    Why would you put a petrol station on a side road to the montrose round about? There was one on the round about that shut down due to the traffic conditions and other reasons. It is NOT needed when the limited traffic would not keep the service station afloat and NOT in a position where it would be termed "corporate profitable position", this is outright a very poor decision for such a business or of any community benefit.

    I see this as another excuse to remove more vegetation just like the house on Canterbury just before the Montrose round about after the Montrose fire brigade, every old growth tree removed, did the council know and give permission for that block to be totally cleared ? I knew the previous owners and they were told when they purchased the property none of those tree's were ever to be removed and they are in perfect healthy state not a threat.

    So what is yarra ranges council actually doing about providing protections on our native Indigenous lands we all depend on for the survival of all life being the 2nd driest island continent in the WORLD?

    I don't want to sound like a NIMBY but there is already a service station at the corner of Canterbury Road and Mt Dandenong Road - Same side and only 200 metres away. I just don't see a need as many more exist further down the hill and in Lilydale plus an independent in Mt Evelyn. The removal of trees would also remove a natural sound barrier

    Please reconsider this application.
    Council has approved a petrol station complex at the old Sherwyn Garden Supplies site, BP petrol station currently operating at the corner of Mount Dandenong Road, 7 Eleven currently operating corner of Liverpool Road and Canterbury Road and new United Petrol on the opposite corner to 7 Eleven.
    This proposal is excessive, unnecessary and could prove incredibly dangerous.
    Coupled with the proposal to remove the roundabout, is, without a doubt, a disaster waiting to happen.
    Negotiating the roundabout is treacherous at the best of times, particularly in peak times, fancy adding another complication. Ridiculous.
    I will certainly be getting involved within our community to ensure this does not go ahead.

    Montrose does not need another servo. There are already 3 within a 2km radius. I can only imagine the impact on the roundabout and traffic as well, plus the increased risk to kinder and school children attempting to get to and from home and school. Not to mention changing the beautiful feel that Montrose has and why we all choose to live here.

    As a resident of Montrose rd the i can see the increase to traffic onto Montrose rd and to the go back to Cambridge rd and re join Swansea rd. With speed issue already of people coming down the hill and vic roads easy fix will be to install speed traps down the road. Don’t agree

    Absolutely unnecessary. There is already 3 petrol stations within 1.4km on this strip. This will ruin the Montrose hub and add more traffic to an already busy roundabout. Never once have I thought "Gee.. I wish we had another petrol station" in our home town". The bigger impact on the small set of hardworking locals will not go unnoticed.

    A petrol station in that location makes no sense based on the surrounding amenities. The area may be zoned commercial, but many nearby properties are residential. The existing commercial properties ie the dentist, kinder etc are small, unassuming, almost quaint. A service station is a jarring contrast. The top end of Montrose Road is congested as it is. There is exiting kinder traffic and school traffic from Walker. The proposed development site is almost on top of a pedestrian crossing. It is the most inappropriate development proposal I have come across in 10 years of living here. In the last few days I have heard nothing but aghast shock and disapproval from locals that a petrol station could be developed at that location. There is an abundance of service stations on every main arterial in and out of the area. We have BP, you have approved the old Sherwyns site. Please no.

    There is absolutely no need for another service station on this stretch of road, especially with a new one being approved for 53-55 Canterbury Rd Montrose. It is not appropriate for this site and I am strongly opposed to this development.

    I would like to object strongly to this proposal.

    We have lived in Montrose for nearly 20 years, specifically in Montrose Road, and this proposed development would not only further bifurcate the township but would ruin the atmosphere and feel of the locality. Many significant and glorious trees, that are at this very moment showing themselves in all their autumnal glory, would be destroyed in the creation of this service station, and more of the character of Montrose would be lost.

    The proposal even suggests the removal of a significant dwelling in the area. With or without heritage listing, it is an important part of the streetscape of our township. How dare the developer propose such an act of wanton vandalism?

