Dear Councillors,

This sort of development is the thin edge of the wedge when it comes to medium and high density take over of previously amenable communities. Sydney has virtually been lost to this sort of opportunistic profiteering in just a couple of decades.

Like how Thirroul has been united in fighting the excessive and wonton private plan to flatten the plaza and ruin their township, Woonona and Bulli will also need the council's determination to maintain their harmonious community and the beautiful natural setting we live in, which feeds our health and well being every day.

Allowing these developments erodes our rural community standards to gradually be shoved aside by city rudeness and contempt.

Once you let these greedy developers in, it's all over for everyone's standard of living. There is another one by Gray St where they are advertising a "Gated Community". Having seen the ghettos in Florida, U.S.A in the 1990s, this is a real insult. Where in Australia do you find a better community than Woonona/Bulli? Who in their right would suggest new residents ISOLATE themselves from it?

We don't want anything like that.

Thanks for your consideration here. Aside from climate change, overdevelopment by shoddy profiteers is probably the single biggest risk to the future of the Illawarra.

Some development will always be welcome, but you would have to look to places like Holland, Denmark and so on to see how it is best done. Letting Sydney ideas and practices encroach on Wollongong region would be poison for us.

Dear Councillors,

This density of residential units is completely unsuitable for the location. Parking and road safety on Nicholson Road has already been significantly impacted by the reduced car park space for the RSL, particularly when an event is being held by the RSL with more people parking on nearby streets, and during school pick-up and drop-off times, where there are now less safe spots for parents to drop off due to increased street parking caused by the car park being reduced. An additional 32 units will no doubt have additional impact on safe street parking. The development suggests some basement parking will be created for these 32 units; in recent rains, neighbouring properties have flooded at ground level.

In addition, the development will impact on escarpment views and block sunshine for the neighbouring properties on the eastern side of the development in the afternoons.

The development may also impact the gym and events at the RSL itself - will early morning (gym opens at 5 am) and late night noise and traffic movements be a problem for these new residents.

Whilst some new development is expected, 32 units is excessive for the space and not in keeping with surrounding properties or community.

Dear Councillors, this development is the very opposite of what we pay you for. Your charge is to maintain the quality , safety and accessibility of the Illawarra . The protection of our environment is paramount to all of what we put you in office for and a key concern of all in the Illawarra. It does not involve supporting an inappropriate scale of development that will directly reduce the quality of living for neighbours and the community of Woonona.

The proposed development is too dense for the area proposed and is without precedent in this suburb.

It fail the common-sense 'pub test' on a number of levels;

It will directly cause

- a dangerous disruption to community movement during construction (including Woonona High, Woonona Public and child care centre.
- significant traffic congestion in a residential street with an active school zone
-large truck already have great difficult manovering in the street. This poses a risk to foot traffic and the property of existing residents.

-significant hazard for foot traffic both pre-post construction ie school children and parents.

-noise pollution pre-post construction
-dust/air pollution during construction
- environmental disruption to existing habitats
- curbside congestion with parking.
- curbside congestion with waste bins - with between 64-96 bins put out for collection each week. This poses further foot traffic, car traffic and pollution issues
-a exacerbation of existing stormwater issues and increased risk if flooding for all other residents in Nicholson Road.

I request a thorough reconsideration of the scale or this development in light of the extensive impacts. My family are directly and immediately affected by this as we live directly opposite the site. I would have expected a higher level of engagement with residents both from the developer and yourselves considering the impact.

Unless these new buildings have at least 2 parking spaces for each unit and visitor parking, I think parking in Nicholson Road will be chaos. The road is narrow and already congested. Someone from council should have a look at school pick up time! Also, with half of the car park for the club closed, people are already parking in Nicholson and Liddle Streets when there is a function on.

NO. For many reason:

- This development will cause more problems then solutions. Everyday people have to drive around parked cars going down Nicholson RD. This is will cause traffic jams and potential accidents.

- School traffic on Nicholson road is already causing congestion and very limited parking space. This development would not help and again cause a safety issue for the public.

- This development will increase in the limited parking space available for the RSL and the parking spaces in the surrounding streets.

If this development is to happen they need to drastically decrease the number of units/town houses. Make sure there is adequate parking space for residents and their guests. And due to flooding on Nicholson RD there will need to be adequate drainage to prevent flood damage.

NO for many reasons:

This development will strongly impact my daughter and her families privacy as they are neighbouring residents let alone the rest of the surrounding community. There is already congestion in Nicholson Road and by adding a further 32 properties, which no doubt will come with insufficient parking, will cause further traffic congestion.

The school traffic is already causing congestion, which raises the question of safety of children during school zone times.

Also taking into consideration the recent flooding of Nicholson Road and the inadequate storm water culvert and drainage.

The issues far outweigh the necessity of adding more problems and safety concerns in Nicholson Road.

No No No!!!

