I absolutley object to this application. The height limit is too severe for the surrounding buildings, obstructing daylight and views. All other developments were only allowed 3 stories this is detrimental to the suburb and its natural beauty. This would impact the long standing residents of the area, 4x families on one house block to close proximity to the boundaries overcrowding our beautiful prestige area. Greed is over shadowing family and natural importance of this suburb the very reason we reside here. I would be directly behind this monstrosity and feel it would impact my daily life and that of my immediate neighbors.

I object to this development. There is nothing in the area that comes close to this proposed development. It must be outside of the city plan, and should not be supported in any way.

This proposal will completely dwarf everything in the entire street & be an eyesore.

This building will cause further traffic and parking congestion in a neighbourhood that already suffers during peak periods. Car parking and congestion already causes frequent near misses. Adding further overflow car parking for higher density buildings like this will contribute to the problem.
Additionally it is higher than any other dwellings in the area to date and will overshadow other residents.
This type of development opens the door for more, higher level dwellings which will make our once quiet area into an overcrowded nightmare. I urge you to reconsider. Especially given the increase in traffic and congestion into the area once the ridiculous amount of high rises currently underway in Palm Beach are finished.

I strongly object to this building. What’s the point of having city plans if they are not followed. This street in Koala Park quite clearly states 3 storey/15 metres maximum height yet the proposed building is 4 storey/19 metres high https://cityplan.goldcoast.qld.gov.au/eplan/#/Property/0
Aside from looking ridiculous with regard to height & shadow neighbouring properties especially during winter, it will exacerbate the already limited parking available on this street.

I strongly object to the added height of this building, it is not in keeping with the current height limits in the area. If approved it will open the door for further height relaxations. Koala Park suffers from dreadful traffic congestion with not enough parking in the area and each new development does not allow enough parking for visitors as it is. The extra height will change the dynamics of the area and over shadow neighboring properties.

I object strongly to this proposal. This is a pristine part of the coast and such a dwelling with this height is not necessary. Already Burleigh is becoming high density living with severe peak hour and weekend motor vehicle congestion on roads into and out of the suburb.

On street parking is unattainable in the this and immediate surrounding streets.

The shadow cast to neighbouring dwellings will have a severe impact on people’s quality of life.

I object to this proposal - the reason this area is so popular is because of how local it feels, as soon as you introduce high rises, it changes the whole feel of the area. We already have too many cars parking along the street (including on our lawn without permission) and the parking inspectors are hardly there to book anyone for this. This happens not only weekends but weekdays also. 19m worth of a building will also throw shade onto the grass by the beach. I believe the building will stick out like a sore thumb and is extremely uncharacteristic for the area.

I very strongly object to this proposed building and any relaxation of planning regulations which permit building heights above the current height of buildings in this area. The height and density of this proposed building will cause shading over the neighbouring buildings and park land, block the breeze that this area enjoys, create yet more havoc for residents trying to park, create more traffic in an area that attracts children and detract from the residents enjoyment of their properties and neighbourhood.

I write to express a strong objection to the above proposed development. I provide the following reasons:

1. Building Height
(a). The proposed building height exceeds the current 15m limit by several metres. The current streetscape of Awoonga Avenue comprises a mix of residential houses and units. These buildings are all single or double storey, some with pitched rooflines. The proposal significantly exceeds the current building profile heights with no architectural sympathy to relieve the appearance as a rectangular box of four floors while attempting to maximise floor areas and site usage by exceeding related Town Plan requirements for site coverage and boundary setbacks. The proposal is totally out of character for this streetscape which fronts a characterful streetscape as well as the pristine Tallebudgera Creek and it’s family friendly park and beach. The proposed building will be totally incongruous with the streetscape and the height exceedance should not be allowed.
(b) Following the Council’s recent public consultation process to update the Town Plan to overcome record objections to excessive development on the southern Gold Coast the amendments proposed after the first round of public comments show Awoonga Street as a 12 metre and 3 storey limit. This change has been hard fought and reflects what the public accept for this area. This amendment will preclude developments such as what is proposed. Therefore must consider this when reviewing this non compliant proposal.
(c) Should Council approve this development with its three Town Plan breaches it will set a precedent for other developments in similar zoned areas of Koala Park. There is no justification for this non-compliant development as it appears to be a private development only for maximising project profits. It is not a social housing project and there are no other drivers for permitting the non compliances.

