These high rises are not in the best interests of anyone.
The rate payers do not want them, as they overshadow the beach, there is not enough parking for these units provided and there is no parking on the street now.

This is a very clear act from the council to do what they want and not care what the rate payers want.

This is yet another development from ZONE PLANNING that is drastically outside the City Plan and must be REFUSED.
The infill of our coastline in Palm Beach with these inappropriate developments must STOP.
The Trams are a failure and can not be used to justify this CONCRETE CANYON being created by greedy developers and a reckless council.
The 50% height up lift is UNACCEPTABLE and should never have been included in the City Plan. The height limit must be 29 meters. Not a centimeter more.
The density is DOUBLE what is allowed under the City Plan.
The design is bulky and unattractive.

This is getting out of hand we have a height limit for a reason allowing increased heights and density will only create a disaster to the suburb with not enough parking, concrete canonns causing shadow's on residential properties and beaches, as will as wind tunnels we will end up being like Suffers Paradise. If people want to live or holiday in hi-rises that's ok but the Gold Coast needs some diversity for people that want to live and holiday in a more beachy feel area otherwise we will loose tourists who don't like the overcrowded areas.

I object. This is way to high and large. No green areas, does not fit in with the local area. To large for the block size. Drastically outside the city plan. Hardly any parking, should be no more than 8 levels in height at an absolute maximum and 2 car parks per apartment is needed. There is no street parking available as it is and this will negatively impact the area. Start sticking to the city plan. It’s just getting ridiculous. No one is against development, we are only against development which is outside the city plan. As this one is.

Is there really a Town Plan? The so called planned Coastal walkway cannot proceed by overwhelming Jefferson Lane. This proposal will add to overdevelopment and the already huge pressure on Jefferson Lane. Height, vehicles , density will all add to a degrading of conditions in Palm Beach. That is way to many apartments for the size if the land. It will be way too high and dwarf the rest of the charming neighbourhood. Jefferson lane is very narrow with minimal parking. There are not enough parks allotted for that many residents and their visitors. The city plan needs to be adhered to or Palm Beach will be a nightmare to live in. This will also make the lane a dark wind tunnel. Not acceptable

Jefferson Lane is already a wind tunnel. Try walking between the high rises on the corner of Palm Beach Ave and Jefferson Lane on any given day. These developments are approved disguised as a solution to solve the housing crisis. They are totally unaffordable for the locals. The only people occupying them are retirees coming from interstate . If the council or government are serious why don’t they encourage developers to build in affordable areas- not in prime realestate so the next generation can get a foot on the property market ladder or rent at an affordable price? Defies logic?

Building is too high, not enough parking, too little offset and too many apartments. Local roads can’t take the congestion. DA’s should be considered in conjunction with the already poorly designed and approved buildings in recent years in Palm Beach.

This development wants to be 12 levels!!! 43.5m high. That is way too intrusive and intensive living with insufficient parking space.The podium level is not neighbourly.
This makes it likely 200 or more people with an inadequate 84 car parking spaces.
The shadow assessment seems very optimistic. The buildings on the South side of this proposed development of 12 levels, will very likely have mould issues.

Nil assurance that digging out a 2 level basement will not negatively affect the buildings in the vicinity.

Council voted 3 years ago to limit buildings along Jefferson Lane 16m. Council advised that the City Plan Amendments to limit the building heights along Jefferson Lane to 16m, are currently with State Government without a time frame to return it to Council.

A moratorium needs to be placed on all DA's put forward for all proposals that sit along Jefferson Lane
Palm Beach has way too many DA's due to the Council dragging the City Plan Amendments too slowly.
Along with 1177 GCHwy, 1199 GCHwy and 3 Thirteenth Avenue plus the many others that are along Jefferson Lane. This type of development is unacceptable.
So much for the Sunshine State, these greedy developers will make Palm Beach mould city.

Strongly object to this proposal. 43.5m high with insufficient car parking or outside space provided for excessive large number of estimated residents for this proposed building.

Palm Beach ratepayers don't want this type of crowded living along with the negative impacts that following overcrowding.

How can this sort of development be allowed with 50% more height allowed than the town plan. 29 meters not 43.5!!!
Look at the shadow for the other residents and beach. The houses to the south will get no sun. How will they power their homes or heat the solar heating of their houses!!

Yet another outrageous attempt by a Victorian Developer to get around the City Plan height limit of 29 metres! The proposal will have a serious negative impact on not only the amenity of this part of Palm Beach, but will obviously impact the detached dwellings to the south - shadow, parking, noise, traffic congestion are but a few. The "supporting" documentation is replete with misleading conjecture and assumptions, but more to be said about that in due course. There are enough high rises already. We don't need another tower on Jefferson Lane.

I most certainly Object to this application to increase the height of the proposed appt. building in Palm Beach.
Not only will it reduce my homes daylight sun during the day immensely but as we are to the south it will reduce by a lot the sun coverage on our Solar Panels therefore cost us personally in our power rebates.
The other main reason is already we have a major problem with parking around 11th Ave and Jefferson Lane which has increased lately with the Council painting extra yellow lines on the Gold Coast Highway, stopping parking along the highway right where the proposed building is planning to be built.
The lack of parking in this area is already causing problems so if and when the light rail comes together with this larger than normal appt. building it is going to be BEDLAM.

