    This planning notice sits within the Victoria Cross Estate (VCE), an area protected by Banyule City Council's Environmental Significance Overlay (ESO). The proposed development encroaches upon and removes large mature native trees, which the ESO is intended to protect. I and many other residents of the VCE cherish its bushy character, and worry about increasingly unsuitable development that seeks to exploit this bush character for profit, with little returns back to the value-adding bushy character. Token mandatory replacement plantings of trees rarely succeed to maturity, and commonly function primarily as meeting compliance for building approval.