This development directly affects my family whom resides on Nicholson Road. We are one of the neighbouring properties and after carefully reviewing all of the available DA paperwork, it is abundantly clear that we will lose all of our privacy when enjoying family time in our private open space (backyard). If this development is approved in the proposed state, then our backyard will no longer be classified as a "private open space" - instead it will be a open space for all 12 units balconies and windows to peer into our yard at any given time and watch my family enjoy their time outdoors. This is a complete invasion of privacy and the development needs to be rejected or at least completed redesigned. We should be able to feel free and comfortable whilst enjoying the private spaces of our own homes that we own without the thought or feeling that someone will be constantly watching us.

We currently have very limited sunshine which causes huge problems with mould and increases utility bills to keep the property warm in winter. From the overshadowing diagrams, we will lose even more of the limited sun we currently have and completely removes chances of installing solar power to reduce power bills.

The sheer scale of the development is vastly different to the current properties on Nicholson Road and in general Woonona and will look out of place in terms of character. The increase in traffic congestion will also become a significant issue for Nicholson Road as there is already a significant amount of traffic during school zone times (drop off and pick up) and with the reduction in parking facilities for the Woonona Bulli RSL. Nicholson Road is already at capacity for parking at most times everyday of the week. With two young children at the local primary school, as well as a day care centre and high school all within walking distance of the development, I fear for the road safety of all children at these facilities with the increase in cars this development will need to cater for.

Nicholson Road is also very prone to flooding and the concrete stormwater that runs next to the proposed development and alongside the properties of 17, 19 and 21 Nicholson Road, this development which will feed into this stormwater will greatly increase the chances of flooding. We have made many requests to council to come and clean the debris from this culvert after the multiple floods this year and this has not been actioned. This development will only add to this debris and cause more issues for the surrounding properties.

The size and location of properties within the development needs to be reconsidered to take into the account the impact on privacy of neighbouring properties, loss of sun and overshadowing on the lots within 19 Nicholson Road, flood implications and general street appeal.

It would be better for council to clean up all surrounding trees, gardens and provide a proper parking facilities for the RSL with the available space instead of removing the RSL bowling green where the Memorial currently stands and memorial services are held throughout the year.

I object to the development.

The size and amount of units you are planning to place there is too large for that area. It will cause further congestion on an already busy Nicholson road, which has very limited parking space. This scale of this development will cause a safety issue for the public.
This development will impact and create limited parking space available for the RSL.

As a local resident I strongly object these plans due to added congestion/traffic that this will cause on the area and Nicholson Road. The area has limited spaces for parking for school drop off and pick up and as such this will be a safety risk for the general public.

The size and scale of the development is a major concern for increased flooding due to stormwater runoff which in the past has be fatal.

I request that council review these plans and look at the wider community for their safety moving forward.

As a resident living in close proximity to the proposed development I am opposed due to the scope and size of the project. Main issues will be the increased traffic congestion, there are two school close by which already create heavy congestion at pick up time, parking availability in the street ( the RSL during an event creates virtually zero parking on Nicholson road. I’m also concerned about the character of the street changing with a development of this scale. A development should be allowed to happen but 32 units and the associated traffic and amenities to facilitate this is too much,

As a neighbour strongly oppose this development. While I understand the need for progress and development, I believe that this particular project poses several significant issues that must be carefully considered.

Reason 1: Environmental Impact
Destruction of old, beautiful native trees that serve as homes to numerous birds and other wildlife. These trees are not only an integral part of our natural heritage but also play a crucial role in maintaining local biodiversity. It would be devastating to lose such a precious asset that contributes to the unique character of Woonona.

Reason 2: Increased Flooding Risk
Having lived in the Woonona area for the past 2 years, I have already experienced the challenges posed by flooding, losing access to our property. Given the current global warming trends and more extreme weather events, there is a legitimate concern that additional development could exacerbate the flooding issues we face. It is crucial to prioritise the safety and well-being of residents by addressing this matter adequately.

Reason 3: Strain on Essential Services
The proposed development appears to be quite substantial in scale. However, Woonona already faces difficulties in accessing essential services such as doctors and childcare facilities.

Reason 4: Increased Traffic Hazards
Our streets during school times is already quite busy and can be dangerous for children. Introducing a new development without a comprehensive traffic management plan in place could worsen the situation. The safety of our residents, especially our children, should be a top priority when considering any development in our area.

Reason 5: Reduced Natural Light
Finally, the proposed development may lead to a significant reduction in natural light and view of the escarpment on our property and those of our neighbors. This could have detrimental effects on the well-being and enjoyment of our homes. It is essential to consider how the new development will impact the quality of life for existing residents.

While I believe in progress and development, it must be carried out in a way that respects our environment, addresses potential hazards, provides essential services, ensures safety, and maintains the quality of life for existing residents. I hope that we can find a more balanced and sustainable approach to development in Woonona.
