Please retain the large canopy tree and design the units around it. Also, during construction provide adequate protection to the root system together with an arborist monitoring it’s health. It is highly likely that retaining the tree with its extensive greenery and shade will significantly enhance not only good unit design but also it’s sale price, for houses this can be as high as $50,000+ and units (+ good design, and north facing) $20,000 - $30,000.
