    This development at 7 storey's is far too high and bulky for the site. It will over look and dominate the entire area. It will overlook and shadow the predominantly single storey houses and will fundamentally change the character of this end of Railway Parade. It will also bring much more traffic and unwanted congestion into the area. It appears that once tge developer got his way with the existing 4 storey development next door that he feels Council has given him license to overdevelop the entire end of Railway Parade. This is exactly what residents said would happen if Council approved the existing high rise building. This is a residential area where people and children live and we do not want it turned into Ryde. Council should either not approve this development or restrict it to 3 storey's plus shops. As with others in the area I am getting sick and tired of have my rights trampled on by greedy developers who ate for a quick buck and will never have to live with the consequences to their families of rampant over development.

    This is a typical example of how developers work. Once they get a foot in the door they bully and intimidate other residents to sell to them so they can continue to overdevelop an area. This must be stopped now by the Council and they must put an end to the destruction of our beautiful area. We don't want the same level of overdevelopment as is in Hurstville in McCreas Estate Penshurst. This side of tge railway line must be preserved for single storey houses only. The residents in the area were warned what would happen before the last state election if they didn't stand up to the developers coming into the area. But instead they chose to believe the local state member who told everyone that nothing would happen for decades. My how fast time flies. Maybe now the residents will start to stand up and be counted...

    Fed-up Resident, there are also people and children living in the new building. I agree that it doesn’t make any sense for the planned buildings to be taller than the existing one, which has 5 residential levels, but I find it ridiculous to suggest that these 3 medium-sized buildings will turn this side of the station into Ryde, a suburb which is full of apartment towers of 12+ levels. I would be more concerned with the plans for the main street (Morts Rd).

    On a side note, it would be great if the council did something to limit the speed in Ellen Subway, some cars and motorbikes like speeding as if this little street was a highway.

    I am appalled by this application. Where are the details around traffic, and wastewater management? At 7 storeys the increase in traffic will be significant. Parking is already so challenging around Mortdale station and shops. A development of this size would be more appropriate on the other side of the train line where there is more space. Privacy and shadowing concerns are significant given the height of the development.

    It's alway nice when a developer tries to justify themselves by inferring that they are doing the community a favour by providing homes for people. Of course it has absolutely nothing to do with taking advantage in order to make a big buck, at the expense of the people in that community. The fact that many more people are and will continue to come into the area (the majority of whom being tennants) in both the existing and proposed high rise developments in Railway Parade and Ellen Subway is exactly the problem. The infrastructure was never planned for this type of population or development density and bringing many more people in, even before the Mortdale redevelopment will not only put additional and unnecessary strain on the existing infrastructure but will also bring many more vehicles and vehicle movements both along Railway Parade and through Ellen Subway in to Mortdale which decreases safety for the local community and inteases noise and other issues. We are already seeing Railway Parade turning into racr track and Grove Avenue a rat run both morning and night. Typical of this type of development the developer will only provide the absolute minimum of off street parking, which means that on weekends and holiday periods when people visit the residents in the proposed high rise units they will need to park somewhere which will likely mean taking out the already the very limited street parking. This will have a huge impact the established residents and their ability to secure street parking for themselves, their family and friends when they come to visit. We do not need any more congestion in the area and this proposal does not seem in anyway to address this very concerning community issue. Not to mention that the proposed retail shops on the ground floor which would also bring much more traffic congestion and people into the area. Just look at the traffic problems in Morts Road, especially at lunch and dinner time 7 days a week. The fact that the same developer is also preparing ground for yet another high rise development that will also dominate the entire area and which the only access to the site will be via Ellen Subway explains why they would want the existing 50kph speed limit further reduced, which would be unenforceable. This is yet another safety concern for the entire community and our children. Ellen Subway also cannot take any more trafic than already exists. The development proposal for Railway Parade is too high and 38 additional units is too dense for both the site and this side of the railway line. It is also a proven fact that when the balance in an area swings from being predominantly owner occupier's to investors and tennants that people tend not have the same level of investment in the area and so it quickly starts to degrade due to the more transient nature of the residents. Just look at what has happened in Hurstville and other parts of Sydney. Any such development is also completely out character with the existing area which is predominantly single storey houses that share similar design characteristics and streetscape. What would be the adjoining high rise on the corner of Railway Parade and Ellen Subway is an eyesore that dominates the entire area from Penshurst Station to Ellen Subway and if that is anything to go by then this proposal, which will be higher, will be another bulky, dark and dominate structure that would be more at home in Ryde than in Penshurst. The height limit should be kept at two storey's with no retail shops as there are already several in Mortdale. Apart from residential homes the only other suitable development for the site might be two storey medium density villas and definitely not high rise high density units and retail shops. This side of the railway line is residential and Council and the existing residents must fight to keep it this way lest we loose the very thing that makes this an appealing place to live and raise our families. Remember that the developer does not live in the area and so couldn't care less about the impact that his developments will have on our lives, families and amenity. Which is why we need our Council to put a stop to this type of development before it begins. As seen in many other parts of Sydney we all know that the developer has bigger plans and intends to use these oversize developments to bully and push other existing home owners out along Railway Parade up to Mortdale School and on both sides of Ellen Subway and along Rosemont Avenue, just so he can continue making a buck at the expense of the local community and the amenity of our area. The Council must not allow this and any other similar proposals on the Penshurst side of the Railway line to proceed. This proposal is completely inappropriate for the site and the community now needs to say enough is enough and to start to stand up against this type of overdevelopment before it's too late.