2 Site Boundary Setbacks
The proposed development setbacks infringe on adjacent sites’ amenity and the box shape of the building is the worst outcome for neighbours. Koala Park is a neighbourhood with a good mix of development and unlike Palm Beach there has not been overdevelopment and wall to wall building. The architectural for this proposal shows no sympathy for the area and it’s feeling of space.

3 Site Coverage
By exceeding the site coverage requirements of the current Town Plan is attempting to maximise floor area and therefore saleable floor plan area. There is no need for this site coverage for a more modest compliant development.

4 Vehicle Parking and Driveway
I note that the design is 6 persons per unit. Council must understand that 7 parking spots for a total of 24 persons in a higher socio economic area is totally inadequate. The residents of this type of development are not users of public transport and excess cars will park either in allocated visitor bays or on the street. As a longer term resident of the area it is almost impossible to find a vacant parking space in Awoonga Street and nearby streets during holiday periods, public holidays and warm weekends. So where will the residents park?
I also note that the number of resident spaces has dropped from 8 to 7 to allow an additional visitor space ( now 2). Even the developer thought that 8 spaces were required so this is just a switch with no change to parking availability.
The need to put the car park underground because of the 4 floors proposed will add a substantial risk to pedestrians in this area. As the area is so popular with young families there are large numbers of small children who are intent on reaching the beach and not aware of their surrounds and a car emerging from the car park with the driver unsighted by the ramp angles. A major risk in my opinion.

(5) Overshadowing of Adjacent Sites
The shadow plans show a totally unacceptable overshadowing of (in particular) the western neighbour due to the three noncompliance with the Town Plan requirements and the poorly thought architectural shape. As a resident I am appalled if Council allowed total shade of the neighbour and almost total shade of the next neighbour. This is not what Koala Park is about and what Council needs to protect residents from. The Town Plan amendments coming up must be the maximum heights, setbacks and coverage allowed. The proposed shadowing would preclude neighbours opportunities for energy efficient solar water and a PE system as well as their right to a sunny backyard.

(6) Environment
The development has no green environment credentials that I can see. Surely in 2020 this should be a requisite for energy minimisation, resident common garden space, solar hot water and PE, and stormwater re-use. Instead it is non compliance with Council requirements and attempting to maximise sale profits.

I thank you for the opportunity to comment on this proposal and I hope that my input and those of other concerned ratepayers are given due consideration and a more thoughtful and architecturally suitable development can be put forward instead. The current proposal should not be allowed.

I strongly object to this application for a number of reasons. The main one is the density and height of the building on the site where as it will set a precedent for future developments in the area. Why is it not keeping to the town plan?
The number of bedrooms and units on this site will of course bring more people and cars to this area. It is already congested. The houses around the building will be in shade and it will stop the breeze.

As a born and bred Gold Coaster and a local to the area. I love it. It is a great development for the area. High end with only 4 units. It would be great to see more developments like this. Not over the top in scale, and bringing more growth and value to the area.

I strongly object to this development. It’s too large and too dense for the area. We struggle so much with parking and traffic already sometimes I can’t even pull out of my driveway or park in front of my house. This is only going to make it worse. Don’t ruin our little slice of paradise with a needless greedy development, this is our home we want it to stay beautiful.

I object to this development. The height limits are far too high to fit in with the surroundings. It will have a huge impact on the surrounding dwellings and the nature of the area. The parking is already an issue for the busy area and this will only add further congestion.

I object to this development. The area and that street particularly, is already getting overcrowded. Weekends are becoming a concern and adding more dwellings on one plot will impact the current situation even more. The parking is becoming an issue and also the height and size will create lack of privacy, possibly create extra shade to adjoining units and dwellings. This type of construction does not suit the area at all. Totally against it.

I object to this application.

This street is already overcrowded and residents find it hard to find off street parking as it is.

Increase in dwellings makes a risk to security as the area has already had an increase in break ins and car thefts.

High traffic volumes are unsafe for family and kids in the area as risk for accidents.

Absolutely NO! I strongly object this type of development in such a pristine area neighboring a national park. Koala Park is one of the last unique, mildly untouched areas on the Gold Coast. So much of the coast has already been submitted to greed and over development. We do not want monstrosities crowding a peaceful community. Keep KP beautiful.
