WE OPPOSE THIS APPLICATION

The development is too big for the area.
It ignores the risk of damage to lower tenements on Dolphin Street.
There have been previous instances of work on Bream Street causing subsidence on Dolphin Street, between Brook and Hill.
This development present a very serious risk of a landslide type event.
And impact on lower retaining walls is not addressed.
Units on Dolphin street routinely experience vibrations from traffic, so the impact of heavy machinery and construction on the upper tenements is too risky.
Especially with proposed below street parking to be excavated.
Evidently this is not addressed in the application.
The developers, owners, builders, and all parties in this process are put on notice that should this development proceed, compensation for damages will be pursued.
No assessment of impact of loss of sun on the units at 79 –81. This impacts on garden and vegetable growth and enjoyment of property.
No assessment of impact on quiet and peaceful and private enjoyment of premises, including because of new balconies overlooking lower properties and because of the pool and communal area.
Lack of parking and traffic is bad enough as it is.
The development is not consistent with the area,it is not necessary to increase the number of people living in an already congested area.
Please do not approve this development.

We would like to submit our objection to the development proposed for 56 Bream Street Coogee NSW 2034 , REF: DA/161/2022 based on the following:

-The lot size of 290m2 does not comply with the LEP minimum requirement of 325m2 for R3 medium residential.
- The Developer has not adequately demonstrated any strategic merit in justifying the deviation forms the Randwick LEP and DCP.
- The development will cause unacceptable overshadowing of private residences and public areas.
-The deeps soil areas shown in the plans are highly questionable and concerns for structural damage of surrounding properties is of great concern.
-The proposed development is out of character with the existing area. As the scope of the development does not compliment the lot size.
- Cost estimate advised for the build is questionable considering the quality of the structural integrity this development must implement to ensure no damages are caused to all surrounding properties in Dolphin Street and Bream Street, not just during construction but upon completion and into the future. May I refer to the current problems with developments in Mascot, Wolli creek, Canterbury, Maroubra and Homebush to mention a few.

We kindly request Randwick council reject this proposal, and review our concerns.

Please reject this application. I have copied the objection from the 60 Bream St Statra committee as I agree with their grounds for objection.

I refer to the DA for the redevelopment of 56 Bream Street Coogee.

This is a completely inappropriate development for this block and this street.

The proposed redevelopment is too bulky and too high (it exceeds current height limits), will cause unacceptable overshadowing, will increase traffic at a difficult and problematic roundabout intersection, and will reduce the urban amenity in what is an already crowded and congested part of Coogee.

As a local resident too many developments are going through without proper thought for currents residents. There is already little space to park and we don't more tall buildings in our vicinity. We have a 12 metre limit for a good reason. Please respect it.
