Marrickville is overdeveloped and should not lose any additional community or heritage buildings to consumerism.

I have read through the documents and I understand the high need for short term housing / social housing close to transport and the CBD for access to services and employment. I am concerned though as 55 boarding-style rooms, plus the commercial space on the lower levels seem excessive for the size of the site. If the development has the same quality and design integrity as the drawings indicate, then it would be better than some of the other developments along this section of Illawarra Road. The number of rooms though seems too many.

    Re: DA201900287 - 387-389 Illawarra Road, Marrickville

The Marrickville Heritage Society does not support the proposed demolition of the house and Church of Christ at 387-389 Illawarra Road for a retail and residential development.
The Society supports Council’s own officers’ and heritage consultants’ advice that:
‘the former Church of Christ Marrickville building, including its interior, has heritage value for its aesthetic and social significance’.
The Society notes that the heritage report commissioned by the developer from GBA Heritage, finds that ‘the house at 387 Illawarra Road is a representative example of restrained Federation Queen Anne style, small-scale residential development within the inner western suburb of Marrickville. The building’s architecture exhibits a number of characteristics of the style. The subject property meets the threshold for LEP listing criteria [at a] local level.
Accordingly, the demolition of the Church and house cannot be supported.
The Church should remain as a community resource, and if any development of the site is proposed, then community access should be maintained, and the significant elements of the buildings should be retained and incorporated into any new buildings.
The Society notes that the Church was recommended for inclusion as a heritage item in the revision and updating of the Marrickville LEP in 2015. It was withdrawn by the Administrator following an objection by the Church of Christ Property Trust, against the advice of Council staff and heritage consultants. The Society has requested that Council revisit this intervention, one of several by the Administrator, which have resulted in the disfiguring or demolition of several potential heritage properties in the former Marrickville LGA.

I object to the proposal as the development does not comply with the marrickville dcp development controls in several ways. Specifically, the building exceeds the required FSR, height, story limit and massing and setback (ie upper level, rear envelope and building depth) limits. In addition, some rooms do not meet solar access requirements. Overall, this indicates that the building is too large for the site. I also question the impartiality of the heritage assessment which concluded that the church does not possess a level of heritage significance to warrant its preservation, as Council appears to have recommended to the developer in a pre DA meeting that the building should be retained due to its local heritage significance.

I object to the demolition of the Church and the Federation houses on this site. They both have heritage value and should be preserved. Too much of the character of Marrickville is disappearing.
The proposed building's bulk and scale is too big for the site and once again building controls disregarded in height & FSR. I thought that shop top housing was supposed to be 3-5 storeyed buildings, set back from the road. Too many rooms and no parking again. Whist I support the provision of affordable rental housing, it should not just be for singles. We need 2 and 3 bedroomed apartments for families as well to retain diversity in our community.

Please don't demolish this beautiful church - surely it has significant heritage value - it is a very interesting arts and crafts style building, clearly architect designed. It is also a valuable and unique community space , providing activities such as film nights which are valuable for the many people on low incomes in South Marrickville.

In the strip from Warren Road to the Station, we suddenly have 3 new Vietnamese restaurants, generic, upmarket. What benefit are these private establishments to the general community? Why should the community be losing this special space, and the darling Federation homes next to it? If the site must be developed, please incorporate the preservation of this church into the development, and require the developers to carefully restore it as well.

I object to this proposal. Is there no way that any development can be more sympathetic and in keeping with the surrounds? There is a significant amount of medium to high density development in the area with very little development in infrastructure to support the additional influx of residents.

Not to mention that, as someone who had to go to great lengths to ensure council that no changes would be made to the front 2 rooms of my 4.2m wide terrace without heritage listing resulting in an uninspiring wooden box on the back section of the home, would also such a gorgeous double fronted home and historical building of value be completely wiped out. Even to the point that a deck could not be built due to privacy issues.

This development will overlook every house in the area. Be consistent at the very least.
