There’s little detail on what this application actually means but if it’s for another High-Rise dwelling that is going to impact traffic congestion on The Esplanade and cause more shadows on the beach then I am definitely in opposition to it. The Esplanade is a very small piece of land and cannot handle the number of people these developments are intending. Enough is enough.

I object to this building application. It is not in keeping with the town plan for the southern Gold Coast. Traffic already at maximum and this will add to locals traffic pain. Shade on the beach. Council blatantly disregarding what is in the communities best interest and the fact that locals don’t want all this over development.

Yes I object to this . Council should stick to the guidelines. And we do not want another hirise casting shadows on our beach, more cars parked on the road due to inadequate parking within the building

This tower will create even more parking and traffic problems. There is no need for another in Burleigh.
Burleigh is popular because of lack of hi rises, nobody wants to be surrounded by them.
The late afternoon beach shadows created by this tower is unacceptable.
This development is too high given the city plan and the development already in progress.
I strongly object to this development.

Sorry, but if you really want to be heard and have a voice about these developments you will need to object directly to Gold Coast Council and be specific about our concerns.
That is you cant just say i object to the height and parking of the proposal , you actually have to refer to the codes and identify what doesnt comply. This will have the most impact and voice with Council.
Say building Height for example. almost the entire strip along The Esplanade at Burleigh is currenlty zoned to be max 53m height limit. that is they can pretty much knock down any of those old flat buildings and build a 17 storey new apartment building and provided they meet the setbacks and carparking numbers it would be compliant with the planning codes-both Qld state and Gold Coast Council.

So if you want to object directly to Council, you need to do the following.
1.go to Council website: pdonline.goldcoast.qld.gov.au
2. click on development applications
3. address search - type in address
4. it will come up with current DA submissions - 96 The Esplanade. you need to obtain the development application number. in this case it is MCU/2021/170. you should reference this in your objection letter to Council.
5. click on this DA then click on attachments - you can view development reports and the building plans. it will also advise who the Council officer is. for this DA it is Sean Gallagher.
In the development application documents there will be a town planning report for material change of use. If you read this, it will generally have a schedule or table of the non compliances with the planning code and how they have addressed each of the items of non compliance. This is an easy why to check what doesnt comply and what they seek Council to waiver or consider approving.
Non Compliances
Generally the main issues of non compliance of all the new apartment buildings fall into the following categories
a} setbacks - most will try and reduce min setbacks so can get the largest footprint on the block.
b) height - they may try to obtain extra height and extra floor levels to maximise the potential yield of the site. That is get more apartments on the block.
c) carparking - the more carparking required , the deeper the excavation and more cost to the developer. so they may try to argue reduce number of carspaces
d) built form - the design could have too much glass facade or have poor architectural merit (that is look like a box). The more complex the design the more costly.
e) privacy and shading issues - could be the orientation of balconies -lose privacy to adjoining buildings or the shape and reduced setbacks could cause overshadowing to other adjoining buildings or other.

So then after considering the above, you should prepare a letter to Council referencing the project officer and importantly the DA number MCU-------- and list your speciifc objections to the proposed development.
There may also be a development action group for the local area so could also reach out to them for some guidance or assistance and support.

Just saying ,if you are really concerned about these developments you would need to do more than just provide comment in this forum.

I second all that Greg has said above. The Council and your local Councillors need to be contacted directly for your concerns to be counted as a submission.

According to the GCCC a properly made submission must:
* be in writing (includes electronic)
* be made to the assessment manager
* be signed by each person who made the submission, unless it is made electronically
* state the name and residential or business address of each person who made the submission
*states one postal or electronic address for service relating to the submission for all submission-makers
* state grounds, and the facts and circumstances relied on to support the grounds
* be made to the entity prescribed by the Planning Act 2016 during the fixed public notification period.

Remember to also include the development application number.
