    This proposal covers almost the entire area of the block with hard surfaces. The development will contribute to urban heat retention, while exacerbating flash flooding by increasing run off and preventing water penetrating the soil and recharging the aquifers.

    I object to the size of the proposed housing footprint as it does not allow for the planting of leafy shade trees we need in the landscape.

    I also object to the extensive concrete driveway and patio paving. I believe permeable hard paving surfaces should be mandated for all new builds.

    Medium density housing should allow for adequate green space. This proposal is not conducive to a pleasant urban environment in the long term.
