For any application for this land to be subdivided and dual dwellings to be approved I would like to better understand how this can be achieved given the legislation requires a minimum 900m2 under an R20 zoning and this land area is just 736 sqm.
"If you are in an R20 area which has an average area in the R-Codes of 450m2 and you intend to create 2 lots, this means you will require a total minimum area of 900m2. In the event that a WAPC assessment has approved a 5% reduction, this still requires the area to be a minimum 855sqm, which it is not.
The street scape of this heritage area of interest would be greatly impacted by this high density dwelling proposal and is one that I would ask to be seriously considered if this is deemed to be in the best interest of the surrounding homes, area and the local community. Respectfully, I strongly disagree that it would be.
