    To whom it may concern,

A neighbour brought to my recent attention that the development at 15 Rosewood Ave Broadbeach is requesting an extension to have 52 storeys on this residential development. The development already has 41 storeys approved. I'm an owner on the parallel side of the block. My address is 1/16 St Kilda Ave Broadbeach. Whilst the traffic has been proposed to not be influenced by this extension, I propose that parking in the streets will become detrimentally impacted. In the evenings, our street already experiences significant parking shortages with no parking available after 5pm. This is because our unit complex, like many others surrounding us, only supply one car space per unit and most households have two cars. I believe that with the proposal to add an additional 146 apartments to the development (with provisions for only one car space per unit), this will create significant problems for residents and local businesses in sourcing parking as the local streets were not created to support such large residential infrastructure increases. Please consider my request to deny the extension to 15 St Kilda Ave. Without street parking, it is my belief that local businesses will have reduced customer flow due to decreased appeal to visit businesses without parking facilities. Additionally, I believe that by creating a strain on residential parking surrounding the development, this will reduce the appeal of renters and property sales in the area. Considering these facts together, the extension may reduce the appeal of Broadbeach as a destination and local residential suburb. Thank you for listening to my concerns and for considering my request.

    Kind Regards,
    Kylie Loveday

    To Gold Coast planning authority
Following up to our Councillor Darren Taylor June 2 site visit with local residents.
Please note we are not anti development however this site is being built by stealth. Ist passed at 39 levels then 41 levels now this developer wants 52 levels on a block only 26mtr x 35mtr cnr block fence line 1235sqm minus set backs This is revised proposal is completely out character with surrounding streets 1,2&3 level dwellings. It not in the Broadbeach commercial area or beachfront. It will create huge long shadow lines over many streets and unit residencies already with minimal sunlight.
Site has 3 very large Norfolk Pines which I believe are council protected. This block is located on at bottom of hill Rosewood Ave & Gold Coast Hwy which will effect the natural local underground water used for spear pump watering etc. When last hi rise was constructed 3 blocks away took water over 1 year recover. Proposal being so high 52 levels with 4-5 levels underground car parking + foundation drilling a huge amount of water will need to be pumped out of below ground level. This site being next to GC Hwy and tram line, What happens when sink holes open up under them ???
Envisage 52 levels will take 3 years to complete, so Rosewood ave northern footpath and road will also be 1/2 blocked to traffic, same as in 2 streets away Second Ave Raptis 20 level unit construction. Existing local ratepayers required to put-up with construction and large truck noise etc 6 days a week also for 3 years. As site is at bottom of hill developer wants to add further 11 levels to sell with ocean views (2 bocks 500mtrs away) lol see nothing at night. Why ? GREED !!!
This Developer has no regard for local residents, look at site now with 5 foot high vegetation growing through wire construction fences onto footpath and wants to somehow be let loose to build a 52 storey tower ??? We ask council to reject this development proposal. We agree with current 41 levels only, also for to stop developers turning Broadbeach into another Surfers Paradise now before being to late. Regards.