    We, the local community, didn't want the intersection as a replacement for the roundabout and we don't want this. We are not Bayswater and don't want to become just another node along the superhighway that some, clearly, want Canterbury Road to become. We don't want to become just a denuded, impersonal, soulless section of a strip of service stations, gigantic superstores and huge, impersonal intersections stretching from Eastlink, or further in, out to Mt Evelyn, Lilydale and beyond, where pedestrians, families and our community take second place to trucks, commerce and commuters.

    And for what? Yet another place to buy fuel? Are there not sufficient opportunities in both directions to purchase fuel? I believe this is to be a Shell outlet. There is a BP station a couple of hundred metres away. Why should our community be sacrificed on the altar of cutthroat competition between one gigantic foreign-owned oil company and another? And if Shell were to lose the fight and the owners (likely franchisees) were to give up, we in the local community would be left with a bland, polluted, industrial site, stripped of its trees and heritage values, its rural feel, and instead hosting an eyesore, a stranded "asset", boarded up and presenting a potential pollution hazard for aeons to come. We already have an example not far away in Canterbury road of how long it takes to sell and redevelop a service station. We don't need to price this theorem again. Meanwhile, all that we value at that site would have been lost. You have already permitted the development of a new one, I believe, at 53 Canterbury Road. That must cover the field of vehicle fuel demand.

    Has Covid19 not also shown that there is a good chance that commuting will diminish, as companies and employees realise that, in the 21st century, physical presence at a centralised workplace is no longer required, either at all or at least so frequently, and can in fact be replaced by a much more efficient business model involving more work-from-home options. This, combined with the focus on electric vehicles which will decrease our overall dependence on fossil fuels in the near and mid-term future, will only serve to emphasise the limited lifespan of this proposed business. There can only be one outcome of this fight to the last drop of oil: one or other of these sites, BP or Shell, will suffer an ignominious demise. Whichever one it is, there will doubtless be a derelict, poisoned piece of land left behind for the community and the taxpayer to have to pay to clean up. We do not want that here.

    For the record, a cursory layperson's search at ASIC has revealed that the applicant appears to be a deregistered company. With respect, I hope that, if this is accurate, you will not, at ratepayers' expense, even entertain the mindless fantasies of such an applicant.

    Please do not so much as consider letting this appalling, insensitive, pointless application proceed to the next stage.

    I am a resident of Montrose for over 40 years and I strongly object to the development of 1 Montrose Road for the use as a service station. The site is a great asset to Montrose as a residential site and the loss would dramatically change for ever the great aspect of the centre of Montrose. That would make a significant and sad change to the great ambiance (for the want of a better description) of the gateway to the Dandenongs.

    What a terrible idea. Sounds like money talks and this is a lead up for an argument for the need to get rid of the roundabout and put in traffic lights.

    A second petrol station in a short distance is not required.

    I strongly object to the proposed petrol station at 1 Montrose Road.

    We do NOT need another petrol station, there are plenty close by including the BP. We do NOT need the further destruction of our village - unfortunately the roundabout is being replaced however that does not mean we will stand for the area to look like a Springvale Road intersection!

    We are a small and proud community. We love our village feel. STOP putting profits ahead of the way people wish to live. Protect our way of life. I urge the council to do the right thing here.

    We whole heartedly oppose this proposal. We love the community feel and country look of Montrose and this would make it too commercial. Also, I agree with all the comments above- we don't need ANOTHER petrol station when there are 3 within 2km of each other on the same road.
    Cr Len Cox if council approve these plans you can forget our future support in upcoming elections!
    Please don't change Montrose.

    We object strongly to this application and proposed service station. Previous objections have stated well the degradation of the area if such a proposal was to proceed. With tech advances and diminishing reliance on petrol driven vehicles as the norm, the destruction of the current streetscape to create a questionable development and create further pollution of the local environment, a petrol station is not warranted, desired or economically or environmentally sensible.
    The danger and risk created for children and parents accessing and exiting the preschool grounds and Walker Road for Montrose Primary School is unacceptably high.

