I don't feel this is a suitable location, the round about and traffic on peachy road is already unbearable of an afternoon and throughout the week. A major overhaul of the surrounding roads would be required.

Please council you need to slow down on the approval of any DA such as this that will add to the already massively over burdened and totally chocked roads. I understand council can not control all the roads as some are state and some are federal…. But if the infrastructure is not there, it’s not there…. And council should be applying all pressure available to the other jurisdictions to focus on our area so we can then allow what ever new developments make sense. Anyone that travels these roads in this area will understand…. It’s not about bad traffic any more, it’s about totally blocked roads!

This is a quiet rural, residential area. This building would not align with the majority of the local community needs and would disrupt the quiet aspect of this area.
This area is not equipped in terms of roads and ability to take on the extra traffic that would be caused by any religious building and the parking needs required as outlined within the plan.
Local roads can not handle the existing local traffic, this will only further impact the already significant congestion, especially during peak times.
This is a quiet Residential area. The potential change to the lot to become an area of worship would have a negative impact on the noise levels of the existing area, which is rather quiet, as it is surrounded significantly by residential properties.
The proposed location is only going to add to an already highly congested area.

Has anyone seriously thought about the traffic? I live in Jacobs Ridge. I have already moved my registration with Chemist Warehouse Ormeau to one in Pimpama because the traffic will be hell with Aldi and now this AND the M1 is already a joke.

This is not the right location. It's a quiet residential area with terrible traffic congestion already. I'm not sure how this can even get approval to proceed. The location should be carefully reviewed and Ormeau resident feedback should be considered.

This has the potential to completely change the dynamic of this already over populated area. None of the local road infrastructure would handle a significant influx of traffic in and around the Vaughan St, Peachy Rd shopping precinct. I also have concern about the impact a Mosque would have on the general peace of the area bringing a significant change to the culture of the district. I am definitely opposed to such a proposal in Ormeau.
This would cause a literal car park on Vaughan Road itself as the road is already congested. Aldi is opening this year which is going to make the vicinity chaotic as it is. This quiet semi-rural area is not ideal for any place of worship of any denomination, it is too close to existing houses. It needs to be built in a trading estate where residents aren't bothered by continuous traffic and noise. I am not in agreement for this application.
This is not an appropriate development for this area. The roads are already heavily congested for much of the day. Congestion will only increase further when the new Aldi opens. A structure of this nature will add further to an already unmanageable traffic flow in the area. The nature of the application is not suitable to a residential area. I object to this DA and request a Council decline in full.
The proposed change to the lot could significantly disrupt the quiet residential nature of the area. The increase in traffic from worshippers attending services or other religious events would exacerbate existing congestion on local roads, which are already unable to handle the current traffic levels, particularly during peak times. Additionally, the surrounding infrastructure does not appear to be equipped to handle the demands of such a development. With the recent addition of Aldi next door, a small car park, and the already congested road conditions, particularly in the mornings and afternoons when Ormeau is difficult to navigate, the area is under significant strain. Past gatherings at the site have already shown how quickly the streets can become choked with traffic, further demonstrating that the current roadways cannot handle the additional load.
Given these factors, it would be prudent to reconsider the location, particularly in order to avoid further impacts on the traffic surrounding residential properties. A location away from residential homes would better suited. There is a huge Industrial area up Peachy Road that could be use.
It's truly concerning to consider the establishment of a religious centre in a residential area, especially when the traffic situation is already a nightmare. The idea of adding a high-traffic facility to a neighbourhood where the roads are already struggling to handle the current load seems unreasonable. During peak hours, the streets are already congested, and the addition of worshippers attending services will make the situation far worse.
The impact will be significant, with further delays, and a real strain on emergency response times, not to mention the ambulance station in Ormeau.
Given the existing traffic issues, this proposal is clearly problematic. Please find a location that can handle the increased traffic and provide the necessary space without negatively impacting the lives of nearby residents.

Not a good idea to have a "business" on a blind corner, opposite a junction, near brow of hill next to a school. Plus new Aldi opening 100m away which will put pressure on local roads: recipe for chaos. Plus any call to prayer allowed would seriously disrupt area & disturb the quiet enjoyment and those sleeping eg children, shift workers etc & be a public noise nuisance. Best to keep these things confined to, say, industrial estates where traffic is catered for & noise not a problem. Planners need to think as this is a quiet residential area & we do not need anything here that does not fit in. Thank you.

