We are concerned about the traffic and parking impact on Elliott Street which is not covered in the Traffic Impact Assessment. Currently the site yield is 24 dwellings accessing Elliott St which is proposed to double however no consideration has been given to traffic, in particular, the non-signalised intersection with Bundall Rd. Given the current number of dwellings already using Elliott Street and this intersection, the left-only exit onto Bundall Rd is already queuing, particularly waiting for vehicles that are requiring to head south on Bundall Rd. This is significantly increased at peak hours as the Bundall Rd traffic queues across the intersection. Given this proposal doubles the yield of the site, the impact of this intersection should be measured and considered.

Regarding parking, whilst the proposal does provide visitor parking in line with Code, we would point out that street parking on Elliott St is already over capacity and any overflow from this site (which is inevitable) will further add to this issue.
