This planning application is basically outrageous. This is a quiet rural lane which will be heavily impacted by visitors to 8 cabins !! Visually it will have a horrible impact and also create problems for the natural flora and fauna . I cannot believe people want to destroy this natural beautiful area

I wish to lodge an objection to the planned development at 24 Solar Road, Cooroy Mountain, for the following reasons:
1. More traffic on dangerous corner at the blind intersection with Sunrise Road.
2. Solar Rd is a gravel Rd which is already in poor repair due to weather events, and cannot sustain the additional traffic
3. 8 cabins is high density and does not fit in with the country ambience.
This increases the number of dwellings on Solar Rd by over 50%.
4. Other landowners on the farmland directly opposite not allowed to subdivide < 50 acres!

Dear Planning Authority
I am writing to formally object to the planning application for 24 Solar Rd, Eumundi (Application Reference Number: MCU25/0070, on the following grounds:
1. Impact on Local Environment: The proposed development may have detrimental effects on the local ecosystem. The building of 8 cabins will increase the number of liveable dwellings in Solar Rd, by over 50%. The high density of these cabins, and their proximity to the gravel road will negatively impact the ambience to this beautiful part of the hinterland.
2. Increased Traffic and Safety Concerns: The development will definitely increase traffic in the area, leading to safety hazards for residents in both car and on foot. Solar Rd is a gravel road, which adds to the country look and feel of the area. It is used regularly by pedestrians, dog walkers and horse riders. The road is narrow, and has a number of blind corners. The access by builders and eventually guests in and out of this propery is very dangerous. The proposed entry is close to Sunrise Rd, located on a hill, with poor vision of traffic in either direction.
3. Incompatibility with Local Character: The design and scale of the proposed development do not align with the existing character of our neighborhood. The building of 8 cabins, will increase the number of liveable dwellings on Solar Rd, by over 50%. Many of these are will be located very close to Solar Rd, and clearly visible, to all the neighbours and visitors who must pass, to gain access to their own properties. The 8 cabins could have up to 16 rubbish bins out for collection, which would also negatively impact the gateway to our community.

4. Noise and Disturbance: The construction itself and subsequent activity from the proposed development will likely lead to increased noise levels, adversely affecting the quality of life for nearby residents.
5. Insufficient Infrastructure: The current infrastructure in the area (roads, drainage, public services) is inadequate to support the additional demand that this development would create. I am of the strong opinion that the gravel road should remain, as it is a major part of the character of the area
In light of these issues, I respectfully request that the planning authority reconsider the application for 24 Solar Rd. I urge you to prioritize the interests and well-being of the community in your decision-making process.

The proposed development threatens to significantly disrupt the delicate environmental balance of the area. The introduction of 8 additional cabins—effectively increasing the number of dwellings on Solar Road by more than 50%—represents an intense and concentrated land use that is highly incompatible with the surrounding natural environment. The construction process and ongoing human activity will place considerable stress on local flora and fauna, many of which rely on the undisturbed bushland and quiet nature of this part of the hinterland to thrive. The loss of habitat, increased noise, vehicle presence, and light pollution could have long-term detrimental effects on native wildlife populations.
2. Traffic and Road Safety Risks:
The anticipated surge in vehicle use—by builders, guests, service providers, and maintenance crews—presents a clear safety risk. Solar Road is a narrow, unsealed gravel route that is regularly used by walkers, horse riders, and families. With blind corners and limited visibility, it is ill-suited to accommodate increased traffic volume. Additionally, the proposed access point, situated near Sunrise Road on a rise with poor sightlines, presents a significant hazard for both incoming and outgoing vehicles.
3. Out of Step with Community Character:
The scale and visibility of the proposed development starkly contrast with the rural, low-density nature of Solar Road. Many of the planned cabins will sit close to the road and be highly visible to neighbors and passersby, detracting from the scenic and tranquil appeal of the area. The visual impact of up to 16 bins lining the roadside during collection periods further undermines the aesthetics and sense of place at the entrance to our community.
4. Noise and Ongoing Disturbance:
Both the construction phase and the daily use of the development post-completion are likely to introduce persistent noise, disrupting the quiet enjoyment of neighboring properties. This shift would fundamentally alter the peaceful atmosphere that residents currently value.
5. Insufficient Local Infrastructure:
The existing infrastructure—particularly the road surface, stormwater drainage, and public service capacity—is not equipped to handle the pressure of such a development. Maintaining the gravel road is not only practical but also crucial to preserving the rural character of the area. Upgrading infrastructure to accommodate this proposal would demand further environmental disturbance and public expenditure.

