This will look like a carbuncle in Palm Beach.
Council, why destroy the essence of Palm Beach and turn it into an overcrowded eyesore like so many other areas on the coast.
This imposing height does not compliment the beach or the neighbouring properties. The height of buildings next to 215 - 217 Jefferson Lane are 2 and 3 levels. This proposed building is way too high.
Council please be responsible, reasonable and sensible and stop this 9 levels height.
There may be 8 residential levels however the building adds a Ground level on top of the inadequate parking spaces in the 2 basement levels making 9 levels above ground.
There is NIL street parking available in this area. The allocation of 23 car parks and 2 visitor parks is completely insufficient for the likely number of proposed residents. This site has replaced 4 car parking spaces.
The shopping precinct in Palm Beach is not large and this proposed development is some way from it.
Make this development height a maximum of 3 or 4 levels and it will match the number of parking spaces allocated to it.
This building height must be reduced to have a chance to nestle in to the location like the shell it likens itself to.

I am definitely opposed to this development. 9 stories is way too high for this area. The parking situation on Jefferson Lane is already a nightmare and this will greatly increase traffic. I have a unit in seascape Apts across the road and this building will definitely impact our views and tranquility.

This Development looks attractive, unlike many many other already constructed developments in Palm Beach.
However it is still drastically outside the City Plan Guidelines....
The Light Rail Overlay is no excuse to IGNORE the City Plan.

Wow enormous plot for this site. Sure it has architecture merit and better than some concrete monstrosities developed already in Palm beach.
However, this is way too much density for this location.
Jefferson lane is a tiny overcrowded lane with NO parking and limited access for vehicles and garbage trucks.
This enormous tower has little green space and surrounding landscaping. It incorporates the front dune areas as it’s landscaping on the plans. This is public land. Not to be landscaped for private use.

What happened to the four storey limit on Palm beach.
BIG IS NOT BEST ….. less is more is what is good city plan development for this location.
Take Noosa and Byron bay as prime examples. They stuck to their height limits to create a beautiful environment for all to enjoy.
The GCCC has a duty of care to create a liveable, lovable city. Not an overdeveloped concrete jungle that no one wants to visit as seen more and more up in Surfers and Southport where the light rail has destroyed the local community.
Enough is enough.

My names is Michael James and the owner of lots 23 and 24 within Seascape apartments on the gold coast highway. (1187)

I wish to object to the zoning and or approval of the high rise apartment being in for approvals on the eastern side of Jefferson lane. I though there was a restriction on the height of building in this area. When and why has this changed.

215-217 jefferson lane is a major concern for a development this close to the beach line.
I had purchased the 2 unit in seascape because there was a building restriction in place, now a 9 storey building is being in for approvals. Why the council turnaround and deceit to the existing residents in this area.

This should not gain approval. The council has only just reduced in the city plan's building heights on the eastern side of Jefferson Avenue from 29m to 16m. Obviously this was done as it was determined that height was an issue.

However I am sure it will get approved as it will meet some subjective performance outcome. I don't know who determines this as it is obvious to me that many of the recently approved buildings which are too high, have virtually no set back, and densities twice the development code, are impacting negatively on the residents of Palm Beach and are not appropriate.

The process is corrupt and this would not be gaining approval anywhere else but the Gold Coast.

Yet another development drastically outside the City Plan.
9 levels is unacceptable and not within the “future intent of the area”... as Cr Caldwell stated when getting a REFUSAL for a development for his division that was actually WITHIN THE CITY PLAN.
Amendments 2&3 State the maximum height is 16m.
In today’s (26/6/21) Bulletin Mayor Tate stated “Almost two years ago, this Council actually reduced height limits along Jefferson Lane (by 50 percent lower).”
So, is Tom telling the truth ....? If so, THIS DEVELOPMENT MUST BE REJECTED AND ITS HEIGHT MUST BE CAPPED AT 16m.

City Plan Amendments 2&3 State the maximum height is 16m.
This proposed development is 29m and 9 levels. This is unacceptable in this location and not within the “future intent of the area”... as Cr Caldwell stated.
This proposed development is unlike the statements made by Council representatives.
This proposed development at 215-217 Jefferson Lane is not tolerable. It would cast an oppressive impact at this location that would likely reduce the value of properties nearby.

With the collapse of the building in Florida USA casting doubt on the stability of high buildings built over sand, Council must reject this proposal and all similar future proposals.

What happened with the GCCC’s commitment and amendment approval process you ask?
Is it an amendment that has been passed in Council? or a proposed amendment to pacify members of the general public into thinking it is 16m but the process remain incomplete to allow developers to propose building at the current 29m?

All buildings along Jefferson Lane need to be prevented from building that oppressive height of 29m. There are a few that are high along the beach front and that is enough!

Is it true that with if the light rail goes ahead there will be no parking allowed on the eastern side of the highway?
This proposed building is on a site is on the corner of 13th Avenue which is an access to the beach and almost zero parking now.

With the current GCCC under the current mayor, it is very unusual for developers' requests to build outside the so called "City Plan" to be denied. It is very disappointing that the local Councillor represents the GCCC in Palm Beach instead of representing the residents of Palm Beach in the GCCC. Unfortunately, this is becoming the norm in this GCCC rather than the exception. Why have a city plan when it is so often ignored?

The City Plan went to Version 8 in 2020 with the building height still at 29m.
The mention of reducing the height to 16m was just talk to pacify/swindle objectors to this enormous height right on the beach front.

Council ratepayers do not want buildings of this height on the beach front. So hurry up and get our City Plan Version 9 to have a height of no more than 16m as promised by Mayor Tate.

If you want to encourage the Mayor to act on his words then you are able to send him an email. The local Palm Beach Councillor Daphne MacDonald needs to also take an interest in this issue. Both of these representatives emails are easy to find on Council website.

This proposed development is 29m and 9 levels. This is unacceptable in this location and not within the “future intent of the area”... as Cr Caldwell stated.
This proposed development is unlike the statements made by Council representatives.
Another total inappropriate development for Palm Beach.