No we do not welcome this into our region and cannot support further pressure on our already congested roads.
This is not a good idea. This is a residential street, a street that is too narrow for the heards of cars parked up either side, all over other people's lawns or the road its self, like they already do, when they are already in operation. And they cannot say they are not we all see it and have to deal with it!
The premise is on a crest and a corner it is dangerous and dumb to think this could be a good place for a place of worship! Caretaker? Or they live in the house and also preach from it? (Sounds dodgey)

Peachey road is already terrible which makes our Vaughan bad because people use it as a bi road to get around traffic!
This maybe more suited to an industrial area where a caretaker can live aswell.

Or traffic control? When they walk out into the traffic without looking as they cross the road again its on a crest and a bend. Its has already been in use, we all see what its going to be like. Who where the 57 notified? We weren't.
This is an inappropriate location, next to child care facilities. Also will add to the already terrible traffic on these roads. No mosque should be located in residential areas!

The traffic is already awful, and an influx of more will be impossible to deal with. The M1 noise is also woeful..Is there to be more urban noise if there is a trumpet thing calling for prayer through the day.
New Christian churches are relegated to industrial areas. They dont make any noise. Old churches ring bells once a week. Why has this religion been given permission to build in a residential area?

Approving this will negatively impact residents' and property values.

I am writing to formally object to the proposed mosque development in Vaughan Drive, Ormeau due to significant concerns regarding its impact on the local community, infrastructure, and the lack of transparent consultation. Below, I outline the key reasons for my objection:
1. Exacerbation of traffic congestion in a built-up residential area
The proposed mosque is located in a densely populated residential area that already experiences significant traffic congestion, particularly during peak hours. The addition of a mosque, which is likely to attract regular visitors, will further strain the local road network. The absence of through roads connecting to major arterials exacerbates this issue, as there are limited routes for vehicles to disperse, resulting in bottlenecks and increased travel times for residents. This will negatively impact the quality of life for those living in the area and create unsafe conditions on already busy roads. Note that there is a QAS station that is situated on Peachey Rd and it is imperative that these services are not further inhibited by further encumbrance.
2. Proximity to a Childcare Centre
The proposed site is in close proximity to a childcare centre (in fact right next door), raising serious concerns about safety and noise. Increased traffic and pedestrian activity associated with the mosque, particularly during peak attendance times, could pose risks to young children arriving at or departing from the childcare centre. Furthermore, the potential for noise from gatherings or amplified calls to prayer may disrupt the calm environment necessary for the well-being of children in care. The developer has not adequately addressed these concerns or proposed sufficient mitigation measures.
3. Lack of through roads to major arterials
The site’s location lacks direct access to major arterial roads, meaning all traffic generated by the mosque will be funnelled through narrow residential streets. This will exacerbate existing traffic issues and create additional pressure on infrastructure not designed to handle such volumes. The absence of alternative routes increases the likelihood of gridlock, particularly during peak attendance times, such as Friday prayers, and poses a significant inconvenience to residents.
4. False media statements misrepresenting the site’s context
A media article by Andrew Potts in the Gold Coast Bulletin (December 31, 2024) https://www.goldcoastbulletin.com.au/news/council/new-mosque-proposed-for-ormeau-street-in-gold-coasts-far-north/news-story/ab02a4f1d4c4541e716084530d01b348 - falsely claimed that there are no neighbouring residential properties to the proposed mosque. This is demonstrably untrue, as the site is surrounded by residential homes. Such misinformation misleads the public and undermines the integrity of the planning process. The council must ensure that all representations about the development are accurate and reflective of the actual impact on the residential community.
5. Lack of genuine community consultation