    As a resident of Montrose, I strongly object to the proposed petrol station at 1 Montrose Road, Montrose . As the gateway to the Dandenongs, another petrol station is not what we need. There are already three on Canterbury Road leading into Montrose, and the closest is on the same side of the road only 800 meters away. Plus the beautiful mature trees on 1 Montrose Road would be gone forever.
    I hope you reconsider , regards a concerned resident.

    Yet more unnecessary infrastructure and negative impact on our native flora and fauna. Yarra Ranges Council fails to realise that people move to Montrose and Lilydale for the natural beauty and relatively peaceful environment. Unfortunately the council seems intent on approving every single housing and commercial development that is submitted. Surely there are more than enough existing service stations within a 5km radius.

    As a resident of Montrose, I strongly disagree with the proposal of the petrol station at 1 Montrose rd. This round about is a nightmare to begin with and was meant to be upgraded and fixed. To add a petrol station on this corner would ruin the look of the town which is a gateway to the Dandenong ranges.
    Also what about the beautiful heritage home on the corner? And mature trees which just provide habitat for hundreds of animals?

    As a resident of Montrose I strongly object to the plan to place a service station at the Montrose roundabout. It will take away from the small community feel of the town centre, add congestion to an already busy intersection and I believe we are already loosing too much vegetation in the area from development, which is impacting on the bush-like feel of the area.

    I object. You already have plans for one going 200m down the hill on Canterbury Road in the old Sherwyns nursery site. The traffic flow from Montrose road is already slow and affects Lilydale bound traffic. Not a good place for a servo. Here's one to think about,there is only 1 serv between Lilydale and Boronia road city bound and that is at the corner of Canterbury and Liverpool roads. Dont you think it would be better to build one city bound.

    I strongly object to another petrol station in Montrose. Canterbury road is extremely busy and a traffic nightmare in peak hours. It would increase danger for kindergarten, school children and destroy our beautiful treed environment. We all pay our extremely high rates so deserve our objections taken seriously against this idea of another petrol station in this position.

    We strongly object to the proposed development on 1 Montrose road. The loss of trees and vegetation in this area will severely affect the image of Montrose “gateway to the Dandenongs. Montrose will just become another extension of Canterbury road. This added with the proposed additional lanes and traffic lights. Not to mention the loss of business in our small community when people stop to buy petrol,lunch,newspapers and groceries at the petrol station. Please consider if this really is a necessary business.

    Please please please DO NOT APPROVE THIS! The traffic in the area around the roundabout is already chaotic and I feel this would increase the chaos, which in turn could become more dangerous. We already have three petrol stations on that stretch of Canterbury Rd between Liverpool Rd and the roundabout, two on the same side!

    I object to this development on the grounds that it is not needed, and will adversely and detrimentally affect traffic and environmental aesthetic in the heart of Montrose. Council, you have an obligation to heed all comments and/or objections. Please listen to them. Residents of Montrose deserve to have a voice regarding whether they want or need proposed developments such as this one, as opposed to whether you think they do. Unlike the Sheffield road kerb and channel project which has forged ahead with virtually no preliminary consultation, residents as rate payers deserve, and have a right to, a public forum with council before significant decisions are signed off, and should have their opinions and concerns validated by your willingness to engage in a legitimate consultation process. This should apply to all Montrose and surrounding residents who would be impacted by this development. Clearly there are concerns and they should be addressed, so please do the right thing this time.

I also believe this to be a traffic danger in already congested roads passing through Montrose. A primary school is close by. Let Montrose be the wonderful village that it is

    There is already a service station 200m up the road. The roundabout does not need any more congestion. It’s already very busy and is absolutely unneeded.
    The removal of trees to build this will also be quite shocking to the local fauna as well as add to more noise pollution and step away from the charming village feel of Montrose.

    We do not need another petrol station, we have a petrol station less than 500 metres away from this location, plus several within 3km of this proposed site.
    This old property being destroyed is devastating and will cause a issue with traffic congestion and unnecessary development will not improve the area.

    I’m deeply upset that this could even be considered in Montrose especially so close to a roundabout with enough traffic problems for those living in the area.

