Petitions count for nothing. Submit an objection. They are pretty useless as well. The Land and Environment Court is the wedge the government relies upon to open up Low Density Residential Zones to massive commercial development. Once the first shambolic court decision is created the following 'around the corner' developments sail though with relative ease. The fallacy that local amenity and resident concerns are important criteria is a joke and well documented in L&E Court judgements. They are hollow words used to pad out Local Development Control Plans. There is no town planning in established residential areas. It's a developer's free for all.

This development is the equivalent of 25 more town houses in a narrow over developed residential street which already experiences major traffic problems each morning. Best of luck because authority is not on our side. I did a letterbox drop in Margaret Street some years ago concerning the proposed CCC at 32 Mary Street; I don't suppose Margaret Street objected back then. Good luck this time if you are a fellow objector.

Dear Sir / Madam,
I would like to formally object to the proposal for the development of a child care centre in Margaret Street Northmead on the grounds that such a development would be incredibly dangerous.
Margaret Street is a very narrow street which due to traffic changes to allow access to traffic lights, made over the last few years, now sees too much traffic. The development of town houses in the street also means the street is frequently lined with parked cars which prevent the passage of two way traffic.
To think that this is being considered as a suitable place for young children to be dropped off and picked up from a childcare centre gives me serious concern.
A brief period of distraction for a parent could easily result in the death of a child. I would encourage you to do your own investigation relating to the traffic flow and safety implications.

I would like to express objection to this proposed development and raise the following concerns:
1. There is already a child care centre approved within couple of hundred meters of this site (in Mary St).
2. There is existing school within couple of hundred meters of this site. The traffic is already heavy in this area at drop off/pick up times and will only get worse and more dangerous for children and other pedestrians when 2 child centres are completed.
3. The roads in this area are narrow and, because of previous development of town houses, there are always cars parked on both sides of the street and on other streets in this area. It is currently not possible for two-way traffic on many streets in this area and you already have to give way to oncoming traffic to pass in these narrow streets. Be assured, more cars will park in this area making traffic conditions worse. I notice there is a house sold on the opposite side of the proposed development in Margaret Street which will no doubt be development as well with more parking, traffic and pedestrian problems.
4. There is currently development within meters of the proposed development which is already under way and it is at times dangerous to travel this route which is required for residents in Windermere and nearby area to safely egress this side of Windsor Rd using traffic lights Anderson/Windsor Rd.
5. These lights at Anderson/Windsor Rd do not always work correctly and should be investigated. Anderson Rd is too narrow to have a left and right turn lanes at the Windsor Rd lights and traffic waiting to turn right to Windsor Rd does not always register when a car is turning left to Windsor Rd. With increased traffic, this will only cause more frustration and congestion in this area.

The street is already too crowded and bringing more traffic to the area would be poor form. A childcare centre is not a good fit for these streets and this area.

As previous residents have already mentioned there are significant safety concerns with this proposal. In particular traffic management, noise management and privacy concerns need to be investigated whilst assessing this application

Firstly GT states the major concerns clearly and well. I agree with all these points, and those of others too.
Secondly these childcare centre/s gaining planning permission are not for the local community but so that the developer/s can make money. Most attendees will come from other locations adding to the already awful traffic situation in these local residential streets especially Margaret Street and Mary Street. The traffic report in no way reflects the dangerous reality of traffic in these streets. Adding more cars, more parking, more pedestrians is extremely concerning.
These are residential streets, not commercial areas. Why is the council allowing such DAs through. This one must be refused.

I agree on traffic issues on Margaret St. The new childcare centre will bring 106 traffic + staff cars a day which will block the street and rarise safety concern. The street recently fall in status of not allowing two way traffic after new townhouse development. I believe the childcare centre will make the situarion worse.
