As a resident of Sweetgum Street for 33 years, I am concerned about this proposed development. My property and many others bounded by Helmet Court, Sweetgum St., and Pine St. as well as Radiata St. (as it is the only road access) will be affected by increased levels of traffic and movement of people.
This area of bushland is an important habitat for many species of birds, animals and reptiles. Kookaburras inhabit this area (their numbers have decreased by 30% nationally over recent times). Rainbow Lorikeets, Scaly Breasted Lorikeets, Eastern Rosellas, Tawny Frogmouths, Cockatoos, Galahs, Honeysuckers, Doves and other more common species make this area their home. Possums also inhabit this area along with Blue Tongue Lizards, Frillnecks and other reptiles.
The bushland itself is an important green ecosystem which should not be destroyed.
Please consider the benefits to future generations of leaving this area untouched.

I live in Helmet Ct, which is off Sweetgum.

I am extremely concerned about the impact on traffic flow on Silvertop St and Conifer St, and further afield.

Silvertop is a feeder St for my part of Hillcrest. The lights at the bottom of Hillcrest allow traffic to enter Beaudesert Rd to go to Ipswich, Brisbane, Sunshine Coast and Gold Coast.

These lights also allow traffic to enter Mt Lindesay Highway and Middle Rd to head to Beaudesert, etc.

Regents Park and Park Ridge are also reached through that intersection.

The lights at Silvertop and ANZAC Dve allow traffic to go straight ahead, and to turn left and right off ANZAC Dve. This set of lights has the longest duration for green.

Next in length of duration comes traffic coming from Vansittart, Grand Plaza Dve or Beaudesert Rd.

The shortest duration is the green light for traffic coming downhill on Silvertop and turning left, right or going straight through.

With an estimated 120 cars leaving, and entering, during peak-hour, the 64-unit complex, accessing Silvertop via Radiata and Conifer, the lights at the bottom of Silvertop could be a congestion 'nightmare'. Reducing congestion by considerably lengthening the duration of green at the bottom of Silvertop during morning peak-hour must be part of the overall traffic plan. As must doing the opposite in the afternoon/early evening peak-hour.

Of course, there will be some impact on traffic flow at the corner of Peverell and Johnson.