    Totally object to this proposal. Just ridiculous. In the 5km stretch of Canterbury Rd. from Dorset Rd to Mount Dandenong Tourist Rd, there are currently six service stations, soon to be seven. Does there really need to be an eighth? No. No there doesn't. This proposed development will in no way improve the area or provide any benefit to residents. In fact it will most likely do the opposite.

    Basic common sense must prevail here. I'm sure with a little research and consultation, a development that would be useful and beneficial to the area could be found.

    I have lived in Montrose for over 40 years, having grown up in Doreen court.
    I am highly opposed to such an inappropriate use of 1 Montrose Road.
    This is a historic and iconic property in an area which doesn’t have many and should not be destroyed by corporate greed.
    Additionally, this is a highly inappropriate location for a petrol station. It is an incredibly dangerous intersection that, despite promises, has not been upgraded. I do not believe that an upgrade would make a petrol station any more appropriate for the location.
    The location in such close proximity to existing homes and a kindergarten is also hugely problematic in terms of both safety and pollution.
    Finally, there is another petrol station 300 metres up the road.
    Please ensure that this development does not proceed!

    Seriously, please don’t do this there. The round about is already a nightmare during peak hours, that we really don’t need it to be even more dangerous. Will it take someone to die here before it’s truly fixed. Adding any business here is detrimental to our safety.And Montrose doesn’t need another Petrol Station anyway.

    As a resident of Montrose I think it would be absolutely appalling of the council to approve this application that would destroy the whole atmosphere of Montrose all for the sake of extra money in councils pocket. Like stated above from people who live in the town there are already multiple petrol stations in the vacinity and putting one right in the heart of the town would be disgraceful and absolutely not needed!! It would be far from an improvement and is not a service we are lacking that it should even be considered. Completely agree with everything written above!!

    As a resident, this is an unnecessary project. Within an extremely short distance is the BP, further up Mt Dandenong Rd (to Kilsyth) is the Woolies and 7/11. Coming from Bayswater there are 5 petrol stations on Canterbury Rd, with plans for number 6 at the old Sherwin site all before you reach the BP.
    The round about and Swansea Rds are already congested, with a pre school on that round about and the primary school the danger increases with foot traffic. I would hate to see the eyesore and removal of trees and vegetation in our beautiful town. Locals do not need this, and 'out of towners' going up to Mt Dandenong or into the Yarra Valley have plenty of opportunities to stop for fuel if they are running that low (or drive on to Lilydale, under 10kms).

    As a local resident who frequently makes use of many of Montroses buisnesses, DO NOT support the application for a petrol station at 1 Montrose Rd.
    Another petrol station is not needed in Montrose, there is no current demand for a petrol station on the same side of the road as one on the next block up.
    With the planned removal of much vegetation in the upcoming intersection development (also something residents don't want), this proposal would remove even more well-established trees/bushes. This vegetation not only acts as a natural sound barrier for local residents but does so much to contribute to Montroses well-loved profile of being a friendly, leafy little township. A petrol station at 1 Montrose Rd would make our township look and feel commercial, detracting from all of it's current charm.
    The upcoming intersection changes have only made projections for current traffic, not additional entrance/exits of a petrol station.
    Please create your "density" somewhere else and leave Montrose alone.

    As others have stated this is an unnecessary development and would be a terrible outcome should this proceed. The flora and fauna is an important inclusion within the Montrose area. A natural sound barrier and traffic is already congested and dangerous through here for road crossing to the kinder and the primary school. Please preserve the habitat and natural beauty of this town for future generations. Another petrol station is not needed.

    I would also like to object to this proposal. As someone who lives just off Montrose Road, I see no need at all for a petrol station in that location. There's one just down the road and plenty of nearby options for petrol. That roundabout is so busy and at peak times is already really hard to get through safely - we don't need more traffic. Plus the proposed site is right where the pedestrian crossing is for the school children and near the exit for all the school traffic. It would be a nightmare at school times! Lastly it would be such a shame to take down all those trees. The residents of Montrose love the leafy feel and don't want to ruin the look of the area with another commercial site. Thanks

This area already suffers from considerable congestion at peak times, and this will only exacerbate the problem. I fail to see the community benefit in this development going ahead.

