We are the owners of 34 Lamorna St and are strongly against this proposed child care centre on the following grounds.
DEVALUATION: This would box our residence in the middle of 2 large car parks & potentially 100 noisy kids next door. The neighbouring properties will also be devalued considerably.
PRIVACY: This centre being such a large & high set facility would destroy any vestige of privacy with staff,children and potentially their parents being able to peer into our property and our house which is adjacent to the north boundary as well as some of the surrounding properties.
NOISE: A 6.00 am start time will mean we will be disturbed prior to then as staff arrive for work. This is unjustified in a residential area. Even builders aren't allowed to start before 6.30 am. The continual noise from this centre would be very hard to bear all day. Even the school is reasonably quiet between 9 - 3.30. No amount of sound barriers will diminish this continual impact. The proposed and necessary sound barriers would decimate our visual aspect and adversely affect the light and breeze to our home.
PARKING: This proposal includes off street parking - right across the fence from our bedrooms and that of our two children disturbing us early morning. A large number of vehicle movements will increase the risk to children walking/cycling to our adjacent school, not to mention people exercising. Trying to exit a large car park in peak times will create an extra safety risk to pedestrians with more cars on the street as well.
Construction: Such a centre will require demolition of the existing house and land.. Retainer walls built,earthworks and then construction subjecting us to the constant dust
(affecting my asthma) vibrations and noise for months
DESIGN: Just because this centre is constructed of similar materials to those in the street does not make it anything other than a complete eyesore. By Council specs it is too large for the block and the barriers at the fence too high. The required retainer wall of up to 1.3m and sound barrier of 2.6m will have us staring at something akin to the Berlin wall. The 1st floor sound barriers will make it look like some giant bunker and is not conducive to the streetscape. From the proposed plans the storage area will be adjacent to our bedroom window leaving us to smell dirty nappies and food waste.
TRAFFIC: Our street is busy enough with school traffic and those who use the street to travel to the shops on Underwood Rd. This centre will only add to this significantly across a broad time spectrum as well potentially creating a danger with cars coming and going 10m approximately from a school crossing.
VEGETATION: Along the northern boundary on this proposed site is a large gum tree which is frequently visited by Koalas especially in breeding season. We have photographic proof of this. It would appear that this tree would have to be removed for the retainer wall thus upsetting the migrating and eating habits of the local koala
population.
SEWER: Council rules stipulate that nothing can be built over a sewer line. Surely a business should not be allowed to skirt these rules by diverting the pipe. This pipe has just been refurbished with a sleeve by council so interfering with it may undo that work. Will the system handle the considerable extra usage? Will rerouting the pipe cause issues requiring the depth of the pipe to be changed? Our property was damaged during sewer works so we do not want further issues.
STORM WATER: This proposal will increase the amount of rainfall not absorbed by the ground and will concentrate most of the down hill flow onto our property. The proposed drainage system has tremendous capacity and will cause flooding and erosion of our house, shed and the adjoining school yard. The use of level spreaders will not mitigate this but in fact concentrate the flows.
ZONING: Having potentially 14 staff , 100 children and parents on a narrow suburban block is not small scale or in keeping with a low density zone. With a number of elderly people in the street it is out of character with the street and will destroy our amenity.
NEED: There was no evidence of a need for this centre and we would point out there are 6 such centres within 1.7 km's of this site, including the new centre just approved for Centre Place. We have seen no large influx of children commensurate with a need for another centre. Recent media reports about such centres would put a question mark over financial viability or need - certainly in a suburban street.
Conclusion: This centre would be out of character and an eyesore to the street and would destroy the amenity and lifestyle the residents enjoy. Our impending retirement, day to day living for us and those close will be irreversibly affected . We ask Council to look after its rate payers and stop this centre from proceeding.

Hi, I leave in Wendron St, close to Lamorna Street.
The traffic is already difficult at school pick up and drop off hours.
Adding a child care centre will not only disrupt the calm residential neighborhood, but also impact the wildlife (there are koalas in that area).
Also, many kids ride their bike to and from school using these streets. Higher traffic will increase the danger and risk of accidents for these children.
A childcare centre opened a year ago, only few hundreds meters away. Do we need another one so close by?
It will also impact our house value especially for owners of the houses on number 34, 38 or across the steet.

As a resident, Mum and worker in the area I find this development to be totally unnecessary. This is a residential street, already a major thoroughfare for the community. Traffic is congested and parking is a problem already. The development of residential areas in relation to roadworks at the moment is putting lives of the community at risk. The last thing needed to be introduced is a childcare centre. Vegetation on this block too is quite substantial...we have lost enough trees to the developers. Rochedale South is becoming a nightmare to get in or out of now. Things have to change.

This development is totally unnecessary and as a home owner of a neighboring street I completely disagree with this proposal. Our street is already used as an access detour for parents who use the local schools including Rochedale south state school on lomorna street, adding another childcare facility will only add to the traffic impact we already feel. There is ample childcare supply in Rochedale south! It’s not needed and shouldn’t be supported.

