I find it disingenuous (actually, downright dishonest) that the traffic conditions report is based on SCATS data from 16th June 2021 -- right in the middle of the pandemic, when everybody was staying at home! How about you include pre-pandemic data from the same day in 2019, which I have no doubt will paint an entirely different picture! Or even look at the current SCATS data, being that traffic levels are now much closer to pre-pandemic levels.

I also have concerns regarding the fact that the proposal will force all traffic leaving the new development southbound onto Marsden Road. If those people actually need to travel northbound on Marsden Road (e.g to get onto Pennant Hills Road), it's a very long way around (e.g. Marsden Road -> Mobbs Lane -> Midson Road -> Terry Road -> Marsden Road), approximately 5km or 10-15 minutes depending on traffic. Naturally people will therefore do a U-turn where convenient, which either means doing a U-turn in Bankshill Crescent on the right, or Mobbs Lane on the left. Mobbs Lane is already a very busy street, and there is already a lot of traffic around Mulyan Ave and Raymond Road, due to the shops and massive redevelopment of turning every single house into a duplex. Forcing additional traffic (a lot of which will not be local traffic (i.e. visitors to the facility), and therefore unfamiliar with the local roads and conditions) to perform risky maneuvers in order to travel in their desired direction will, I fear, lead to additional accidents. A large number of people already illegally (and dangerously) turn right from the left hand lane in Mobbs Lane into Marsden Road. This will probably be exacerbated with additional traffic and less familiarity with the area.

This development is 100% inappropriate, these developers wanted town houses on this site originaly then changed it to an aged care proposal playing the sympathy card. This development is nothing more than developer greed, not the wellbeing of elderly people. Look at its location right on a dangerous section of Marsden rd + right next to St Pauls cemetary a local historic site. Parramatta Council & the state government should be ashamed of them selves for allowing the sale of this valuable open space to greedy developers. This land is more suited for parkland & for the enjoyment of the local community not the profits of environment (Tree) destroying developers.
