What has been planned for this site? I tried to negotiate the council planning website but it is so crammed with planning applications etc that it is impossible for a normal person to work out what has been decided, what is being amended and what is proposed.

I have some relevant questions that plague so many developments up and down the GC - developments we have seen approved by the GCCC over the last few years.

How many storeys high will this building be? Is the town plan being changed to suit a developer and his expectation of making a substantial profit rather than adhering to the wishes and expectations of the public?
Will it fit into the character of the historic, garden precinct in which it sits? Will existing trees and iconic vegetation be removed? If so, I object strongly.
Will the facade be painted/tiled/etc? Will the finished building be in-your-face or subtle? Will there be enough car parking for the number of residents? Will the density be in accordance with what neighbours expect or will as many tenants/owners as possible be crammed into the available space?
Will it be affordable accommodation or another luxury development?

PDA DEVELOPMENT PERMIT FOR SHORT-TERM
ACCOMMODATION AT 29-31 LATHER STREET, SOUTHPORT DESCRIBED AS LOTS 13 AND 14 ON RP28620
A 10 storey development, with hotel and short term accommodation.

This is a residential/garden precinct and not conducive to short term hotel type accommodation. This type of accommodation will ruin the 'urban village' atmosphere as per P 33 Southport Priority Development Area Development Scheme. The scheme describes this a a residential area, not short term accommodation.

The size of this building will seriously erode the amenity of the neighbouring residential properties, 'stealing' light, adding noise (holiday makers, schoolies on balconies), impinging on the privacy of adjoining properties, adding street congestion and parking issues - see Bauer Street where people are already parking right up to the corner of Queen Street seriously reducing visibility for drivers and pedestrians, and impeding maneuverability out of Bauer Street.

'Development within the PDA Garden Residential Neighbourhood precinct will:
• transition height and densities from low intensity areas adjacent to the PDA boundaries to the higher intensity CBD precinct
• provide setbacks from road frontages to create a landscaped streetscape
• be setback from side and rear boundaries to protect the amenity of adjoining residences
• ensure dwellings and private open space areas are designed to achieve an acceptable level of privacy for the occupants and neighbouring dwellings
• provide for landscaped and useable communal open space areas
• respect the built form and intensity of nearby developments and create an appropriate transition at precinct boundaries.'

This development does not appear to take any of this into consideration and will seriously affect the lifestyle of local residents