Why on earth would we need a commercial facility in the middle of what is Residential area? Is there such a shortage of child care places given there is at least 10 within a few kilometres of this proposed development? How does this improve the community? I am a parent with a child in child care which is within walking distance of the proposed development and I do not see the need for this.
How will traffic be handled? The homes around it will be impacted by the loss of value.

I am a resident of number 38 and we are absolutely furious that the idea of putting a daycare on number 36 is even being entertained.

We live in a beautiful, quiet although busy street. We have a wonderful community and peaceful community. Putting in an unnecessary daycare would disrupt the entire neighbourhood. There no need, with about 5 other day cares in a 1 km radius. I am a mum of 2 and my children are in a daycare within walking distance. There is no need for another one in a quiet residential street. Putting a Day care centre directly in between 3 already established homes is disrespectful to us as residents and inconsiderate to the wildlife who I know to frequently visit or even reside somewhere on that block. It has so much beautiful vegetation and to see that destroyed like everything else in Rochedale South would be really disappointing.

When I look out of my yard I see gorgeous trees and plants, my kids hear birds chirping and often try to spot the Koalas in the big gums out back. I should not have to look a gigantic ugly building and a big concrete car park.

You will literally be cutting off number 34 and wedging them in between 2 car parks and buildings and segregating them. I ask you to consider, would you want this for your family? To go from a beautiful quiet neighbourhood with beautiful trees and wildlife to then looking at a concrete jungle full of cars and a huge out of place building. Parking on our street is already crazy, this woule make it much worse.

I work until 4:30am, I need to sleep during the day. The sound already travels from the school so I can only imagine how much worse it will be with the say care right next door. Our house is 2 storey so your intentions of putting up walls is invalid and won't help. With the propsed 2 storey building, this will take away the backyard privacy that myself and my neighbours have, our yards will be directly visible to everyone in the building.

There are plenty of other locations to build a day care centre. We do not need it nor want it in our street!

As a Lamorna street resident, why do we need another Daycare on this lovely quiet street???
Giving the current school drop off traffic situation, I think another Daycare Centre is the last thing people on Lamorna street needs. It’s a lovely street, but that will definitely change with the new Daycare Centre, Daycare centre opens pretty much from 6am to 6pm, with cars driving in and out of the street, that will increase the chance of adults, kids and pets getting run over by cars!!! With the noise of 80-100 little kids all day everyday it’s not something We’d imagine to live next to.

This new daycare will heavily effect our daily life and the values of our properties. Therefore Our family are fully against it!

I am a local resident and cannot fathom why Council would permit another childcare centre in a residential area such as this. If this proposal is allowed to proceed it will sandwich an existing older dwelling between a school car park and a noisy childcare centre. This can only be detrimental to the existing streetscape. There is already a large area of this block used by the state school and any additional "commercial" development would be detrimental to the the quiet enjoyment currently enjoyed by local residents.

There are already AT LEAST 10 other childcare centers within the immediate surrounding area (Rochedale Sth, Speingwood and Underwood). This is a very quiet residential street a Daycare centre is not needed and would add problems with traffic and noise that is already an issue in this street.

Not only is it NOT needed, how can the local streets support the additional traffic this will generate? Cars already use Lamorna and Wendron Streets to avoid Rochedale Rd during peak time.

School drop off and pick up is bad enough as it is. We live on Wendron Street and forever have cars turning in our driveway, kids running through our garden. By adding an additional child care centre that opens at 6am will extend the traffic issue.

What about the wildlife that has been spotted on the property, including Koalas? Where are they meant to go now? It is unfortunate enough that developers have cut down most of their local habitat as it is. And are planning to cut down across from Rochedale State High where Koalas are active too.

And what about the houses directly impacted either side of this block (& opposite) that will immediately be devalued by being next to a commercial site? Is consideration given to them?

Given there are 6 day care centres already within 2 km of this location, it is unnecessary. Not including family daycares and the proposal for the new one on Rochedale Rd.

If Brisbane City Council need more daycares, build them there, not here, in our beautiful residential pocket.

My children attend the adjoining school, and will do so for a number of years to come. It's a lovely school, lovely community and beautiful neighbourhood. As mentioned before, there are koalas on sight. Ask any local and they will show you clear evidence of this fact. Further development of the area is not only putting the koala population at risk, but you will destroy the community spirit of Rochedale South. Another childcare centre is absolutely not necessary, as there are numerous options within a 1km radius.

Furthermore, the traffic on this street during school drop off is already an issue. Adding a further 100 cars will make the situation worse and create a major hazard for the children crossing the street to get to school.

We do NOT want Rochedale South to become like Rochedale. The destruction that has occurred and is still occurring in that area is horrendous. What was once lush farmland and bush habitat is now just concrete jungle and many dead koalas and wallabies on the side of the road. The traffic is unmanageable, and what is supposed to be a 7-minute trip to the busway takes over an hour at times, having to navigate through the school zones. And yet more and more houses are being built to put more people in the area.
