    I am concerned about the high density of this proposal. There has already been a huge increase in dwellings in the area without any noticeable improvement to infrastructure. The traffic volumes and resulting congestion of the surrounding streets will undoubtedly cause
    bottle necks as there are only single lane streets accessing the Meadowbank railway and ferry terminal. Also access from surrounding single lane side streets to Church St and Victoria St arterials will add more pressure to traffic congestion.
    Coupled with such a proposal for an additional 115 dwellings, 295 car parks, not to mention a supermarket there needs to be analysis of the impact on traffic flows and resulting impact on road congestion.
    Also there are already supermarkets at Shepherds Bay, Rhodes, West Ryde and Top Ryde. The introduction of another supermarket in the area does not appear warranted and will only add further to traffic density.

    There are already too many dwellings & the infrastructure isn't keeping up with the number of people. The streets are congested, the trains are packed & it can take almost 50 minutes to undertake a 5 minute car journey due to traffic congestion.

    The height of this proposed development is too high and not in keeping with the rest of the area. The development should be scaled back to five levels only. In addition, there is going to be no increase in street parking if this development is approved. The lack of street parking is a major problem in Ryde and Meadowbank at the moment.

    The size of this proposed development needs to be modified to meet community expectations and standards. There will be an increase in traffic incidents if this development is allowed. The roads will not cope especially Church Street, Well Street and Porter Street. There is only one lane to enter and one lane to exit.

    Also, the impact of noise, construction equipment and heavy vehicles will affect the surrounding buildings during construction. There needs to be additional infrastructure also in place for this development. Please re-consider this development application.

    This constant construction has to stop. This very small area is over growing and on top of this has had to put up with daily interruptions for many years and it is time the locals had a break. The constant road blocks, noise, power and water outages have to stop. As well as all of this there has been no consideration whatsoever to the infrastructure at all. Please re consider this application and any application in their entirety for at least a few years whilst the Council can catch up with the traffic, power and all affects these constructions are having to this area. This site will be the gateway to Ryde and should be very carefully looked at.

    I strongly object to this development. For the reasons why, refer to the thousands of warnings from residents submitted on simmilar developments in this area over the past 10 years which have been continuously ignored yet which have all been realised in that time. It would be wonderful if after 10 years of the best judges been proven right they were listened to at last.

    Further to this, the fact is that the greater Sydney planning commission has said that infrastructure must be allowed to catch up to development in this area. Zero infrastructure has been announced since that statement was released. So this development simply cannot be approved if the integrity of the states planning controls are to be maintained.

    I support this development as a supermarket and local shops are long over due. Although there is a shopping village in Meadowbank near the wharf, but it’s more than 10-20 minutes walk away from most residents in the eastern part of Meadowbank near church street. So it’s not very convenient. I hope local and shopping traffic needs will be considered and enough and easy parking provided for shoppers.

    I would ask a simple question to the planning authority.

    Have the planning decisions of the various planning authorities over the last decade lead to a objectively good result in Meadowbank for anyone but the developers? or to put it more simply, has Meadowbank been well planned?

    If you answer this honestly you will have the answer as to why this development must be rejected.

    There is already a small Chinese Supermarket on the Corner and directly opposite the proposed site and it would be a damn shame to put them out of business with all their hard work and we need to support local businesses that are rapidly disappearing.
    A 10 minute walk is very good for you if you need more.
    Please consider what has happened in this area for many years without any sensible consideration to the locals or the infrastructure.
    It is absolutely the right time to cease any further developments until this has been done.
    Please just look at the traffic chaos in Church Street and can you possibly imagine what will happen with traffic trying to turn off here into a Supermarket?
    More traffic jams, more accidents, more chaos.

    I support this new development as it will bring vitality and modern metropolitan features to the area. At the moment, there are only a huge number of residential apartments on the eastern side of Meadowbank without any local shops. Residents can only drive (not walk) to Top Ryde, Rhodes or Eastwood to do the weekly shopping, while Meadowbank Village on the other end is too far away for most residents on the Church Street side or Meadowbank/Ryde and not within an easy walk. I hope traffic flow need and parking will be taken into consideration.

    Top Ryde is just up the road from this development. Shop there, So sick of this area being turned into a future slum of ugly buildings. Most of which are still empty so why build more apartments? Is the traffic not bad enough now? Are the schools not crowded enough? There is NO grass area left at my sons school. I was not brought up in a concrete jungle so this is NOT normal to me. I thought there was to be no more development here for a while until other issues are being addressed. I oppose.

    I hope that this development will include some outdoor waterfront coffee shops and cafes! Sadly I believe this is an essential opportunity missed by most of the other developers to make the waterfront of Shepherds Bay a much more exciting and vibrant spot and give residents of the community and surrounding area somewhere to gather, sit, have a coffee and take advantage of the beautiful waterfront position. And I don't mean an indoor food court!!