In light of the potential environmental degradation, threats to safety, aesthetic decline, and community disruption, I urge the planning authority to reject this application. This development is at odds with the values and needs of the local community, and its consequences—especially for native wildlife—could be profound and irreversible.

The purpose of this comment is to lodge a formal objection to the proposed development at 24 Solar Road Cooroy Mountain. The details of the objections are as follows:
1. Potential impact on the native eco system, flora and fauna. This street and area is the home to a diverse range of animals and this proposed development has the potential to adversely effect their environment.
2. Increased traffic on a small rural lane which is already in extremely poor condition due to weather events. In its current form it is unable to "cope" with the volume of traffic generated by the residents of the street.
4. There have already been accidents on the street hence any additional traffic is likely to increase the probability of this.
5. This proposed development consitutes a material difference to the ambience, flow and general dynamic of the street and its environment
6. The proposed development constitutes a material difference for the intended use of the property at 24 Solar Road. It is unlikely this property was ever intended to be a substitute for medium to high density accommodation in the region.
7. The proposal to include 8 additional cabins fundamentally changes the nature of the street. It has the potential to be transformed from a quite rural country lane to a defacto piece of suburbia. Clearly not an element of the decision making process for current residents of the street who have sought solace and peace and quiet on the street.
8. The proposed additional application for 8 cabins increases the number of properties and people on the street by approximately 50%.
9. The full extent of the intended use and purpose of the cabins has not been fully disclosed publicly hence this is another cause for concern.
10. We have traditionally had negative experiences when properties have been let through Airbnb, and other platforms, resulting in inappropriate behaviour and concerns about safety and security.
11. In essence installing an additional 8 cabins on the property is a quasi and de facto form of sub division as it increases the number of dwellings on the property significantly.
12. The location of the proposed development near a blind corner creates increased traffic and accident risk.

I wish to make additional objection to this development proposal based on road safety considerations.

The SISD traffic management access report by Hayes Engineering is incorrect and incomplete:

1. There is no allowance made for the blind corners on Sunrise Road, at the intersection with Solar Rd, from both directions.

To make this intersection safe for the expected increased volume of traffic it would require:
a. a new right turn lane on Sunrise Road east of the intersection.
b. a new left turn lane on Sunrise Road west of the intersection.
c. reduced speed limit on Sunrise Road approaching the intersection on both directions.
d. improved signage for the intersection from both directions.

2. There are multiple blind spots on Solar Road approaching the new proposed driveway from both directions. This is acknowledged in the access report, but the proposed solutions fall way short of providing safe access. To make this new driveway access safe would require:
a. road widening.
b. a new left turn lane approachimg the driveway entrance.

3. The expected increased volume of traffic would require a commensurate increased maintenance schedule for the gravel road by Sunshine Coast Council eg 2x volume of traffic would require 2x the current number of grading, pothole repairs and run off repairs each year ie from 2 to 4 each year!

4. There has been no consideration to address the safety of the daily dog walkers and horse riders in the proposal.

5. I would presume the Sunshine Coast Council would be held liable if there is an accident following approval of this development, given the safety warnings in this objection.