This is insane!! As all of these developments are!! This is DOUBLE the height limit and density! I oppose strongly this development and goes against the planning laws! This is way over the approved recommended height limits. If approved this development will be detrimental to the area and those of us who live in Palm Beach. Not only will the building cast shadows over the surrounding properties decreasing access to solar power it will also cause and increased amount of traffic on the already congested Jefferson Lane. Parking is already hard to come by this will only compound this issue as more and more people are introduced to the area. Palm Beach is a tranquil suburban area and increasing the height is grossly unfair to the locals as it will increase noise pollution to the area.

We live 20m south, 2 blocks away of this proposed development which we recently spent over $300,000 on renovations, including solar system, new swimming pool, outdoor areas and more… We will loose sunlight on our home most of the day. We would of never spent the money if we new something like this would be approved?? When we did building renovations with extension & carports ect we had to keep within town planning requirements. Why not this building???

Not only will this bring gross amounts of traffic to an area that is far too built up already and take up valuable parking spots . It will ruin the general vibe of Palm beach in general. As I grew up in this area it has always been a tranquil part of the Gold Coast. The suburb has only grown due to this tranquillity. Why is it that an interstate developer can come and flash their cash around our suburb and exceed the town plan in any way they like? This is a disgrace and needs to be stopped. I strongly object to this application. If we continue to approve developments that do not comply with the City Plan there is no point having the plan in the first place.
The proposed development adds nothing to the local community , it only detracts from it.

It is too high which significantly detracts the amenity of surrounding properties.
The additional density will result in additional pressure on existing traffic loads and parking. There is virtually no available parking in Palm Beach as is. Jefferson Lane has large foot traffic with no footpaths. The additional traffic will pose a huge risk to families and children in particular.

Further to my earlier comment, the Acoustic specialist report recommends the following on the immediate southern boundary: "Recommended solid wall extension which achieves a top of wall R.L. height of 6.9m. Solid walls are to be free of gaps and
holes, including no gaps between the ground and the base of the wall". There is no indication of this on the set back reports, or what this height wall would do for shading purposes on the property immediately south of the wall. This is outrageous.

I’m soo over all this development in the area!!!! My family and I have been sick for months now with constant sinus infections due to all the dust and chemicals. Our house and pool is filthy due to the same reasons.

We’re having so much trouble getting our son into a local daycare centre that’s right for us because of the influx of people. How much harder is it going to be when he has to go to school?!?! We have found it so hard to get into a medical centre, because they’re all mostly booked out!!!

On top of that, the parking around Palm Beach now is next to nothing, the traffic most days is horrendous and with water supply, sewage and everything else we DO NOT have the infrastructure to be a functioning suburb!!!!

Q. Why does the City Council want to turn the narrow beach suburb of Palm Beach into another Surfers Paradise/ Broadbeach?
A. IT'S ALL ABOUT JUSTIFICATION OF THE LIGHT RAIL!!
The City Council, State Government and Federal Government have all committed funds to this unsightly, outdated, underused, and unwanted mode of transport that locals do not want. There are much better sustainable options.
As ratepayers and taxpayers we deserve to be heard and I for one vehemently object to this proposed overdevelopment as it grossly exceeds the City Plan guidelines.

Dear GCCC Planning Department

Did I read that right? Is this developer seriously proposing to build a 6.9m wall along the boundary of his neighbour's property at Palm Beach and think that's okay with the locals? I'm thinking "In the Ghetto"! As one of those locals, I would ask that everyone concerned with this proposed application at council take the requisite action to protect the amenity of Palm Beach, resolve that there are about 9 good reasons why it should be rejected... most of which are outlined in the community statements above, and get a red pen and put a big red "X" across the application please. Send the developer back to the drawing board.

This would be inappropriate in the area as it blatantly disregards the height restrictions, which would cause shadowing on the beach and surrounding area very early in the day. It also is poorly thought out for the location with the current planning. It needs excessive servicing for basic amenities. Will obstruct/choke the surrounding roads, especially on bin days (so weekly). Will have a severe lack of parking options, as if the tram goes in there will be no street parking and relies entirely on sufficient basement parking which would need to be more than 3 per household to accomodate visitors within the complex.
In summary it is poorly planned, inappropriate for the local area and will stick out like a sore thumb.
Approving this would set the precedent necessary to destroy what is left of palm beach

We have a City Plan however it is just words on paper to this council whenever a developer comes along with grandiose plans. Why?
Traffic congestion is already occurring, parking is limited and now metered in increasing numbers and soon the tramline will commence construction and reducing traffic flow even more. Where is the logic?
The Surfers Paradise valley of high rises is not something to be emulated unless you are in the business of cashing in while you can and screw future generations of a quality of life that we are losing.
