This development must not be approved as it's height is above that specified in the development criteria for it's zone and the setback is substantially less that that specified as a minimum for the zone. This will cause substantial overlooking of adjacent and nearby properties.

It will also cause traffic problems and safety compromises on Aviator Lane especially during rubbish collection time and school pick-up and drop-off times from the nearby Rose Park Primary School.

It's bulk, proportions and overwhelming dominance of the Watson Ave/Victoria Tce intersection will dramatically impact the amenity of the surrounding neighbourhood.

I am at a loss to understand why council has approved this clearly non-compliant development.

The height, set back and context of this development is totally out of step with the development plan for this area and is outside council's own guidelines. It does not fit with the residential landscape of the surrounding streets and adds unnecessary impact to the residential community in terms of increased traffic, congestion and overlooking issues into nearby houses. Why it is still being considered is akin to being in contempt of local residents.