Concerns About the Proposed Development at 24 Solar Road
Further to my comments of 22 April 2025, I wish to submit further concerns in relation to the proposed development at 24 Solar Road (reference MCU25/0070).
1. Increase in Traffic and Blind Corners
There are a number of blind corners on Solar Road and the increase in traffic created by an additional 8 dwellings on the street exacerbates the level of risk and potential for accidents. The additional 8 dwellings constitutes a 50% increase in potential road use. There have been accidents on the road in the past, and fortunately, no one has been seriously injured to date.
2. Impact on Pedestrian and Cyclist Safety
There are a number of children who use Solar Road as pedestrians or cyclists to catch transport to their school. As stated in point one, any increase in traffic creates an accelerated and increased level of risk of accidents.
3. Access and Egress Concerns
The access and egress to Solar Road from Sunrise Road is also an area for concern. At this time, there is minimal visibility from both the East and West, and an increase in traffic seeking to access Solar Road will create a heightened level of potential accidents. This may be mitigated by the inclusion of dedicated turning lanes from both directions and potentially a merge traffic lane. This would require widening of Sunrise Road and implementing necessary infrastructure improvements along with reduced speed limits.
4. Poor Visibility and Blind Corners Near Access Point
The location currently proposed to access the proposed additional 8 dwellings is an area where there is poor visibility, blind corners near the access point, and it is relatively close to Sunrise Road. In its current form, there is a heightened level of risk and potential for accidents.
5. Impact on Pedestrians, Cyclists, and Horse Riders
A number of pedestrians, cyclists, and horse riders use Solar Road. Increased traffic on the road will negatively impact them and their well-being, mental health, and general physical condition.
6. Impact on the Local Community
In the absence of specific information on the intended use of the cabins, there is a level of concern about their use and impact on the local community. For example, an event was held at 24 Solar Road featuring a fireworks display, which created significant stress and concerns for animals on the street, particularly impacting the two horses on my property.
7. Road and Infrastructure Condition
The road and infrastructure on Solar Road is currently in “poor” condition. Increasing traffic on the road will only exacerbate this issue, necessitating ongoing and more frequent remedial and maintenance works from the Council.

Conclusion
These concerns highlight several issues associated with the proposed development. Based on these serious safety issues, if the Council elects to proceed, any subsequent accident, injury, or adverse impact on well-being would potentially be the liability of Council and individual council members.

To Whom It May Concern,
I am writing to formally object to the proposed development of an additional eight dwellings at 24 Solar Road, Eumundi. I wish to express a number of serious concerns regarding the impact this development would have on the local environment, safety, and character of our community.
Solar Road is one of the most picturesque and peaceful rural lanes in the region, valued for its natural beauty, privacy, and quiet charm. The introduction of eight additional dwellings—likely for short-term accommodation—poses a significant threat to the rural ambience that residents and locals have long cherished.
Tourism accommodation can also bring unintended consequences. For example, we previously experienced issues with an Airbnb property on the road, including rubbish being dumped due to inadequate bin facilities, loud music, and reckless driving from non-resident visitors. These disturbances not only impact the quality of life for existing residents, but also present real safety hazards.
The road itself has several blind corners and is not designed for higher volumes of traffic. An increase in unfamiliar drivers raises the risk of accidents. This is especially concerning given that the school bus stop is located at the entrance of Solar Road—additional traffic increases the danger for schoolchildren in the area.
Furthermore, the current infrastructure is not equipped to handle this extra traffic as doesn’t have a turning circle and bin collection days could cause congestion at the start of solar rd. The potential addition of up to 16 vehicles and 32 people from just this one development is disproportionate to the nature and scale of the road, which was originally designed for larger-acreage.
There is also the impact on our local horse-riding community. Recreational horse riding, which will become too dangerous with the increased traffic flow. Likewise, our area is home to a vibrant array of wildlife, and further development will fragment habitats and contribute to habitat loss.
This proposed development threatens to introduce a suburban feel into a clearly rural setting, which would undermine the unique identity of Solar Road. It’s not just about the physical structures—it’s about the change in usage, traffic patterns, and social atmosphere.
I urge the decision-makers to consider the long-term vision and safety of Solar Road ‘s quiet country lane before allowing such a development to proceed. The character, safety, and ecological value of this area must be preserved.
