This will overshadow Ben Alexander Reserve and the houses on Berry street & Hodgson Terrace, reducing the amenity of the area. It will invade the privacy of our house, as the upper levels will have a clear line of sight into our kitchen and living area. Parking needs to be factored into the build, as there is no additional capacity on Berry or Church Street for any parking offsite nearby. Yet another eyesore high rise apartment block... If the vision for Richmond and the City of Yarra is ugly, then the approach to planning looks to be succeeding.

The proposal represents an exciting renewal development that will increase population diversity, provide opportunities for new hospitality activity, and promote active transport uptake.

Due to surrounding uses its anticipated that overshadowing impacts will be unremarkable.

I would support a recommendation of Approval for this application only with the following consent conditions added either by the Responsible Authority or in an Amendment if that is forthcoming from the Applicant, being:

That in the event that the building effective height is below 25.0 metres that the Applicant agree to the installation of a sprinkler system for fire suppression within the building and its carparking areas just as if was required for a building if the effective height exceeded 25.0 metre;

That accessible for commercial users of the building, basement staff and visitor bicycle storage together with an adjacent toilet and shower be installed.
