I believe in progress, but for the life of me, why on earth do we need this development, with three petrol stations within five mins, at least 4 medical centers, two pubs, one at Warner, one at Petrie.

There are take aways galore at Warner. Now i have just found out a Coles going in maybe, on Young's Crossing Road.

My other concern, extending Riva Road, to enter into the new shopping center, is going to increase traffic flow, into the residential estate.

The traffic down Young's crossing road in peak hours is a car park, is single lane for most part, so this extra traffic is going to be even heavier.

Also down Young's crossing road, there are several signs, warning of us about Koalas, where are they going to go in the future.

so I am against this project in its entirety, Joyner is a semi rural suburb, thats why we picked to live here.

Where is the updated koala impact assessment? This thing seems to change all the time with no adjusted assessments.

A service station backing onto a residential area is absolutely not good enough. I'm all for 'if it was there before, then too bad', but this is taking a rural outlook teaming with wildlife to a built up, noisy, smelly eyesore that will impact property values and peoples quality of life.

The noise impact assessment is nonsense. The current traffic noise from youngs crossing is only evident at peak periods or with the occasional hoon being silly. The impact of creating a new thoroughfare on Riva drive will bring significant traffic and noise to that area on roads that cannot cope with it. The roads are not wide enough for current residents let alone increased traffic.

Also the exit from the service station will produce significant increased vehicle noise where cars accelerate onto the road and/or start up cars.

Where are the trucks doing deliveries going to go? Will they be using the road at the back of residences? What about the smell of fuel or grease from the fast food outlet?

What hotel/tavern will it be, will we have constant battles with noise because of DOSA and drunk people wandering home?

I just think there are so many things that are in complete disregard for the people who live in Riva or the golf course estate. People buy in these areas for the quiet neighbourhood and do not want to live next door to shops or petrol stations.

Then there is destruction of habitat. I have read through the koala report and it states that there is limited impact to koala's, but this only seems to be relevant to trees that would need to be felled to create this place. What about blocking more of their corridor? Sure there is more corridor down near the river at the moment, but what do they do when the crossing upgrade starts? This then cuts a big line through the 'corridor' effectively forcing them to cross the road to get to the new trees planted to supplement other developments.

Where will the wildlife currently living in the bank of pines and palms go? There is a significant population of snakes and other reptiles that love the area behind Riva (residents can attest!), Where are they going to go?

Money is the root of evil and this council is grabbing at it. We don't need another servo or pub, especially not if the Coles is still going ahead. So sick of being forced out of areas because the council allows farmland or acreage to be turned into high or medium density properties without the infrastructure to support it.
