That the proposed height, scale, massing and lack of setbacks will dominate the surrounds and not respond positively to the surrounding context.
That the southern boundary setback will dominate the laneway amenity and create excessive visual bulk and overshadowing impacts.
That the proposed works setbacks from site boundaries will involve unacceptable internal amenity and unacceptable solar access to the habitable rooms of the extension according to the current Building Code of Australia standards.
That the proposed works may lead to a reduction in the abilities to provide parking upon the site for occupants and visitors and subsequently create an unacceptable amenity impact upon surrounding area occupants and visitors regularly using public places within.
That the proposed work does not meet the requirements of the General Residential Zone - Schedule 2, noting the lot size, orientation of existing structures, street walls and proposed works scale, massing and setbacks contemplated.
That the proposed work does not respond to the heritage values of the locale Coppin Street, Richmond.
That the proposal represents an overdevelopment of the site.
The proposal does not contemplate meaningful landscaping of the site, especially that there is no contemplation of providing and maintaining any canopy trees of the indigenous ecological vegetation class, especially a canopy tree whose height would exceed 6.0 metres upon maturity.
In the event that the works are approved, these consent conditions are sought:
a reduction in the southern street wall height is sought so that it does not exceed 2.0 metres in order that it provides suitable articulation for the works to be constructed;
rainwater capture linked to the structures gutters and plumbed to at least 1 lavatory upon the site and the laundry;
that the structures not be used for any short-term letting exceeding any single 4 day period nor to exceed a cumulative total of short-term let days exceeding 60 days annually;
that there be only vegetation indigenous to the area planted in landscaping except when any vegetable garden is maintained by the occupants;
that there be at least one (1) indigenous canopy tree of the local ecological vegetation class planted to the satisfaction of the Responsible Authority, of a species notified to the community, minimum potted size 300mm and installed at height of 1.2m or more, and whose height usually exceeds 6.0 metres upon maturity.
