A four-storey building is an overdevelopment of this sight. A two-storey building is in keeping with the surrounding buildings.
It will block line of sight for motorists on an already dangerous and busy crossroad. The trafic going in and out of the proposed car park will also add to a complex traffic bottleneck especially at peak hour and at weekends.
Who would be foolish enough to open a retail shop that competes with Woolies & the market centre less than 100 metres up Marion Street. A 2 story town house development might be more acceptable.
There are already so many other vacant retail shops in the area, why on earth would anyone think that these new ones will be able to find tenants? Lets be honest, the development is a grab for apartments that will sell for a lot of money with everyone knowing full well the "shops" will be left empty along with all the other ones on that large block such as the old TAB, the Bike shop, the Nail shop etc.
Retail shops, apartments and underground parking on a corner of a very busy intersection 7 days a week. This will just increase the bottleneck in this area to a dangerous level. There are already many shops in that vicinity that are empty and have been for too long – building something like this away from the main shopping area will fail to attract tenants resulting in more empty shop fronts.