The developer, through firms such as Bitzios Traffic Reports Consulting and Elevate Development Solutions, has failed to engage meaningfully with the local community. The consultation process has been inadequate, with little effort to address residents’ concerns or incorporate their feedback. Elevate Development Solutions, in particular, has made demonstrably false statements in their information request response, disregarding public welfare and eroding trust in the planning process. Transparent and inclusive consultation is essential for a project of this scale, yet the developer has prioritised superficial engagements with select local firms over genuine community dialogue.
6. Underestimation of mosque attendance and associated impacts
Elevate Development Solutions has claimed that “on all days except Friday, attendance will generally range between 10–20 people at any one time.” This assertion is highly questionable and likely underestimates the actual attendance, given the patterns observed at other mosques and makeshift Islamic places of worship in areas like Coomera. In Coomera, such venues have led to significant issues, including blocked driveways, illegal parking, and general nuisance to residents. The developer’s claim does not align with the reality of mosque operations, where attendance, particularly on Fridays and during religious festivals, can be significantly higher. The council must critically evaluate these claims and consider the precedent set by similar developments, which have disrupted residential amenities.
I strongly object to the proposed mosque at 9 Vaughan Drive, Ormeau, due to its potential to disrupt the residential amenity of this densely populated area, which already suffers from severe traffic congestion during peak hours. Elevate Development Solutions’ claim in their Information Request Response (MCU/2024/513, dated 26 June 2025) that “on all days except Friday, attendance will generally range between 10–20 people at any one time” is demonstrably unreliable. Experiences in Coomera, where makeshift mosques in residential houses routinely attract large crowds, block driveways, and create significant nuisances, suggest that attendance will far exceed these projections, especially during Friday prayers and festivals like Eid. Furthermore, discrepancies in Elevate’s submission undermine their credibility: the Traffic Impact Assessment (TIA) contradicts the planning report, stating only one prayer session per day versus five, and cites 10 parking spaces versus 12. The site’s proximity to a childcare centre and lack of through roads to major arterials, such as Peachey Road, will exacerbate safety risks and traffic gridlock, as no adequate mitigation is proposed for the Peachey Road/Young Drive roundabout, which the TIA fails to assess comprehensively.
If Elevate’s low attendance projections were accurate, the need for a new mosque is questionable, as there are already 15 mosques on Brisbane’s south side, including in nearby suburbs like Logan, Underwood, and Slacks Creek, easily accessible to the 10–20 daily attendees claimed. The developer’s lack of genuine community consultation, evidenced by their reliance on firms like Bitzios Traffic Reports Consulting while ignoring resident concerns, further erodes trust. Elevate’s Operational Management Plan lacks detail on managing noise from amplified calls to prayer or large events in the open space area, as noted in the council’s request for an amended acoustic report. Additionally, their initial proposal for a sewer connection through Bren Harris/Norfolk Butler Park, despite council rejection in March 2024, shows disregard for environmental impacts. Given these issues, the false media claim by Andrew Potts in the Gold Coast Bulletin that no residential properties neighbour the site, and the potential for significant disruption, I urge the council to reject this application to protect the community’s wellbeing.
I have lived near this proposed place of Worship for the last 28 years. Ormeau is a small community that has over time outgrown itself with no planning on infrastructure. It can take what use to be a 3 minute drive to get to the Ormeau overpass from our home up to 30 minutes in peak hour traffic. The main roads in and out are already well overburdened. On top of this the position of this proposal is extremely dangerous. To turn onto Vaughan Drive off Willie Crt which is adjacent to the proposed place of Worship has become lethal. This is Australia. We do not need Ormeau turning into a community for the Muslims. There are plenty more places this can be done without upsetting the current residents. In saying that, I am friends with the previous owners of this home and they were told this was the intention of the buyers when they bought the house. The block right next to it has just been flattened by bulldozers. All of the native trees and wildlife have gone. It seems to me that the Council have been bought off and this will go ahead no matter how many people protest it. Pretty typical in Australia now.

