As a resident of Preston Place, I have concerns relating to this dual occupancy structure. In consideration that there are 8 bedrooms but 2 single car garages will significantly increase the on street parking in the neighborhood. Preston Place is already having to combat bad traffic and parking behavior as the south side of Comel Ave has no street parking on the significant potion of the residential side and cars parked across the footpath on the front other side. The increased density of on street park parking often means the “Give Way” sign gets overlooked by those traveling on Comel Ave resulting in many near misses for those driving but also our children riding their bicycles.
The concern of the neighbourhood is this will become significantly overwhelming and ultimately dangerous and deadly to our children.

I am writing as a local resident and home owner of Preston Place and have concerns relating to the application for 37 Preston Place, Cameron Park, in consideration to the Dual Occupancy and one into two lot torrens title subdivision.
I have reviewed the plans and documents provided and have put together the following summary of concerns:
The proposed development results in a substantial impact to the adequacy of parking and turning of vehicles in the street. I do not believe the garage size and driveways are designed to cater for the demands of the development. I doubt greatly that the dwelling residents will use stacked parking in front of the garage and that this will be within the property boundary located on the driveway. Each dwelling having 4 bedrooms but with only one single garage is not adequate. Each dwelling could have up to 4 vehicles or more per dwelling with each dwelling only being able to house 1 car each in the garage. With most households in our local community not using their garage to store their vehicle but as a storage shed, therefore these cars would be then parked on what is currently a street filled with families who all own their single dwelling homes and have great pride in the street and park their vehicles in their garages or on their driveways. I also note that the additional cars at the proposed dwellings will more than likely be parked on the street then cause difficulty for turning movement and other residents trying to get in and out of their driveways safely. I have huge concerns of the already unsafe traffic and parking behaviour of residents and their guests on Comel Avenue in Cameron Park off Preston Place. Prime example where two cars are unable to drive side by side due to a number of dual occupancy dwellings built in that street and each dwelling having a number of cars parked on the street out the front of these dwellings. When travelling passed, one needs to not only try and fit between the vehicles on both sides of the roads safely but their garbage bins left on the street due to additional waste services at the dwellings they then have nowhere to store their additional bins per dwelling as there is limited space on their block of land as these dwellings have been approved and now there are streets of vehicles. We are forever trying to navigate safely around vehicles, boats and caravans parked in these streets and not on their properties. On the south side of Comel Avenue there is a significant section of no parking on the resident’s side then we have residents and their guests parking across the road on the footpath. We then have to walk our families unsafely on the road to navigate around these vehicles. With the increased density of on street parking this often means drivers overlook the ‘Give Way’ sign at the cross section resulting in near misses with not only drivers but also pedestrians and cyclists.
The neighbourhood believe that the proposed development does not provide sufficient parking space to meet the residential requirements. In addition to this, there is already intense on-street parking pressure in surrounding streets, and we believe the proposed 1 garage and driveway per dwelling will damage both highway safety and residential amenity.
I would be grateful if the council would take our concerns into consideration when deciding this application.
As a family resident of Preston Place we wish to write in objection of the proposed DA of 37 Preston Place Cameron Park.
Do you remember the “good ol days,” where kids rode bikes in the street, had adventures through the gardens, played hide and seek, hopped from one backyard to another playing under sprinklers and jumping on trampolines; all the while parents gathered on driveways with a clear view to watch for any oncoming motorists; whilst having a laugh and feeling completely relaxed because they lived in such a safe and quiet neighbourhood. Well the families of Preston place are so lucky to still have those experiences today and we are extremely worried that the safety we have for our kids to be kids could change in an instant due to the concerns below.
As a family resident of Preston Place, we feel very strongly about safety; not only of our young family, but also the community. We feel the proposed DA which consists of a dual occupancy dwelling, with one designated parking space per unit would cause significant safety concerns for an already busy dead end street. The congestion of parked cars (trailers, caravans, boats etc) that would flow onto the curbs would most certainly create a huge safety risk to adults and children alike.
This concern does not only affect the residents of the street, but also the general public who use the Comel Avenue and Preston Place intersection. When approaching this intersection in my vehicle while on Preston Place, I have had to stop or slow right down on several occasions to avoid being hit, with motorists failing to give way as they drive along Comel Avenue. The failure to give way is highly evident as you head towards this intersection from the high side of Preston Place. If you consider increased cars parked along the street, this would cause further risk to motorists, given the view of oncoming traffic would be obscured by the cars parked on the curb. This also causes great concern for the many children who live in this wonderful family friendly street. An increase in car activity and lack of visibility due to inadequate car spaces has to potential to cause significant harm.
You only need to take a drive along Comel Avenue from Portland drive to see an exact example of a dangerous street, due to the approval of dual occupancy dwellings and lack of parking. To think this is now possible in our own street is extremely concerning for our young family.
Whilst affordable housing is an important community issue, the location of such a development needs to be appropriately reviewed. It is with this huge safety concern that we strongly object to this DA and kindly suggest for the well-being of the community that a single occupancy dwelling be the only option, with adequate parking.

Thank you for taking the time to listen to our concerns regarding the application for the duel occupancy at 37 Preston Place Cameron Park. As we live on the corner of Comel Avenue and Preston Place, we have significant concerns regarding the potential of a duel occupancy that may occupy the vacant land.
During our time in our residence, we have witnessed the traffic conditions significantly change. The start of this was the completion of Comel Avenue from the roundabout on Portland drive. The community now use Comel as a main thoroughfare to reach northern streets of Cameron Park estate (Wigeon, Tenyo, Clarkstone, and even to NorthLakes Drive for access to the Northern entrance of the Cameron Park estate). As a result, the traffic has now become quite heavy for the narrow streets existing. Normally, this would be adequate for two cars to safely pass through the suburb. However, as there are a significant number of duel occupancy dwellings already existing on Comel, this has resulted in occupants not having adequate parking spaces for the multiple vehicles owned by the residents in these dwellings. The residents may or may not use their single garage as a car space, resorting to on-street parking. With multiple duel occupancy houses in a row on southern end of Comel, there is limited legal parking opportunities allowed on both sides of Comel. Residents seem forced to park in illegal situation (on footpaths, on yellow lined spots, ignoring of ‘no stopping’ signs) it now becomes regularly unsafe for drivers, pedestrians and residents using Comel. Safe drivers in the area do slow down to allow for a single car to proceed through the narrow street between parked cars on both sides of Comel. However, not all drivers using the streets as thoroughfares are as courteous, resulting in many near misses. At the intersection of Comel and Preston, we witness daily potential collisions and significant harm to pedestrians due to the illegal on street parking that occurs due to the lack of parking in the narrow streets. Drivers either miss or ignore the marked traffic signs (Give-way) due to the illegal parking. We are concerned this will reflect similar circumstances for western end Preston Place. The street currently only includes single dwellings with double garages, with adequate driveway parking. Some Preston residents on the eastern end however, already use on street parking for extra occupants and for storage of leisure vehicles (boats, caravans). As this manageable as they have multiple places for off street parking, this won’t be the case for a duel occupancy as this may not actually give a resident an option to safely store vehicles without impacting the safety of others.
Next thing you know the council parking police will make a mint on cars parked on half road and footpath
