This seems to be a building that will benefit by a facelift. I like that the height 'protects the amenity of adjacent residences' and looks to be the same height as the existing 3 stories. It seems that greenery, boundaries and street tree development are a strong consideration - good for the residents and surrounding area. I agree that post covid 19 more buyers would like green and open spaces to enjoy in their home.
One think I think could be considered in the City Plan guidelines is bicycle parks. This design is losing 3 car parks but only gaining 3 bicycle parks. There is the Oceanway nearby and hopefully the tram will take bikes in the future. It seems for the space needed that it would be good to have more bike parks - mostly thinking forward for the residents of this building and, bigger picture, for the GC city plan guidelines.
