So across the road of Wests Cardiff is now 60 low income units , 88 at Sturt st Cardiff, a boarding house in the road opposite and now a 22 room boarding house beside Wests Cardiff
Have we not learnt over the years not to saturate one area
We need to spread this out
There is no parking anywhere along Munibung road and this road is now extremely busy

The council has approved the development of two high density, high rise apartment sites housing low income earners within a short distance of one another in Cardiff. Both of these developments will only be completed in 2021 and as yet we have not seen what impact the increase in population has on Cardiff nor the effects of the changing demographics. In my respectful opinion, any submission of this type should not be approved until sufficient time has passed to allow the local community to realise what change, if any, has occurred and whether the community can intergrate
further demographic and population change.
Once again we see a home that is for care put in a area in Cardiff that is prone to flooding. LMCC itself highlighted these same areas in a recent flood plan study.
On top of this we have low income housing across the road from 12 Munibung and at least three other boarding homes that have sought approval in the Cardiff area over the last 24 months. Have we not learnt from concentrating these types of housing in one suburb? There is decades of evidence showing the detrimental effects to both occupants and existing and surrounding residents; think Windale eighties and nineties.
On top of this Munibung is fast becoming one of the busiest roads in LMCC. The traffic study uses outdated data on crashes; Munibung has been a thoroughfare for only 12 months, of over eight have seen limited traffic flows arising from the effects of COVID and 'working from home'.
The vehicle movements a day quoted in the report do not reference a year when that data was collected; what validity doe the entire report carry when a simple year is not included?
Photo 1 in the report is actually taken nearly 100 metres west of the proposed entry into 12 Munibung. The actual location of the property entrance onto Munibung Road provides very limited vision. Actually it worse than the vision from the old northbound intersection of Lachlan and Munibung which in actual fact LMCC reorganised to make safer. That relocation of Lachlan onto Munibung sees westbound entering traffic traveling right across the entrance/exit of 12 Munibung.
In reference to the crime report the boarding house will potentially locate parolees and those on probation right smack bang in the middle of a Motor Vehicle Hot spot area.
That is real smart.
Given the long held plan for medium density housing in Cardiff pursued by LMCC, and the opposition to such a extreme density by many residents, this development does not suit the future development prospects of Cardiff.
Nor does it provide balance given the already nearly completed low cost housing across the road.
I agree wholeheartedly with N. Madden and David Byrnes comments . In particular the lack of parking facilities, there is absolutely NO parking on Munibung Road anywhere near this proposed development and there will be difficulty accessing Munibung Road from such a development .
This Road is a thoroughfare to the Cardiff Industrial Estate, Bunnings and soon to be opened Costco .
The traffic will continue increase. I believe this should not be approved until there is evidence that the high rise developments, almost completed nearby have been in place for at least 12 months and their impact on the community can be documented.
Developer has sneakily skirted around the maximum 12 units per development allowable under current development standards. These standards were introduced to minimise impacts on neighbouring properties due to overshadowing, overlooking and car parking requirements. By having 2x11 room boarding houses, the developer has skirted around these restrictions.
Boarding houses are being built because they give better returns to investors but they do not consider the social effects, which I believe are detrimental. I have welcomed the building of the low income affordable housing in Cardiff. I do not welcome more boarding houses.
And on Munibung Road? At the very least, Council should be asking for an updated traffic study. Since the opening of Munibung Road through to Glendale, traffic flows have increased immensely.
Dear Councillors- we agree with every single word posted in all comments up until today’s date!!!!
We support low income affordable housing only….no boarding houses please. Cardiff could be a really vibrant, exciting hub - but not when its full of boarding houses for non- permanent dwellers who won’t have community empathy for an area they don’t plan to live in for very long!!!
This development would be extremely unfair on the residents already in this area, how is it possible to have a three storey boarding house overlooking residential backyards? There is no parking on Munibung Road and the nearby streets are already full of on-street parking. Traffic is also already congested in these area's. With the recently built 60 apartments on the other side of the road, there is already ample low income housing in this area.
