This development is NOT appropriate for this area of 'old Gisborne' which is established, primarily retired residental demogrpahic, and has virtually no room for growth. Why:
1. Noise from 116 children will adversely affect the quality of life of those living in the existing housing, including at least 5 houses situated 3 metres or less from the childcare play area and carpark.
2. The infrastructure is not adequate for the volume of increased traffic, putting pedestrians (especially school children) at risk when they have to walk either on the road or on the nature strip (there are no footpaths around the planned site).
3. An operation such as this is not in-keeping with the amenity of this area of town.
4. There are three other childcare centres either in progress or approved but not commenced (total of 353 places) in addition to the other 9 current centres, 6 of which have vacancies at present. Not to mention the one in the old Middy's building which was approved but obviously not needed given it is now being marketed as a medical centre!
Where is the needs analysis for this development! It does not belong here.

Further to my objection letter dated the 7/11/2024 I would like to add the following.
I have been observing the bus movements in the area of the proposed facility and the area will become gridlocked with the extra traffic parking on either side of the roads. The buses will not be able to pass through. I also see issues for emergency services.
I believe the only way this facility will work is to make it double story with car parking and drop off areas underneath. Similar to the Little Stars facility at 37 Gap Road Sunbury.
All walls abutting the existing dwellings should have no windows with adequate sound proofing.
