significantly out of character with the surrounding area, where nearby structures range from only 2 to 4 storeys. From Coleman Avenue, there are no comparable buildings of such scale. Even where taller developments exist, they are typically located downhill and do not carry the same visual or environmental impact.

In contrast, the proposed development sits at the peak of Coleman Avenue, which would magnify its dominance—impacting views, obstructing natural sunlight for nearby homes, and disrupting the established streetscape.

It is also worth noting that higher-density, taller buildings have primarily been concentrated on the opposite side of the light rail. This side has remained a low-rise, lower-density area, in line with the community’s character and planning intent. The introduction of such a large-scale structure would be inconsistent with this well-established context.

Moreover, the development is proposed at a busy intersection that already suffers from congestion, particularly during weekends and weekday peak hours. The addition of 41 parking spaces is likely to exacerbate traffic and increase pressure on local roads that are already under strain.

For these reasons, I respectfully urge you to reconsider the proposal. As it currently stands, it does not reflect the values, scale, or character of the existing local neighbourhood.
