I object to the subdivision of 3-23 Vantage Point Drive Mount Martha VIC 3934 as it is out of character with the neighbourhood contained within the boundary of Waterview Dr, Hull Rd and Hove Rd Mount Martha and impact the amenity of its residents.
I object to the subdivision as:
• The development does not fit into the existing character of the area characterised by widely spaced single dwelling homes on blocks in excess of 1000m2. A primary consideration for moving into this area is the sense of space and low-density housing;
• Higher density development will reduce the space available for garden vegetation and impact general views of the bay and surrounding hills;
• Higher density development will adversely impact local traffic. Vehicle traffic exiting from this area is constrained by only two exits onto Somerset Drive which will become congested should the population density in the area increase beyond the current number of properties.

I am a resident of Waterview Ridge Estate and oppose the application for subdivision of 3-23 Vantage Point Drive Mount Martha. Any subdivision would be entirely out of character for the area, and would not align with the scale and proportions of surrounding properties.

I am a resident of Hull Road and oppose the application for a sub division of 3-23 Vantage Point Drive. Any subdivision would be out of character for the area. If someone wishes to build a smaller residence on a smaller block there are plenty they can purchase elsewhere. One of the reasons we purchased in the area was because of the lack of subdivision. Such areas are increasingly difficult to find. Please don’t make this yet another.

I object to the subdivision of 3-23 Vantage Point Drive Mount Martha VIC 3934.
It is significantly out of character with the Waterview Ridge estate and surrounding neighbourhood within immediate vicinity ( Sundown Dr, Sunhill Dr, Waterview Dr, Hull Rd and Hove Rd Mount Martha )
I object to the subdivision as:
• The proposed development is drastically out of character to the vicinity within as lots are largely between 950m2 - 1900m2
• There are no other precedents of similar approved permits within the Waterview Ridge estate.
- Environmental impacts of a significantly different subdiviison to the area have not been completed in consultation with residents as per council protocol
• Any high density development will adversely impact local traffic flow. Vehicle traffic exiting from this area is constrained by exits onto Somerset Drive which will become congested should the population density in the area increase beyond the current number of properties. Furthermore, Forest Dive is currently constrained. Adding high density will compound congestion
• Higher density development will reduce the space available for garden vegetation and impact general views of the bay and surrounding hills;
• When approved for development by Mornington Shire, Waterview Ridge was advertised by the developer, WallisWatson as "Offering a prestigious new address in Mt Martha with magnificent views across Port Phillip Bay, this sensitive development features 176 home sites averaging 1500sqm with socially conscious covenants"

I strongly object to the subdivision of 3-23 Vantage Point Drive Mount Martha VIC 3934
For the following reasons pointed.
1. The proposed construction does not fit with the current streetscape façade and general layout with the neighbourhood contained within the boundary of Waterview Dr, Hull Rd and Hove Rd, Mount Martha.

2. The development does not fit into the existing character of the area characterised by widely spaced single dwelling homes on blocks in excess of 1000m2.

3. We invested, and live this area, based on wide blocks, and not living within close boundaries of our neighbours, A primary consideration for moving into this area is the sense of space and low-density housing.

4. Higher density development has proven to reduce the space available for garden vegetation and impact to general views of the bay and surrounding hills.

5. Currently we experience issues with local traffic at peak times, as there are only two exit points onto Somerset Drive.

6. The increase of traffic above what was calculated when this estate development was originally planned has potentially increased twofold, our current small knit community cannot sustain that increase without the additional potential for injury to our schooling pedestrians.

7. To date we have not recognised any other approved planning precedents of similar approved permits within our community area.

8. Respecting our natural flora and fauna is a primary concern, over developing a block reduces the opportunity of our native species to survive. I have witnessed and enjoyed in months past, gulls and sea birds nesting in the block in question; as we are a north facing front, they seemingly identify this area a safe, protective area, from the prevailing.

9. As a resident with young children who are engaged with the local parrots, blue tongue lizards, tawny frog mouthed owls and weird looking insects. I propose, that it’s time to conduct an ecological assessment of the area.

10. Resource current level falls below our expectation, be it internet, power and water/flow pressure. Will only be stretched further.

Summary:
The immediate local community is extremely opposed to the proposal, it has come to my knowledge, that apparently some blocks of land had pre-existing overlays of building, allowing sub-divisions, that we were not made aware of when we purchased our blocks.
