I am an owner of an apartment at 2729-2733 Gold Coast Hwy, Broadbeach (Synergy Apartments).

I have noted a recent development application has been submitted for a 19-storey residential apartment building at 2739 Gold Coast Hwy, Broadbeach.

I am of the understanding that the Gold Coast City Council in the Broadbeach area are embracing the development of high-rise buildings and residential apartments but contrary to the Planning Assessment Report that has been submitted for 2739 Gold Coast Hwy, Broadbeach, I don’t believe the development is appropriate for the context of the site and the local area. To construct such a building as has been submitted will greatly impact the neighbouring residential and commercial amenity.

If you factor in;
• The proposed development at 2739 Gold Coast Hwy, Broadbeach
• The current development being built at 122-124 Surf Parade, which is 30-storey’s high
• The proposed 9-storey development at 8 Jubilee Avenue immediately adjacent to Synergy to the east
• The proposed 23 storey residential building at 38 Australia Avenue
• The current 40-storey Qube Broadbeach right next door to Synergy to the south
• The cumulative effects of the resulting local development patterns have an undesirable and negative impact on the design and amenity of the area and intended outcomes
• The physical proximity and size of these buildings are in effect “boxing in” all the residential and commercial buildings within Broadbeach and neighbouring suburbs
• The impact of all day winter/spring/autumn shadowing from the proposed new development and the previous listed buildings
• All of these influences impact heavily on the financial, physical and mental wellbeing of the neighbouring residents and businesses. Obliterating views, decreasing privacy, damaging adjoining properties, removing their sunshine as well as reducing the value of current rate paying properties with no consideration and abominable disregard

In relation to the proposed development at 2739 Gold Coast Hwy, I particularly take offence to the submission that the view analysis promotes “extensive high-level views between levels 10-20 are available with warming sunrises, the ocean and beachfront to the north/east; around to the hinterland and picturesque sunsets in the west” all the while taking those exact views and conditions away from the neighbouring amenities located to the south and east to which the developer claims to have no impact on.

I would think a building half the size proposed would be at the extreme upper limits when considering the neighbouring amenity.

For a site that is only 627m2 and 15.8m wide they are proposing that the 48 x 2 bedroom units within the 19-storey building be built without need to comply to setback regulations and then operate with the use of only 1 lift. From a safety and practicality perspective I find this extremely unsettling. Lifts are very high maintenance and unreliable at the best of times, they get tied up during peak periods as well as when residents are moving in or out. If this lift breaks down or is in need of servicing, are you expecting residents of all ages and demographics to trudge up and down the possible 19-storey stairwell plus 4 basement levels?

As a professional Firefighter with 27 years experience I wonder whether the local council have factored in the enormous increase in population to the current provisions of Emergency Services such as Ambulance, Police and Fire Brigades and their staffing numbers. Or the increased demand on the local health system and hospitals.

At what point does the Gold Coast City Council develop a conscience and start to consider the huge impact these developments are having on the current constituents and ratepayers of your council area? Developments disproportionately being approved and constructed without any real due diligence on their impact being considered, as appeals and objections simply go ignored without even a comment or fair justification.

I ask you to consider all of these factors when assessing the development at 2739 Gold Coast Hwy, Broadbeach and all current and future developments submitted.

I'm informed that this will only fall on deaf ears but I refuse to sit ideally and ignore the pure greed and contempt that is being shown by the Gold Coast City Council without making comment.

Another development site is the MEC fast food shop on the corner of GCH and Armrick Avenue . 15 St Kilda Avenue also has an approved application for a 9 levels unit block.
Vacant sites are often left unkempt , to date i am unable to get a reply from the council or the owners of the GCH site. 37 Armrick and the adjacent GCH site is also on the market, another possible high rise development.
