I am building near to this proposed display home. I am absolutely not happy about this DA. I strongly want to oppose this DA as it will increase the traffic and noise in this street. Abell road will be connected to Richmond Road and it might join stony creek road on other side in near future. Having a display home in the middle of residential area with a parking exactly at the round about will increase chances of accident and also injury to kids crossing the road. There is a dedicated display home zone in Elara Marsden Park and Domaine homes should build display home there. It will also affect the price of our homes as no one will ever want to buy home near a display home.

Do not want a busy display home (or any business) in the middle of busiest road (to be.). What is the guarantee of safety of our kids who will be crossing the roads or people taking bus or taxi from the road. Please stop this DA and reject it immediately

We are building right opposite to this proposed DA in Abell Road Marsden Park and we are surprised by the fact that the work had already started few weeks ago by the builder but the DA letter from the council was sent only on 20-AUG-2019 and we have received it on 23-AUG-2019.
We dont want a display home right opposite to our home as it will increase the risk for kids due to the increase in the traffic on the street and it will indirectly affect our property prices. The council need to take a action immediately to stop this happening as this DA was not in the plan when we buy the land from the developer. Instead of having the display home in the middle of the residential road/street they should consider moving it to the front of Elara Estate where the other display homes are located.
Lastly, there could be people visiting from anywhere to the display homes and it will be bigger security concern if we have it right next to the residential streets.
Overall, this DA affects the enjoyment of our property in many ways.

It’s not the right place for the display home as it poses a security concerns and also traffic in the residential streets. There is a dedicated display home area in Elara and Domain homes should use that place for building there display homes

There is a homeworld being built in Marsden Park, this is design for display houses. I dont understand why you would risk the safety of residence for 3 display homes. This should not have been approved we have dedicated area for display homes and this is where they should stay. The display homes will increase traffic, possible thieves trying to break in to the display and find other opportunities within residential area where families Live. People will rush to get to there appointments and can cause accidents. It's amazing how DA can approve everything next thing you know we are going to have a 50 level building in Elara made of sand.

I did not purchased my land near a business!! This is cheating from developer who never informed us that they will sell this to a builder to build a display home. This is pure cheating and breaking of our trust and privacy. I am afraid that my property will loose the value and price heavily if this go ahead. No one will buy home near a busiest intersection with a business and parking on it!! How can council allow this type of proposal to be even submitted.

We are opposed to this display homes already being constructed and receiving the council advisory letter on the 20th of August 2019.
The reason is very safety based. The display homes will be open 7 days with the car park filled with strange cars and strangers moving in and out. The car park could also be used for nefarious activities once the display homes shut at night. We have small kids and our concerns are very legitimate. We don’t know what can happen. Display homes should be clustered together and not be smack bang in the middle of residential housing.DA should not be given for such misguided marketing decisions.

Safety and privacy of my family will be severed affected by this display home. In elara, already there are many theft and robery incidents happening. Putting a display home in the middle of residential area will attract goons and drug traffickers. Pathetic decision by council and builder to even think about this.

I heard that this particular builder always do this. Building a display home in the middle of residential zone. Check in the box hill area... Why are you not spending money to build display home in dedicated display zone in Elara. There are two of them and you should build there not in the middle of my street. My privacy is completely breached. I saw the display coming soon signage last week but looks like they already started to build. This is not good for safety, security of our homes and also health and well being of our kids and family. I will be leaving with my old parents and I am afraid that this parking and display home will put them in the risk of accident immediately. Please help..

This proposal is a safety hazard . This is behind our house . We build our house in a residential zone to have a safe environment. Flood of vehicles , strangers coming and going , creating a busy intersection all creates extra hazard . There are multiple display villages in Elara and builder can certainly accomodate one of those . Neighbours have signed the contract assuming a residential atomosphere and this should be rejected .

Blacktown council and stockland should not have approved these display homes in middle of residential area. If this could have been planned well, it could be along with other display homes. I have had a worse experience with Stockland first they take 2 years in getting land registered and now they have been very sneaky to approve display home on our street. It is very disappointing that there has been no consultation with the neighbours. I am concern about the safety and privacy of my young family with display home parking facing my residence. I am hoping that council will take some immediate actions and prevent the displays home being built on our street.