    As a resident of Montrose, I am completely opposed to this propsal. Our town does NOT need snother petrol station or even a petrol shopping service station. The amount of traffic and danger it will cause for our community is ridiculous. Please consider our desire to keep our town safe and beautiful and stop trying to industrislize our little town.

    I object to the proposed petrol station at 1 Montrose Road, Montrose.
    It is unneeded and unwanted.
    We express genuine concerns over traffic control and flow, safety of pedestrians, safety of the location opposite a kindergarten, the removal of significant vegetation, over crowding of like business in the area, and the aesthetic changes it would bring to Montrose.
    We are a community that admire and appreciate our green spaces and heritage.

    Having a petrol station at the entrance to Montrose township would degrade the beauty of our township.

    Disgraceful to even think of redeveloping this site ... with its beautiful Arts and Crafts heritage home ... for a service station. Seriously!! On a roundabout that has major traffic passing through as well as the fact, already mentioned in previous comments, that the immediate area is inundated with fuel outlets. Horrendous and short sighted application which will do Montrose no favours at all ... nor any councillors who even think of approving it. Ugh.

    Absolutely NO NO NO. Not needed and will add even more traffic and chaos to an intersection that is way past it's ability to cope. Also,consider the very close proximity of several other exiting fuel stations AND....most importantly, the preschool and primary school and daycare centre. More traffic will put little lives at risk. If council approves this development, and a child gets hurt...or worse, council will have to answer.

    This development should NOT be approved. We have enough options for fuel in the area and for a council that is known for being so strict on residential vegetation approval I am disgusted that you would be considering approving vegetation removal for this application. Also as I resident of Montrose I have seen how many accidents and close calls occur at that roundabout. I have been hit by a car myself at this spot. A service station will increase the traffic and congestion and risk of more accidents at this spot. Do not approve this application

    having a service station there. With the new United, a new one supposedly on the old Sherwood sight and BP we are inundated with petrol stations. Ridiculous!

    As a local to the Montrose area of near 20 yrs, I strongly object to any purposes planning of a petrol station to be built at 1 Montrose Road..or any other petrol station to be built in the Montrose area. Completely uncalled for as we have one in the township and at least 6 others within a 10 minute drive of the Main Street of Montrose. The purposed site is ridiculous & ignores the current traffic congestion in that exact area. Putting extra traffic conditions & cars opposite a kindergarten is equally ridiculous.
    To keep Montrose township as it is, a village with the community sense that it has, should be paramount for the council to hold onto. Why would you want to see a soulless mess like the Mooroolbark roundabout recreated at the entrance to the National Dandenong Ranges Park?
    The roundabout has its issues, but it will not be resolved with a petrol station with double entry/exit points leading into Montrose / Swansea Road.
    Very disappointing to think that the council was going to try to sneak this through. Community consultation is needed.

    I agree with all of the previous comments, & sentiment expressed. I drive past this place (1 Montrose Rd) regularly; it is on my way to & from work. I love the garden & the house; it's so unique, with so many mature trees which are a haven for birds & animals, & help give Montrose its character. I can't believe they are talking about knocking it down, & especially for another service station - it would be the WORST PLACE EVER for one! Right on the roundabout, & at the end of a fairly quiet residential street - it takes ages to turn right out of Montrose Rd now due to the amount of traffic using Canterbury Rd, especially at evening peak hour, and from 4pm on every evening, the traffic coming up the hill to Montrose is bumper to bumper - all caused by Canterbury Rd narrowing down by a lane just over Mt Dandenong Rd - a service station built in the midst of all this will be horrific! Not to mention the area doesn't NEED another service station, especially with electric cars just around the corner - and as has already been mentioned, there are already a number of petrol stations within a 5km radius of this site (and another one about to be built)! Just NO - on so many levels!!! Please don't vote yes to this....

