    I would like to express my objection to this application based on the affects it will have on the liveability of the surrounding residents.

    Windsor avenue is a quiet tree-lined culdersac featuring character homes and a family feel, this application does not add to the area in any way. In fact the application will stand in stark contrast to the character of the Avenue as a whole.

    I wish to question the need for more high density living in this location that has a genuine over supply of units including the total redevelopment of nearby Colton avenue ( the very last 3 houses in Colton sold to developers last month).

    I wish to question the parking allocation per residence in the new application as history says it will not be sufficient in an already busy parking area.

    I wish to question the treatment of the heritage poinciana street tree at 20 Windsor avenue as the driveway/crossover works will likely damage/kill the tree. This very old and beautiful tree arches over and frames the entry to our street and forms part of what makes this a special place to live.

    I wish to question the affect on the traffic intersection at Perry st and Lutwyche Rd. The influx of unit dwellings west of Lutwyche Rd has already seen the functionality and safety of the intersection fall as more and more traffic is trying to enter Lutwyche rd on the limited cycle time. This dwelling will no doubt add yet more traffic fighting for the limited ‘green light’ time.

    I wish to question the increased risk to pedestrians, especially school children due to the increased traffic during and after construction. (Wooloowin SS and Kedron SHS both walking distance, I have 2 children who walk this corner twice per day).

    I wish to question the effect of the building process itself on the liveability of the street. History says a project like this will bring noise, dust, parking issues, traffic issues as has already been endured with the more recent builds in the area.

    Windsor Avenue is a quiet cul-de-sac filled with character homes. Since development of Colton Ave and Perry Street, parking has become an issue for residents. Development of a further 16 apartments will only add to existing congestion. What allowances have been made for parking in this new development? The corner of Perry St & Windsor Ave are already no parking zones. Should it proceed, what compensation will be given to residents of Windsor Ave against the impacts of construction? Will existing residents be given parking permits? Given the saturation of units in Lutwyche, what benefit will another 16 units bring to the area.

    I note that the owner of the property is unable to proceed with the development in their own right, and with the application due to lapse, Herstorm Pty Ltd wish to acquire the land. We question their claim that it will be of benefit to council creating numerous jobs. During COVID building was barely impacted due to generous Government incentives. Any jobs created by this development would be few and short lived.

    What is the developer's plan for the heritage poinciana tree? The tree is very old and spans the entrance to the street adding character and charm. Any development will endanger this beautiful tree.

    36 Windsor Ave is an original Homestead under protection. If development is approved for 20 Windsor Avenue, it will only be a matter of time before the rest of the street is developed. What protection is offered to this owner and the value to their property? Who would want to be the only house in the street with units lining both sides? Property owners in this precinct have been living in fear of over-development ever since it was zoned to high density. This constant anxiety has some major consequences including the reticence to renovate and improve our properties, not to mention personal/psychological effects. One solution is to re-zone the street back to Residential A to prevent further removal/degradation of the character homes that make Brisbane such an attractive city.

    We strongly oppose this development application.

    We would like to voice our strong objection to this development.

    There is an oversupply of units in Lutwyche. Colton Avenue is flooded with them, and there is obviously nowhere near enough parking spaces available in those apartments because those residents all park on Windsor Avenue. I don't ever remember a time when i could freely park in front of my own house due to Colton Avenue residents using the street for parking. This means my children or visitors need to park on another street just to get to our home. What assurances will residents of Windsor Avenue get that this problem will not get worse with yet another development in close proximity?

    The beautiful, character homes on Windsor Avenue, and the families that reside in them, live in constant fear that yet another development will destroy the quiet charm and beauty of this cul-de-sac. Surely this street could be protected from further developments that already surround us.

    20 Windsor Avenue itself is a beautiful old Queenslander. How sad to see another one demolished. I have no doubt a family would happily restore the old girl to its former glory if given the chance.

    What will happen to the heritage Poinciana tree in front of 20 Windsor Avenue? This beautiful old tree must be protected as it welcomes residents home every day as it arches over the entrance to the street.

    I would like to make comment of the inadequate parking outlined in the design drawings.
    I understand the DA extension is only permissible if it stands up against current city and community plans.

    The 2018 Lutwyche corridor plan calls for increased parking per dwelling. The design drawings do not meet the requirements.

    The parking requirements were upgraded for a reason, Given this is the 3rd time extension on this DA, I believe it should be held against the current standards.
