The development of this site is inevitable, however, I find it hard to understand why this application to increase the height of the building is being considered when councils maximum building height code is 27 metres ( I think)
My objection is more towards what happens to the surrounding buildings when excavation (which could be below sea level) .
My concern is that we (Double Bay Apartments) could end up like "Mascot or Opal Towers in Sydney wherein below ground excavation might impact our buildings foundations..
I have no understanding of high rise buildings but I think the block is too small for what is proposed and it appears to be very close to the Gayundah Wreck site which could effect the shoreline cause erosion and land slippage.

I also oppose this development as being totally inappropriate for that site. The owner is within his rights to apply for a change of material use but at the end of the day a geotech will have to sign off on the proposed development and the planning assessment team at the council will have to answer one question, “is this the best outcome for this site?” If it can be demonstrated that it is an inappropriate outcome for that site then the council, and in particular the planning officer that approved it may be at risk of litigation procedures. If there are issues such as subsidence on this or neighbouring properties then the geotech that approved it may be in trouble as well as the council. I will be surprised if the council approves this application but if they do, things will get very interesting.

It seems that from the proposed plans that residents, exiting from the building and the adjoining driveway in vehicles, would have to exercise extreme care in crossing the pathway. The nose of a vehicle would have to be on the pathway before the presence of pathway users would be visible.

It should be noted by Council that this pathway is used extensively by pedestrians, runners, bikes, scooters and mobility devices. Bikes and scooters, both electric and non-electric, can and do travel at excessive speeds particularly downhill towards Woodcliffe Crescent.

If my observations with respect to vehicles exiting the residences and crossing the footpath "blindly" are correct - it is an accident waiting to happen.
