It is hard to reconcile the 'Conclusion, Statement of Environmental Effects' with the visuals under 'Response - 3.16 Signs & Advertisements'.
The "Conclusion' states this proposal is a 'high quality design outcome' and that it 'positively contributes to the surrounding Heritage Conservation Area streetscape'.
The large proposed sign is 2.4 metres square, covers two ground floor windows of the terrace, it is brash, disruptive and inappropriate in a predominately residential conservation area.
It is also questionable to convert an existing dwelling into a retail nursery in the middle of a residential street. This terrace is a short distance from Oxford street which has many vacant shops where a nursery could make a positive contribution to an area that would certainly benefit from more activity.

Suitability of a nursery business in this zone (Area 5 Zoning 4.4.2 Bulky Goods Retailing)?

Where is the loading dock? The nursery sells pot plants some 2m in height, and in pots of approx. 20-30kg. In the absence of loading dock, stock is left outside the nursery prior to pick up.

Again, this is a nursery retailing many bulky and heavy items, without a loading dock. It is an unsafe way of doing business and a major inconvenience for residents.
