I am the immediate neighbour to this development. It will impact me directly in many ways. This is not a granny flat development but fruit picker accomadation. Already there is noise issues with this residence housing up to 10 pickers and their vehicles. An abandoned vehicle has been left on the verge for a year. Traffic has increased considerably on Ocean View Rd. 20 children plus live in surrounding houses this amount of traffic movement is dangerous and creates a health hazard for the residents.The visual impact is overwhelming for my property. Instead of looking out over the national park my view will be buildings down my entire side boundary. Totally ruining my outlook from my rear entertaining area also a building this close to the bush creates a bushfire hazard and blocks off my escape route through a rear gate should the building catch fire. In heavy rainfall the surrounding properties are subjected to flooding this development impedes the flow of surface water to the large storm water drain on 58 Ocean View Rd, which will create more problems. This is a totally unsuitable development in a suburban street which will impact all the residents by the amount of extra traffic. Children will be at risk from vehicle movement and pollution. THIS IS NOT A DWELLING FOR A GRANNY and should not be considered as such in the application.

This notification was delivered to my mail box on the 21st September. It was dated 30th August on the application. By the time I received it the submissions has closed. 22 days from posting to be delivered 40klms away !!! Then I immediately contacted council to express my displeasure at receiving this DA after submissions closed. On the 23rd September the application had dissapeared from councils DA tracker site. ?????

Like the comment above, this is not a granny flat, but an attempt to squeeze more pickers in to a quiet residential environment. The effects are obvious, not the least being the increase in traffic in an area where children often play. The traffic would also start early in the morning which is their usual departure time. I really don't need to comment on their driving ability, as few have obtained a driving license by way of NSW testing.
There then are all the other issues, such as the visual impact on the whole Ocean View Road, more cars parked, rubbish and other pollution from the overcrowded property and the increase in, and constant, noise.
Just can the idea; see it for what it is. It is certainly not just a "granny flat".

I am a resident of ocean view road and also agree that this development is not suitable. This house is already over crowded with picker accommodation from this house and this increase in rooms will only add more people and cars to the road.
Young children do play in this area.
A car has been abandoned on this street for nearly a year now,
The impact on the environment is detrimental to our area. Yes our houses do flood with high rain and this will only increase with over -development.
Where will extra people in this development park? It is not just a granny flat but an opportunity to try and squeeze more people onto this tiny block, so increased noise pollution along with additional waste.
Will it become a fire hazard because it is so close to the bush? Will residents park and block the fire access points?

I also reside in Ocean View Road and also believe that this property is very unsuitable for a granny flat. The existing dwelling already houses quite a number of pickers and the amount of vehicles already parking there is way too many, let alone if this development goes ahead. The roadway in that area, at present, only allows for 1 vehicle to drive on it as cars are parked on the curb and guttering side, and we have to pull over for any oncoming cars.
There are also quite a number of young children living close to the premises who like to play in the street, and in school hours you will find many of them walking that way to catch the bus to school. Any extra vehicles coming and going puts their lives at risk.
I feel that this development has been made by an owner who obviously doesn't live in the street and doesn't care about the residents of our street.
This is just a greedy, money making exercise to get as many people as they can into a dwelling.

I reside in Ocean View road and am opposed to this development, as well. The existing house where the proposed "granny flat" will be situated, already houses a number of pickers. I feel that this "granny flat" is an excuse to house even more pickers. All their cars take up the street parking out the front and further down the street, There are a number of young children that live opposite and further down. With so many cars parked, it is hard for a driver to see ahead clearly, especially in that section of the street. I worry that due to so many cars, that the kids will not see a car coming. Also the amount of garbage around red bin day is always excessive and even worse when there is a changeover of "pickers".

As a local living on this street we do not agree to this development.
The road becomes one way once you get cars parked in the front of homes. Adding more cars will impact the area, create more congestion and is more dangerous to the children living in the street.
The single garage will NOT fit all the tenants/backpackers cars. They will have to find parking on the street.

This is not supporting a local family at all or helping with the rental crisis going on in NSW.
It is building another back packers on the site.
It will increase rubbish and may pollute the bush behind it, the area behind it floods.
It has impacted us already with increased traffic. Vehicles are illegally driving down the council strip on the side of our house. Which is for council use only not the general public.

I am a concerned citizen residing in Ocean View Road Arrawarra Headland. I am submitting these series of comments because I am concerned about the potential impacts from additional dwelling such as proposed at number 56 Ocean View Road.
As I understand it there has been an application to construct a ‘granny flat’ at number 56 Ocean View Road. This application creates social, environmental and economic impacts to the surrounding neighbourhood. Although these impacts themselves can be considered minor they are adding to accumulated impacts that create shifting baseline decline in living ability of the area.
I outlined the below points for your consideration when you deliberate on the application.
The term granny flat infers a dwelling suitable for extended family and or close friends and family. I believe this application for a granny flat is in fact an application for a guest house for economic gain.
This brings with it environmental and social impacts. The impacts are the result of incremental use of the land from low-density dwellings to what is now becoming medium to high medium density as a result of in a number of external dwellings being constructed on residential blocks. These incremental impacts create pressure on waste management, water supply, parking, fire prevention and vehicular traffic. It is evident that incremental increase in population has created an overflow in waste management (insufficient bins and additional issues of removal of unserviceable vehicles). In response to the DA, does the council have strategies for mitigating the above impacts?
There is evidence that the property where the DA is concerned is adjacent to a natural watercourse. Historically this has created flooding events. Climate change is predicted to result in increased storm intensity and more prolonged droughts. Although it’s difficult to predict precisely how this scenario of increased storm intensity will impact Ocean View Road it can be assumed that any construction which is built close to the watercourse will not only impact the particular property but the neighbouring properties if not all of the adjoining properties. I can make these statements based on my 30 years experience in international development in climate change and coastal development (I’m now semi-retired but still active in climate change science).
I request the council consider, the impacts to road traffic, waste management, and watercourse when making their decision on granting permission to build an additional guest house dwelling. I also request that Council uses an evidence-based approach to their judgement.

I am writing to oppose the proposed development on 56 Ocean View rd Arrawarra Headland rd .This building will definately decrease the enjoyment of our property by robbing our view of the heath land bush on the northeast side of our house. Instead our view will be a rooftop of a house whatever material it is made of' .This end of Ocean View rd is already congested much of the time ,more cars will add to this congestion and an even more transient population will bring other issues into play. The street has many kids playing and lots of pedestrian traffic and an increase of cars and backpackers will be a negative for surrounding properties and inhabitants.
