The main grounds of my objection are related to traffic, noise pollution, danger to pedestrians, vegetation impacts, car parking, oversaturation of the land use, decreased property value, and that there is already a childcare planning permit 50 meters down the road at 1 Tasman Road Gisborne that apparently has been approved and didn't need to be advertised as it has already been approved on the adjacent site previously? Sounds dodgy? There are already 3 childcare centres operating within 500 meters of this proposed one, ( Twin oaks childcare, the learning sanctuary & Willowbank early learning centre) and another large childcare centre that is going in across from Gisborne sth primary school. This is one is not need and its on residential land, meant for houses at the entrance/gateway to Gisborne. Plus they want to put up signage as well. As per the permit. The council has already approved enough 2 storey property's in the willows estate to nearly destroyed the view of Mt Macedon this will finish it off.
Reason why this childcare planning permit should not be issued:
Traffic Impacts;
Danger to pedestrians;
Too many cars parking on the street;
Proposed parking not sufficient;
Construction related traffic; and
Proximity of other childcare centres and school and similar hours of operation could lead to greater traffic in an already congested area.
Oversaturation of Childcare Centres in the area;
Impact on council rates;
Removal of vegetation;
Amenity impact of a carpark in close proximity to neighbouring dwellings;
Decreased property values;
Damage to the road;
Noise pollution; and
Increased noise during hours of operation;
Increased vehicle noise
Overdevelopment
Inappropriate scale and location.

I believe a proper assessment of the proposal will show that the proposal fails to meet the requirements of the MRSC Planning Scheme, and that the application cannot be supported on various grounds and that a refusal should be issued.
