I object to the development.
1. Heritage Conservation Area.
The architectural plans show an existing 2 story site located in a heritage conservation area.
The development proposes a 4-story building.
The proposal exceeds the Height of Buildings Development Standard and the Building Height in Storeys Control.
These Standards and Controls exist to protect Heritage Conservation Areas.
If these Standards and Controls are not adhered to, the terraces within the Heritage Conservation Area are not being protected and their value will be lost forever.
2. Massing of development next to heritage listed terraces.
The massing of the development next to the heritage listed terraces is of concern.
The location of mechanical plant close to the boundary of 143 Cleveland st raises visual and noise concerns for the residential terraces.
Approval of this development requires existing standards and controls to be ignored and will reduce the historical and aesthetic character of the adjoining heritage listed terraces and the collective group of terraces in the area.
Our Heritage Conservation Areas must be protected from overdevelopment.
