To Whom it May Concern,
Recently we received correspondence from Gold Coast City council stating that properties of this proposed size (37 storeys) should have a suitable footprint to enable sufficient space for the residence of that building. I believe this application does not fulfil that vision and goal of the council as it is a small plot - suitable to a 15 storey building but not 37 and there is a towering building beside it. The combined effect of these two towers would impact greatly on the views, quality of life and feeling of space for any residential building behind or near this proposed structure.
As per the "Building Heights study - Volume 1, part A; CREATING LIVEABLE PLACES - STRATEGIC OUTCOMES": » Varied building height and form throughout the city reinforces local identity, creates a sense of place and supports housing choice and affordability and the function and desired future appearance of each local area.
And "Building Heights study - Volume 1, part A; CENTRES - STRATEGIC OUTCOMES": » Varied building height and form throughout the network of centres reinforces urban legibility and centre identity, creates a sense of place and supports housing choice and affordability.
Also, the Gold coast Tall buildings strategy (Buildings from 13 to above 40 storeys - to which the proposed building belongs) states as part of its 10 principles:
3. Retaining Visual Gaps and Key Views
- retain significant landscape features and visual gaps
- respect and retain key views of the coast and hinterland
- taper skyline profile at end toward visual gaps
Principles 1, 2, 5 and 7 also strongly apply.
The building directly next door is a similar height to the proposed 37 storeys and the vast majority of the footprint on this land is building with very little space on any side. I believe that to have 2 buildings side-by-side in this vein would contravene this strategic plan for Gold Coast City Council and be in conflict with Gold Coast City Council Strategic plan, as cited above.