I am a close resident very opposed to a mosque being built in this street. Since the new owners of this address have moved in we have witnessed many 'events' at this property including prayer services in the 'garage' area with large groups of people and many cars lining all sides of Vaughan Drive and Wille Court for many hours of the day. Many neighbours have been blocked in their driveways or in the street not being able to exit due to the amount of people and cars parked due to attending 9 Vaughan Drive. There have been many car accident near misses due to the amount of cars parked on the street of this address and the corners of Vaughan Drive and Wille Court. Parked vehicles at this intersection have blocked the view of traffic in all directions making it a very dangerous intersection to navigate.
Will there be enough traffic infrastructure and parking to handle a mosque in this area? Although this has been addressed in the DA due to observations of past 'events' at this address, there will be a breach. Vaughan Drive of a morning and in the afternoon's between 2:30pm and 5:30pm are often already gridlocked due to school traffic and the slowness of traffic being able to merge on and off the highway. This highway traffic often will result in a backflow of traffic along Peachy Road and Vaughan Drive. Having a mosque at this address will increase traffic to this area especially when one of the main prayer times is during this peak hour period of traffic. Our local streets are not designed for high-volume traffic or overflowing parking and this will create safety risks, further congestion and inconvenience for residents.
Although the noise aspect has been addressed in the DA, on many occasions we have heard loud music sounding from this property, also undoubtedly resulting in another breach. Daily prayer times, particularly in the early morning before 6am and after 5pm will result in vehicle activity and this will be a significant change to our current peaceful environment.
Neighbours and nearby residents purchased homes in this area due to the quiet and relaxed nature and environment that the larger properties in Ormeau had to offer. Having a mosque built that will increase the noise and traffic if formally appointed as a mosque on top of the already increased traffic, people and cars parked and attending this residence. It will be a logistical disaster and the end of a peaceful, family friendly lifestyle residents originally loved and may alter the character of Ormeau.
The DA has included 5 prayer times daily with approx 80 in attendance. Although the DA mentions prayer service times are 15 minutes in length, the community needs to be mindful of:
1 - the times of these services are (it is noted that one part of the year prayer sessions are from 5:30pm to (9:30pm for the duration of one month)
2 - how long these cars will be parked in our streets for (because although they have 'allocated' car spaces, I'm sure this will be breached and cars will be parked on the street),
3 - With 80 people in attendance, is this 80 separate people in 80 separate vehicles or 80 worshippers car pooling? The council needs to be mindful that both are likely.
These are brief notes that I will extend on in further in my formal complaint to council submission.
Council, we please respectively ask for the planning authority to carefully listen to the community's concerns for Ormeau's wellbeing. Please carefully consider the suitability of location for a place of worship as this address is not suitable to cater for the large volume of traffic that a mosque would generate for frequent gatherings. A more appropriate location with established infrastructure and accessibility may better serve the needs of the congregation without compromising the 'residential/rural' nature of our Ormeau community.
A mosque should be built in areas with a significant Muslim population to serve their religious and community needs. Consideration should be given to factors like accessibility, proximity to public transportation, and the availability of suitable land. It's important to consider community sentiment and engage with the broader population to foster understanding and cooperation. This is NOT Ormeau. Ormeau can not facilitate this. Please reject this application for a mosque in Ormeau.
The idea that this would be a suitable location for a place of worship is an actual joke.
The geographical location in which this would be placed could not be more dangerous, not just for people attending worship but anyone that uses Vaughn drive. The bend and crest of this road are already a danger if there is one car parked on the road let alone an entire congregation of people.
This is also typically the road that emergency services use when Peachey road is suffering with its daily congestion from 6:30am-9:30am & 2:30-6:30pm.
If the council do go ahead with this proposition it would be such an insult to everyone else who lives in ormeau considering you can’t even chop a tree down without having council approval.
The concern and overall ‘NO’ that has been expressed by all of these comments should indicate without question that this is not the location this place of worship should be.
If this does go ahead, I would love the see council be accountable for any damages or injuries that occur. As this would be the perfect example of negligence if ever I have seen it.