Hi Blacktown Council,
For Domaine Homes to open commercial display homes as on residential blocks on Abell Rd is plain wrong!! There has been zero notifications from Stockland regarding this and everybody who has bought in the area would not of bought those blocks had we known there will be commercial business going on next to our private homes. I strongly urge Blacktown Council to Step Up and stop this development as a precedent to stop others doing the same in future without prior planning and notifications. Nearly all the residence in this area will oppose these commercial dwellings as it affects traffic, safety and resale value of our homes which we spend our life savings on.

This is an absolute farce.
These blocks have been zoned residential.
Our house is in construction just a few houses up from this development. We would not have purchased here if we knew commercial business was going to be conducted meters from our family home. Very disappointing and totally unnecessary given the larger Display home areas within the estate. How will a car park comply with the design rules? We had to pay additional fees to our builder to meet these design rules. This street is also meant to have 2 storey dwellings according to the rules how does a car park comply?
What is the plan for traffic management? Are the developers going to have onsite security overnight?
I wonder who is going to benefit financially from this it certainly isn’t the residents in the surrounding houses.

How is it possibly that when this DA modification has not been approved yet Domaine Homes is already advertising the display erecting signs all around the construction site?
When we signed our contract, nobody advised that the area will be used as a display and for commercial purposes.
Having a specific display home zone/area to be opened soon why those displays have not been allocated there?
Hope the Council reconsider this DA, specially having them in the middle of a residential area with all privacy, security, safety, well-being that concerns to residents. In addition, special consideration should be taken in relation to traffic management, if council is considering the possibility of public transport passing by Abell Rd.

I, along with others, am objecting to this proposal for the following reasons:

i. Construction work has already commenced without final approval from Council, or consultation with neighbouring residents. Proposal letter received was dated 20 August 2019 with construction commencing prior to this date.
ii. It would a better option to have display homes located with other display homes of the same nature and purpose.
iii. Increased traffic and vehicle congestion located to residential area, raising safety concerns for families with children.
iv. Further, there are only 6 proposed car park spaces, limiting the amount of street parking for nearby residents if it should get full
v. Security risk and noise pollution due to foot traffic of clients visiting the site 7 days a week, 10 am – 5 pm.
vi. Privacy concerns with constant flow of strangers being able to look into our properties from the second storey.

Dear Blacktown Council,

Stockland as a land developer take great pride in the building communities and ensure super strict guidelines are followed when the common person which is myself along with all others in this forum are trying to build their home and have no room for any flexibility while building.

However, when it is the case of a home builder which is purely commercial, all the strict guidelines go to bin and the worst possible decisions which would definitely be a disruption for the community are agreed by Stockland. I call this plain and simple unfair and a complete disregard of the rights to have a basic standard of living for a common individual.

If this commercial application is allowed, it will be equivalent to allowing people running shops and stores right from there home, there is a reason it is a residential area and not commercial one. The builders here are clearly being unscrupulous and manipulative by not originally calling this a commercial dwelling and now putting the application to convert it to one.

The practical reasons why this is a nuisance are as follows -
> My and my family's right to privacy is breached.
> The undue addition of traffic because of the display home to an already busy Abell road will cause, massive safety issues for children and older citizens on the street.
> This is a breach of trust as this was never mentioned by Stockland that there is a plan to put a display home.I feel I have been deceived and been sold something with half the information kept guarded. Honestly, if I knew this I won't have possibly built a house there.
> The construction work has started without final approval from the council. I really think the Council here should do the right thing.

I really trust in the Council and I hope you do the right thing by us. I would really urge you to think in our shoes, would you personally like living right next to a commercial estate and how would it affect your life.

Hello council,

I am really not happy to have any display homes or commercial space coming up in a peaceful residential area. I would also like to stress the point on behalf of people living and would shortly move in on Waley Street and Patridge street that to see commercial display homes coming in between residential homes.

Not to mention, it won't be a safe and peaceful area, which every residential area is supposed to be.

I am building at 34 waley street Marsden park NSW 2765. The construction of display homes by domaine homes on agland avenue and waley street is a matter of big concern as it will be create disturbance in the residential area.
Council should take cognisance of this and shouldn't allow such things to happen within certain radius of residential zones.

Hope an expedite action is taken to discourage and prevent this from happening.
