This area used to be open space with children's park. The street has houses and any triple storey apartments will destroy the natural look and feel of the surrounding area and cause heavy traffic . People already park cars on not so wide road and you have to stop behind parked cars to give way to oncoming traffic. This new high density dwelling will cause traffic problems in the area.

I would like to bring to your attention a proposed/advertised 24 three story and 14 double story building total 38 dwelling in 10 lots directly beside my property in Craigieburn developer (ASTON) former land sale office land.

I would like to place my objection and concern to this matter as follows.

1. All these areas were ex-display houses which we all paid dear price and developer (ASTON) advised us at the time of purchase as shown in the title plan that there are 12 separate blocks which normal houses will be built on (NOT 50 dwelling 38 plus 12 on merit way) this is devastating news.

3 . All surrounding residents have families with young children including myself 6 children all under 15 years of age and that many townhouses directly beside and front of our house which would jeopardise our privacy and security for our children.

2. Street and traffic congestion/hazard

3. Loss of visual amenity

4. Noise and disturbance resulting from the congested construction.

5. Adequacy of parking/turning as it is a narrow street .

6. massive loss of property values

7. Too many stange residents around our young families and many more issues.

All residents of surrounding Street have the same concern and if ever approved we are ready to take legal action against the Developer (ASTON) who misled us at the time of purchase and Hume city council.

Therefore please consider our concern and objection before any planning permit is given to be built 38 dwelling for 10 lots in 2-8 Valiant Crescent Craigieburn as it will impact our quality of life and other neighbours on the street.

Please advise if any other documentation we need to provide along with other neighbourhoods so that the matter can be considered before any planning permit is issued.

1. The proposal represents an overdevelopment of the site. All indiviual housing around the area will be affected and quality of life of residents as all ndividual dwellings.
2. The built form will be unacceptably dominant within the streetscape and is inconsistent with the existing neighbourhood character. all ex- display home and would be dominant and loss of visual amenity. clustered dense housing.
3. The proposal will cause material detriment to neighbouring residents, by way of noise, privacy and traffic related matters. Very congested street already and risk of traffic accidents.
4. The proposal is inconsistent to the Craigieburn R2 Precinct Structure Plan, by proposing high density residential development in an area designated for conventional density.
5 The proposal is contrary to the orderly planning of the area

Developing these double and triple storey properties can have an effect on all surrounding residents and the wider Craigieburn community as a whole. The negative impacts on us will include serious privacy issues, overshadowing, daily concerns about noise, increased difficulty in finding a car park as the road is already congested on most days and not to mention a significant decrease in our property value as we are living in ex display homes. Most of the residents have children and we pride our street for being safe, we are afraid this development will make us very anxious to live on such a busy neighbourhood or take our children for walks, bike rides, etc. This high density development on 2-8 Valiant Cres is not consistent with the overall structure of the neighbouring roads.

Proposing 24 three story and 14 double story building total 38 dwelling in 10 small lots in last main suburb of Melbourne Metro (Craigieburn) is really absurd beyond believe also not inline with Craigieburn R2 Precinct Structure Plan, this is really shocking and stressful news for all surrounding neighborhood residents. The negative impacts on us include but limited
1. Serious privacy issues and safety for all families with young children
2. Street noise and traffic congestion/hazard
3. Loss of visual amenity and overshadowing

5. In adequacy parking/turning as both side street so narrow ( Valiant Cresesnt & Dashing road)

Developing these Triple storey properties can have an extreme effect on all surrounding residents and the wider Craigieburn community as a whole. My concerns are;
1. Heavy street congestion and parking hazard which is going to result from the dense construction. Although the traffic report is normal, I highly disagree with it as there will be a lot of street parking on both sides of the road which will make congestion. We have explained this to the councillors who did visit the site as well.
2. Out of character: The dense townhouse construction and potentially upcoming on 2-8 valiant Cres will be out of character to the neighbourhood as all are ex-display individual dwellings and the construction of such dense construction will be out of character in the neighbourhood and avoidable and not required. It will change the atmosphere of the area and impact the character of the neighbourhood and loss of street appeal and loss of visual amenity.
3. Overdevelopment of the area: townhouses will lead to overdevelopment of the area and the whole street is intended for the same. We residents strongly oppose such an overdevelopment and measure should be taken to reduce the density.

This street and all surroundings have been kept in great condition maintained as they would have been in display home conditions , any units and any triple storey apartments will destroy the natural look and feel of the surrounding area and cause heavy traffic , serious privacy issues, overshadowing, daily concerns about noise . Would like to raise the objection in regards to this dense
construction on 2-8 Valiant crescent, craigieburn as it will lead to street and traffic congestion in the area and impairing our quality of life. There are no parking bays been
made in the original plan on the street and will create street
congestion on already small road. It will create a lot of chaos on the street
and we experience it on daily basis as it the main road leading onto
the Craigieburn road and also the nearby childcare make the traffic
congestion. Imagine in event of Christmas /weekend, how many cars
will be street parked! It’s sometimes a nightmare when the rubbish
truck comes to collect the bins. Also the development will be very dominant in the exisitng neighbourhood and would impact our qulaity of life ,loss of visual amenity and loss of street and neighbourhood appeal. the safety of the residents will also be jeopardised.

I would like to place my objection for this Plan and my concerns are -
1. All the houses in this street were ex-display houses, which we all paid Very well price for these.

2. All residents near these up-coming plan have families with young children , not safe for kids and even it results in too much street and traffic congestion.

I would like to raise the objection in regards to this proposed dense
construction on 2-8 Valiant crescent, Craigieburn as it will lead to street and traffic congestion in the area and impairing our quality of life and there are no parking bays been made in the original plan on the street and will create street
congestion on already small road. Also we were told this when my husband and I brought our house it will be individual houses not double or triple storey building in the future this area. This will create a lot of chaos I will not be safe neighborhood anymore specially for those of us who have young children. We have also raised this issue before as whole in this neighborhood on Merit Way for proposal three townhouses which council was rejected because this was not in line with Craigieburn R2 Precinct Structure Plan.

I have high concerns and would like to place my objection of the idea of a triple storey apartment building and fourteen double storey dwellings to be built on 2-8 Valiant Crescent Craigieburn.
We feel mislead by the developer. The site had a lovely park with greenery where we took our children to play. Not only have we lost the open space and greenery of the park, but that someone wants to profit by building these triple/double storey apartments, thus residents losing visual amenity.
This will cause major negative impacts on all residents, including serious privacy issues, overshadowing of buildings, daily noise concerns with over-development and traffic congestion on the already narrow streets.
The houses in the close proximity of this site were display homes with a high price tag. This over-development will cause our property value to significantly decline.
There will be serious safety issues for all families with children, eg. going for a walk or a bike ride will be more of an anxious time than relaxing, because of car-congestion, whether parked or driving through.
This plan is not consistent with the overall structure of the neighboring roads and Craigieburn R2 Precinct Structure Plan.