    I strongly object to this proposed development. The Montrose roundabout is already difficult and dangerous enough without cars trying to enter and exit the flow of traffic at that point. Even if Montrose needed another petrol station, which it doesn't, this would be the worst possible place to put it. Furthermore, Montrose has a lovely village aesthetic, which is why many of us have chosen it over other suburbs. This leafy charm would be forever ruined by a neon & concrete eyesore gouged out of our tree lined streets. I urge the Yarra Ranges councillors to reject this proposal, which is inappropriate in both location and purpose, for our beautiful suburb.

    Please do not approve this application. I cannot imagine a more inappropriate place for a service station. We have lived in Montrose for over 35 years and have never seen the need for another service station. We have a lovely village atmosphere here and do not need another service station to ruin it. The house and garden that it would replace could surely be put to community use.

    I strongly object to the proposed petrol station at 1 Montrose Road.

    We do NOT need another petrol station, there are plenty close by including the BP. We do NOT need the further destruction of our village - unfortunately the roundabout is being replaced however that does not mean we will stand for the area to look like a Springvale Road intersection!

    We are a small and proud community. We love our village feel. STOP putting profits ahead of the way people wish to live. Protect our way of life. I urge the council to do the right thing here

    My choices for petrol stations within approx a 5 km radius of my house in Montrose -
    BP, Montrose - 7 Eleven, Kilsyth - Woolworths Kilsyth - BP Mooroolbark
    Caltex Bayswater North - United Kilsyth - United The Basin -7 Eleven Mooroolbark -
    Coles Express Bayswater Nth and not to mention the new one on the old Sherwyn's site yet to be built and this list does not include Lilydale or Mt Evelyn petrol stations. SO I really don't see the need to destroy a part of Montrose history, destroy the fauna on the site, increase traffic & noise levels for residents, kindergarten and nearby school (which I feel Walker Road would become a short back onto to Swansea Road to avoid the intersection) and take business away from our local community shops for the sake of a multi national to boost their profits???? NO NO NO FROM ME

    I oppose the Service Station at 1 Montrose Rd.
    It is a busy congested roundabout already and quite precarious at times crossing it without having to keep your eyes on extra entrances and exits. It would make it furthermore dangerous. It would also disrupt the flow of traffic.
    City bound traffic from Lilydale direction can come up on the roundabout quite fast and if cars coming off the mountain need to get across the roundabout quickly and cars are slowing to go into and out of a service station would add to the danger.
    Also it goes without saying the eyesore to the gateway of the Dandenong Ranges National Park. Why you're at it why not put one at the 1000 steps. The other gateway. That would be an equally good look. Not!!!!!

    I strongly object to the proposed Petrol station development at 1 Montrose Road Montrose.

    1) There is absolutely no need to have an additional service station along this corridor that runs straight through Montrose.

    2. The proposed site is oversized, ugly and does not sit well within the aesthetics of the suburb of Montrose. The size of the actual site and buildings has no equivalent in the whole of Montrose.

    3. We do not want Montrose turned into a commercial drive by hub for tourists on the way to the Yarra Yalley as just a petrol stop off.

    4. Montrose is small, family community with a kindergarten right across the road.
    The proposed site and development resembles that of a Shell petrol station in Nunawading at one of the busiest intersections in Melbourne.
    But guess what? The Nunawading site is half the size of this development!!!!!!!

    No, nope, nada.
    No thank you - have a great day 👍

    I object to the service station development. As lots of people are making clear there is NO NEED for another service station in MONTROSE!

    There is NO NEED to destroy the amenity of MONTROSE, for yet another service station. It is bad enough that the roundabout is being ripped up to “benefit commuters” who live BEYOND MONTROSE, but to lose numerous mature trees, and replace it with concrete, neon and polluted soil is ridiculous!

    It is time council got some intestinal fortitude and said NO to such developments. Do NOT WRECK MONTROSE!

    Please reconsider! This is unnecessary and will have a negative impact on the traffic, child safety, congestion in an already congested roundabout during peak time. There is a service station very close by. This is not needed!

    This is a very busy intersection for road users and pedestrians. It would be foolish and dangerous to place a service station in this spot.
    For the village environment of Montrose this would be a visual eye sore.
    Further a service station is unnecessary as there are numerous placed on Canterbury road minutes from this location.