    Draw the lens back people and look at the big picture and then ask yourself when is this Council and the Liberal State Government ever going to put an end to this madness. While this application is totally unacceptable in this area. It is only one of very many other overdevelopments in McCreas Estate. If isn't high rise, high density it's two storey housing developments o er shadowing and overlooking our backyards. It's also investors wanting to increase their rental incomes by take up backyards with oversize and 3 bedroom so called granny flats, none of which provide any off street parking for the number of tennants. All of this combined is placing far too much pressure on the available infrastructure and destroying the very thing that makes our area such an appealing area to live and bring up a family. Enough is enough, can't any of you just leave part of LGA alone because we the existing residents also have rights and should be able to say how we want our area to look, not greedy developers, property investors and those trying to make a quick dollar by either overdeveloping their properies or trying to our residential streets into commercial businesses. Everyone the residents in the area the Council and State government all need to put a stop to this madness before we loose what has taken many decades to preserve. We have rights too....

    The Save Mortdale Village community group has already achieved a deferral of the Mortdale Masterplan pending both a population forecast update and a detailed traffic study .
    The developments at the subway were approved with no community discussion or any study on the impact of increased traffic by the previous council which handed control over to the state Government to avoid scrutiny thereby going against what is right and proper in a democratic society . This decision should be rescinded retrospectively and the plans for any buildings that have yet to be built either scrapped or more appropriate buildings with a reduced height and larger than minimum size units built in their place.

    In respect to the proposed inappropriate developments on Railway Parade and at Ellen subway. Everything that can be done must be done now to stop the Railway Parade proposal and to limit it to two storey's with no retail shops. In respect to Mr Martin's comments. It's important to also note that the current batch of Councillors are largely the same people (with few exceptions) that sat on the previous council. It's also should be noted that both the Councillors (including our currently State member) that sat on Kogarah Council were the ones that rezoned our area back in 2006 at the request of the Baird government ahead of the forced amalgamation with Hurstville without any meaningful community consultation. Some of the current batch of Liberal and pro-development Councillors are also the ones that recently handed control over to the state Government to avoid any scrutiny. A number of whom have now left Council to pursue development opportunities within the LGA. The problem lies with the bullying tactics used by the State government ministers
    To force Councils to meet unrealistic development targets. This is ably and
    enthusiastically driven by government
    appointees to Council such as the pro-development General Manager and three person Approval panel who only exist to ensure the accelerated deliver of the Greater Sydney Commission and State government's development plan. This process is opaque and happens without any involvement or say from either the Councillors or community and is why our Liberal State member has done nothing meaningful to stop the Mortdale, Beverly Hills or Oatley West redevelopment plans. People in our community need to wake up to the fact that these guys will never fight against their own!! The only way for the community to ever get back any type of transparent, right and proper democratic process is for the people to become militant and stand up on mass
    to fight against overdevelopment in oir area and to start demanding that the Perrottet government dismantle the pro-developer forced council amalgamation and hand back planning contols to local government and our Community. Lets not forget that the Federal government plans to massively increase Australia's immigration intake to net 235,000 per year up from 90,000. This will lead to an increased population of an additional 13.1 million people taking our total population to over 40 million by 2060. All of whom will need somewhere to live and will want to own a car. There not making any additional land in Sydney folks which is even more reason why as a community that we must now force the Perrottet government to sack their appontees and to return planning powers to our Councillors and Community so we can have a say on how we want to Iive in our area as apposed to being dictated to by Developers and the State government. If we don't in a very few years we will all be forced to live in in the shadow of high rise high density housing right across Sydney and Regional NSW and to drive in permanent gridlock. This is a much bigger problem than might first be thought and unsurprisingly no one on n
    either side of politics wants to discuss any of this with the people. This is why stoping the proposed development in its current form on Railway Parade is so important to everyone in the local area.

    Enough is enough with the overdevelopment in Penshurst and Mortdale. This proposal is too high, too bulky and completely unsuitable for Railway Parade and anyone who thinks differently has rocks in their heads. Also where is our local mp Mark Core and what has he been doing to try and stop the overdevelopment of our area that he told us in 2019 woulf not happen for decades? Georges River Council has to stop this and any other similar high density proposals in their tracks or risk significant rate payer backlash. Enough is enough leave our area alone. Council needs to tell these get rich quick, opportunistic developers to bugger off and to look to the outskirts of Sydney to make their money and leave our homes and area alone...

    Totally agree with the comments re proposed development in Railway Pde and Ellen Subway Mortdale. Should be stopped and revised. Totally and utterly inappropriate for the area and again no community consultation- pure dictatorship by the State. No consideration for the local people, the history and age of buildings in the area that are being destroyed no respect to help maintain the character and culture. Totally shameful.