Dear Gold Coast City Council,
I am writing as a concerned resident of Ormeau in strong opposition to the proposed mosque development on Vaughan Drive.
Ormeau is zoned as a rural residential area, and our community, including all home-based and our local businesses, adheres strictly to the planning rules and restrictions that come with this zoning and never a problem. The proposed mosque does not align with the intent of this zoning and poses serious concerns for our neighbourhood’s infrastructure and liveability.
The additional traffic this development would bring—particularly during peak times and religious gatherings—will place an unsustainable burden on Vaughan Drive and Peachy Road. These roads are already under significant pressure, especially during school hours and peak Yatala overflow traffic. The roundabout near the highway is a critical exit point for our community and is already failing under current demands.
With the new Aldi development already set to increase traffic on Vaughan Drive, allowing a high-traffic facility such as a mosque to be built in the same area will worsen congestion, increase road degradation, and pose serious safety concerns. ( they will also start taking the shopping centre parking which is not fare or right as we are very limited now.
This type of development is better suited to a non-residential, commercially zoned area where infrastructure and parking can accommodate it. A mosque of this nature is simply not appropriate for our rural, family-oriented Ormeau community. Please really read and listen to our concerns.
In addition, I would like to raise the ongoing issue of road conditions in our area—particularly on Peachy Road and the surrounding local streets. These roads are in a state of disrepair, with extensive potholes, sunken dips, and general surface damage that has been neglected for years. Many local residents have experienced vehicle damage and safety concerns as a result. The only action we seem to receive is temporary patch-ups with asphalt, which do not address the underlying structural issues. With increasing traffic volumes—especially with development of the proposed mosque—this situation will only worsen. We urge the Council to prioritise a full resurfacing and proper repair of these roads to ensure the safety and wellbeing of our community.
As the council is already aware, this proposal / application to build a place of worship in a residential area is just very very wrong.
This is not going to grow our suburb but quite the opposite and reduce the value of living in an area with such a place being built here.
People have to jump through hoops to even put a granny flat on their properties for their own children or parents to live due to the rising livings costs, and if they were to ask to put a business on their properties would be a nightmare plus cost thousands and thousands of dollars.
I understand they have the money to be paying what is required to council to have this approved. So if this is a money making decision, even more so a bad decision, and not in the public’s best interests.
Plus:- There is also going to be up to 7 seperate dwellings for NDIS on the block next door - which means there is going to have an impact to be even able for the carers to get to their clients to take care of them with added traffic / parking from this mosque.
To put a place of worship, a place of business which will only contribute to noise, more vehicles trying to enter and exist an already nightmare of a place for traffic, plus the high chance of this area no longer becoming quiet and peaceful, but becoming toxic with violence brought to this street.
The added congestion of this if approved will cause anywhere up to 50+ cars coming and going to attended services, and with also the new Aldi going in, plus all the other businesses at the end of this street basically right next door, it’s already been a nightmare with cars and trucks parking on the road the entire day due to lack of parking this is definitely a safety issue for all residence just simply trying to get home safely to their families.
Businesses are already losing customers due to parking issues and that’s prior to this being built.
I strongly urge you to place Pneumatic tubes down right now on Vaughan Drive, and get the traffic flow numbers at this time, along this road, plus also do some drives and take a look at the cars parking on the street now daily, and really take a look at this being a major issue in regard to residence safety. Then add another 20 to 50+ cars at EACH service, plus this will be daily due to the mosque being open for its people DAILY.
There are so many red flags that come with this proposal, the council and government have a responsibility to keep our residence moving, living, being able to travel safely and also to feel safe in their own neighbourhood .
This application needs to be rejected in this area, and looked at in more of an industrial area, or business area where it should be.
This is a residential area that already has to deal with the traffic and noise impacts from surrounding businesses. This is a house being converted into a public meeting place. This residential area and the street cannot deal with the extra traffic. The approval was given to put an aldi at the end of the street, which by its self will have a massive traffic impact. Surely this is not the case that GC council will now just approve everything with no regard given to the surrounding rate payers? This residential street is not the correct place for a buisness like this. If this gets approved maybe I should apply to run a crushing and screening buisness for the quarry in my residential street, it would almost have less of an impact then this application for a mosque.

No thank you. Our streets are not up to scratch for the amount of cars on the road. I have been past other mosques, and the amount of cars parked on the side of the road makes it dangerous. and with the size of the average car these days they are to wide to pass with cars parked on the side of the road especially on Vaughan Drive. Ormeau roads were never built to cope with the amount of traffic.
Our streets are congested enough and will worsen with all of these new housing developments going in and the Aldi store next to this proposed development. Places of worship do not belong in the middle of already overcrowded suburbs. There is a childcare centre next door to the proposed development as it is and many others within the suburb with little to no waitlists, we do not need another childcare centre (especially literally next door to one already in operation).
We are opposed to the proposed development of a mosque on 9 Vaughan Drive, Ormeau. Our concerns are as follows:
Traffic. Our roads are already very heavily congested to the point it takes us longer to get on the highway out of Ormeau than to go to the Gold coast at certain times of the day. There is also no available parking in the area as the former IGA (now ALDI) is already beyond maximum capacity and it's not even open yet.
Noise. Ormeau is a quiet family friendly area that has many elderly residents (many of which are the original residents of the area). Building a religious site in a residential area would impact these residents immensely.
Zoning. Again this is a residential area. I believe religious sites should be placed in industrial areas as there is adequate road infrastructure and parking available. There would also be less issues with noise.