    This makes zero sense. The difficulty to exit Montrose Rd can be dangerous during peak times let alone with the traffic slowing to enter the petrol station. Also agree with those earlier comments in regards to the BP service station 200m only a roll away.

    I am 100% against a petrol station on Montrose Rd. It is not needed and will create major traffic issues and congestion. The site is a residential area, and it will ruin the look of our beautiful, leafy, town. Montrose has a petrol station already on the corner or Mount Dandenong Rd and Canterbury Rd, which is walking distance from this proposed site. We DO NOT need another one!

    As a resident of Montrose for 17 years, I strongly object to this proposal.
    Having raised a family here, utilizing the pre-school and primary school, I am well versed with the existing dangerous traffic conditions in this area.
    A service station with multiple entry and exit will greatly increase these dangers.
    Another service station is not required, with the BP just 200m away adequately servicing the community for many years. A newly refurbished United at Liverpool Rd further negates the need.
    Lastly, 1 Montrose Road is not the place for an ugly commercial outlet. It would significantly damage the appeal and aesthetics of the whole town.

    I strongly object to this proposed petrol station and agree with all the above objections. As you can tell by all the many comments and objections from residents it is obvious that we do not want this in Montrose. I grew up in Montrose and still live here and the area is known for being a great green community suburb which this proposed development will not add any benefit to. This proposed petrol station will not only cause more traffic issues around the already congested round about but it will also be an added danger to children and families who cross Montrose road and who ride bikes around that area.
    Absolutely shocking to suggest it built there and we will be sure to object at every stage of this. I only hope it doesn’t get very far with the council, it will be very damaging to the area.

    I am seriously worried that we are loosing the 'community feel' of our town. I do not understand why a petrol station would be build when there is one 200 meters down the road from another in such a busy intersection. The property there is just beautiful and in my opinion would be much better used to create a place for locals such as a restaurant/bar, wedding venue, public garden or cafe?

    Wrong area for this development. Traffic would be dangerous due to congestion between 3 - 6 nightly. There is no need for another service station on the same side of the road no more than 500m up the road. Demolition of a grand local iconic home to make way for the proposed development would be devastating for the surroundings homes.
    A development of this sort would be better suited further down the road towards lilydale as these is a plethora of existing service stations leading into Montrose but then nothing until you travel to either lilydale or mt Evelyn

It will also increase traffic congestion, increase pollution. It would lead to the reduction of trees leading to decreased wildlife in the area. We strongly object this proposal

    I am strongly apposed to yet ANOTHER service station in Montrose and I question the motives of those in Council who would even consider this act of vandalism!
    Instead of even thinking of letting the magnificent home and garden at 1 Montrose be destroyed -a far better idea would be to have this property Heritage Listed then we would haveThis well known icon a big and beautiful part of Montrose Village forever.
    I have lived here for forty years, raised my family here, and every day give thanks for that.

    Denial of this application would help support the positive perceptions of the Yarra Ranges Council as fair, effective and willing to listen to its constituents. Please support the community on this, the irreversible consequences of an approval would be a disappointing legacy for the Council.

    There is no clear benefit to the community of Montrose or to the Yarra Ranges LGA of this proposal. There are sufficient convenience stations win the surrounding area that are below their capacity for customer attendance. This does not substantially change local employment, provide any additional services or improve community culture.

    There is clear risk to the Montrose community of increased noise and light pollution, increased traffic congestion at a roundabout near a primary school. There is also a risk of degraded community experience with increased commercialization of residential areas for high traffic services that are unable to be adapted to retain the semi-rural township feel that Montrose embodies. If this progresses, the community and environmental changes are irreversible.

    Why would you put another petrol station in at this position when we already have enough petrol stations in the area? The roundabout is already hard enough to get around from the Montrose Rd side heading towards Kalorama. The house that is to be removed is a beautiful house that has been part of Montrose for years. This would change the feel and look of Montrose which is what we don’t want.
    Also to be mindful of all the kids that walk and ride to school/kinder along that side of the road. They choose that side due to it being easy and safer for them to get to where they’re going. Big NO from me!

    A second service station is not needed, or wanted in Montrose. It will also be in a terrible position, amongst residential properties and so close to a roundabout that is already congested enough during peak hour.

    For everyone objecting you need to have actual grounds for why you are against it. You simply cannot state i object and i don't want it. it wont get you anywhere. Go through the planning scheme and the overlays. find where it doesn't comply etc and then base your objection around that. just because there is a petrol station down the street doesnt mean they cant have one there. just as there is nothing stopping a Coles or Woolworths opening up next to a green grocer or market.

    The MONTROSE roundabout already causes huge headaches and accidents
    MONTROSE is too small for 2 Servos
    Not only that you are tuning heritage with the beautiful house on the corner

    This servo will ruin MONTROSE

    Where’s the traffic going to go?
    Down MONTROSE rd like a highway?
    Have you considered the school crossing on MONTROSE rd? At approximately 5 MONTROSE Rd?

    As a resident of Montrose for 50 years this year, I wish to strongly object to the application for a Shell Service Station to be built at the site called in the application, 1 Montrose Rd, Montrose.
    Apart from the fact that the Montrose Township does not need third Service Station, the other two being the BP on the corner of Mount Dandenong and Canterbury Rds and the approved application for a second Service Station just a short way down Canterbury Rd from the BP.

    A visit to the Intramap website shows that the property is zoned Low Density Residential and subject to Significant Landscape Overlay Schedule 22, the section referring to Montrose is below.

    SCHEDULE 22 TO THE SIGNIFICANT LANDSCAPE OVERLAY Shown on the planning scheme map as SLO22

    'Montrose and Mt Evelyn – these foothill areas at the base of the Dandenong Ranges contain houses which although occurring at more suburban densities are well integrated into an environmental setting. Some strong remnants of dry forest remain in the landscape and private gardens are spacious with a mix of native and exotic vegetation.'
    I think the words pertaining to Montrose in Schedule 22, ‘contain houses which although occurring at more suburban densities are well integrated into an environmental setting’, are directly in conflict with a Shell Service station complete with bright yellow and red signage being built at the entrance to the Montrose township, on the site where currently the house that many look on to be a Montrose historical site sits amongst the most beautiful mature trees and foliage.
    As to the Town Planning Report, there is lot of contradictory wording, a small example of which is below:

    6.3.2 Signage
    ‘The proposed signs are of a size suitable to the scale of the development and the sites industrial zoning’
    The site is zoned Low Density Residential so any signs suitable to an industrial zoning will not be suitable here.

    Most of the Responses to Objectives contained at 6.4.1 of the Town Planning Report are quite unacceptable and do not really address the actual Objective.
    For example;
    Objective
    ‘To recognise and conserve the environmental and visual sensitivity of the residential area’
    Applicants response
    ‘To ensure a visual sensitivity to the surrounding residential area, the proposal will incorporate generous setbacks to reduce visual bulk and provide for adequate landscaping opportunities’
    This response doesn’t really address the environmental conservation of the site as in conjunction with the Montrose Township and its residents, especially those in the neighboring residential plots. And just the words ‘visual bulk’ being used simply translates to the fact that the whole project is out of place on the site.

    As mentioned in 5.1 of the Town Planning Report, the site is in a LDRZ, the fact that it adjoins a category 2 road, therefore may apply for a permit for a service station, does not take into account any environmental, residential, visual aspects nor the thoughts, wishes and opinions of the residents of Montrose.
    Councillors please take note!
    It is clear from the amount of comments made in disagreement with this proposal that the voting, tax and rate paying residents of Montrose do not want this site to be made into an ugly eyesore thereby destroying the beautiful outlook and the village like feel of OUR town in the foothills of the Dandenong Ranges.
    Please do not approve this application.

    What we need is a big shopping centre with Woolworths, Coles, or a train station. If not, it is just enough. We do not need a petro station near roundabout. Crazy idea i have ever known.
